Many agents and lenders have recently had to struggle with Fannie Mae and Freddie Mac's guidelines on declining markets. These guidelines require in most cases a minimum of a 5% down payment for a conventional mortgage. On investment property that down payment requirement was even greater.
This is an ongoing battle I have with the national news media. They say 'bad news sells' but please be more balanced.

January 22, 2008, Commack, NY 11725, the number of single family homes available for sale has declined slightly during the past six months with 124 homes currently available through MLS. The historic MLS high was 162 homes for sale. The current average listing price for 124 single family homes is $584,171.
