seller: Would $1M be a good price? - 06/24/08 12:09 AM
I talked with a home owner (potential seller?) not long ago about listing their home.  It was a beatiful home.  Nice neighborhood.  Good schools.  Well decorated.  I was not talking with them specifically about listing.  It wasn't a house I wanted to list...  No garage space.  But, this particular person wanted … (26 comments)

seller: Why is a Garden and landscaping so Important when Selling a Home? - 06/23/08 10:06 AM
I often take the pooch for a walk after dinner.  While doing so, sometimes I take note of my own neighborhood on Fort Myers Beach and what I notice most is the landscaping and gardens.  A nice garden cannot help but catch the eye, which is why Sellers need to take note … (4 comments)

seller: Listing Presentation, Yes or No? - 06/22/08 10:00 PM
So what do you guys think? Do you use them? Do you have one? If you have one, what do you have in it?  Although I should say as a sales manager everyone should have a listing presentation, I can see both sides.  There are some realtors who really don't need … (9 comments)

Well, I'm sitting here watching Army Wives (which is an awesome show) trying to figure out what to blog about tonight and then it hit me.  Buyer's agency.  I really wonder how you guys handle it.  I must admit it is something I struggle with.  By the way, although my company … (12 comments)

seller: Grand Opening - 06/22/08 08:37 PM
So I thought things would calm down a bit now that we had the brokerage open and had some homes moving. Boy, was I wrong! Planning a grand opening is quite a bit of work. We are hosting a gold outing in conjunction with our open house and ribbon cutting. I … (0 comments)

seller: Short Sale: Do you qualify for a short sale? - 06/22/08 08:01 PM
If you are wondering what a short sale is and whether you qualify, you need to speak to a good REALTOR who has experience with short sales.
In short--a short sale is when your mortgage company approves a sale and accepts an amount less than what you owe them on your mortgage.  … (4 comments)

seller: Novato Real Estate, Marin Market Overview - May 28, 2008 - 06/22/08 05:45 PM

Interesting Market Trend since April 30, 2008
As there are more Short Sales and Bank Owned (REO) properties on the market, the trend is driving prices for short sales and REO properties downwards; attracting bargain hunters while higher end properties move slower and more cautiously.
Coupled with the new programs since the announcement of … (0 comments)

seller: Disassemble, rebuild, test, repeat... - 06/21/08 11:35 PM
Auto restoration, real estate, diet... whatever. It's all about building the system, examining the system, testing the system...
and doing it all over again...
and again... and again.
I am building a Jeepster/Commando from the ground up. Currently I am building a frame. I know that in order to … (6 comments)

seller: Gwinnett County, GA crossed a line... - 06/21/08 10:51 PM
10,000 listings in FMLS.  Actually 10,043 Single Family Residences listed for sale in Gwinnett County.  These include Active Listings, Pending Sale (with a Contingency) and Pending Sale (with a Kick-Out Contingency).  That is a LOT of properties.
But I would hesitate to say that all of them are equally for sale...

seller: Excuse Me -- that is unethical (or is it?) - 06/21/08 09:38 PM
Short sale specialists, please chime in and tell me I am seeing this in the wrong light!
A little background; I have buyers who have been seriously looking for about three weeks. Along the way they told me about a home that they had inquired about before they worked with me. … (11 comments)

seller: matching buyer and sellers - 06/21/08 08:18 PM
I like to try to open communication between Ocean City real estate agents with the idea of all of us creating more sales.  If you have a buyer looking for a property write down the criteria they need.  If you have a listing that may fit the criteria post it.  An … (0 comments)

seller: Cutting Corners, Sigh. - 06/21/08 12:14 PM
Last night I was doing a CMA for a seller and was checking out the current actives in the building (the competition).
One of the listings was just in horrible shape:
- there was no neighbourhood selected (so presumably it was not showing up on realtor searches for the neighbourhood).
- … (6 comments)

seller: CYA And The Beauty of The Post Settlement Agreement - 06/21/08 10:40 AM
I am rethinking how I have done my business for the last two decades.  I think the Post Settlment Occupancy agreement (PSOA)will now come into play for me and what is best for my clients on almost all contracts.
This will be important for the "domino effect" transactions.  These are the … (0 comments)

seller: What do you mean the contract fell through and we are asking for $30,000 more? - 06/20/08 01:50 PM
My clients and I were out touring homes when we passed a house in a new home community. They said they had inquired about it early on in their search before they contacted me. They loved the model and wish they could have made an offer. It was a short sale … (4 comments)

seller: Do you really know what your sellers are doing? - 06/20/08 01:19 PM
I am not fond of touring a home when a Seller is present. I think it is a pretty awkward situation all around. However sometimes there isn't an option and I accept that.
This was the case the other day. I was touring homes with my clients and we came to … (6 comments)

seller: Things not to Forget when buying Foreclosures - 06/20/08 08:04 AM
Buying a foreclosed home just like buying any piece of property has no guarantee of success. You don't want to be the kind of purchaser who isn’t knowledgeable and careful and ends up losing money. I would advise finding a Real Estate professional in your area that deals with foreclosures … (0 comments)

seller: How do you get your Seller to listen to reason in a difficult market? - 06/20/08 03:01 AM
How do you get SELLERS to listen to your best advice? The market has drastically changed in the past few years. We have to tell sellers that their house is worth less than they thought it was.

As professionals we have to give people bad news sometimes. Tell them … (13 comments)

seller: HOW YOU TREAT YOUR CLIENT MAY HAVE AN AFFECT ON ANOTHER REALTOR! - 06/19/08 01:56 PM
I was working with a client that was moving here from Oklahoma, they had their home listed with a RE/MAX agent in Oklahoma.   I spent alot of time with them, showing them property in several different towns.  They had to sell their home in Oklahoma to buy here.

seller: Do you do a pre-closing walk through? What do you check? - 06/18/08 02:11 PM

Do you do a pre-closing walk through?  What do you check?

Whenever I am working with the buyer, I strongly recommend that they do a pre-closing inspection of the property.  It is pretty informal, but sometimes you actually do find some problems.
