I was talking to my sister last week and during the conversation we got off topic and ended up discussing the homes we used to live in.  I think it is something we've all thought about from time to time and may have even said:
"I wonder what my old house looks like now...."

I took my daughter and her best friend up to Mt. Lemmon, Arizona for break from the Tucson heat!  The girls found a beautiful apple tree and decided to pick apples - they spent an entire day picking the perfect apples and then decided to sell them.

I wasn't sure what to call this post.
Maybe it's a little about agent etiquette.  Maybe it's about client confidentiality.  Maybe it's about common sense.  Maybe it's just about simply being professional. 
I check on the listing I currently have from time to time.  Although it's not a perfect home - it has been remodeled, updated, improved and it's priced well!  Several Realtors have been through it so I knew I wasn't off the mark - price wise.  Checking on it one day, right in front of the sign-in sheet,  a Realtor left me a pretty good size post it note that said:

A Century Ride - A Master Planned Community - And A Little Of Everything Else! - 10/27/08 02:52 PM
My family and I participated in the annual Tumacacori Century ride (as well as a 64 and 24 mile course) sponsored by the Greater Arizona Bicycling Association (GABA) of Tucson in the town of Sahuarita, Arizona, just a few miles outside the Tucson city limits.  It was a cold, dark morning but die-hard cyclists along with the casual rider, hundreds of us, were out signing up and ready to ride!

Bicycle Riding Realtors - I mean! 

Coming up in November, Tucson, Arizona hosts one of the largest, nation-wide cycling events attended by people all across the US and other countries!  Last year's event brought out over 7200 cyclists and more than 10,000 spectators, volunteers and sponsors! With this many people - there has to be at least one Active Rain member who is cycling in it - or knows someone who is!

I have always said, you can tell a lot about a person and especially a person's house, by looking at the way they care for their car.  
A little while back I received a lead from a sign at one my listings.  Not knowing this person, I reviewed the safety precautions listed on Realtor.org (http://www.realtor.org/archives/feat2200709).  The first one was Know Your Prospect.  So I did all the usual stuff -- met at the office, asked to see the driver's license and took a friend with me to show the house.  Off me and the prospect go - in two separate cars.

OK - here is a case for actually sitting down, with a cup of black coffee and reading the entire preliminary report you receive from title companies!
I recently represented a Buyer that purchased a home from a Seller who, by all accounts, appeared to own the home -- he lived there, he was behind a few HOA payments but agreed to take care of that; he made all the repairs we asked for, the house was well-cared for, and he signed all docs indicating - he was the owner.

Oh No You "Di' ent"! - 10/15/08 08:56 AM
My daughter is in 3rd grade and comes home with daily spelling tests.  Today, some of her words were spelled incorrectly and subsequently had corrections.  Except one: the abreviation for "did not".  She spelled it the way she hears it in school -  thus coming up with:      "di' ent".  
This particular test was graded by a peer who I call the "text talker" - you know the kids that talk the way they text.  Anyway - we worked on the importance of spelling words correctly and it got me to thinking about the articles I have read about boosting your SEOs and increasing Google rankings … (7 comments)

From time to time, I participate in running or cycling events for various charities in and around Tucson, AZ.  Every time I show up for the pre-event festivities, I watch all the "really in shape" athletes stretching, eating energy bars and drinking concoctions I have yet to develop a taste for - all while they are working through their nervous energy for a win.

Is my Seller crazy? He claims he isn't. 
One day, while pondering his "should I sell my house or not sell my house?" question, he spotted this old truck parked on his street and "saw" Jimmy Hendrix in the rusty 'ole fender. 
It did not give him any insight for solving his house-selling dilemma, but it distracted him for a short time.  He gave me permission to post his photo so you decide, is my Seller crazy?  Or do you see Jimmy Hendrix too?!

During my wellness checkups, my doctor tends to say "eat five fruits and veggies a day" for good health!  Little does he know, I take his "5 A Day" advice and incorporate it into my marketing plan!
When I first started in real estate,  I went to a meeting for new agents.  We were all in awe of the speaker - a very well-established, dynamic, successful Tucson Realtor, when someone finally snapped back to reality and asked: "How do we get business?"
To this he said, "I found, it takes 100 contacts to make 1 deal....."

What's Your Vice - ActiveKey or eKEY? - 10/09/08 02:12 PM
I was just notified that the Display Key is retiring and converting to the ActiveKey or eKey for Smartphones and/or PDAs.
This information comes in the midst of some techy upgrades I was thinking of making - including decisions about PDAs, Smartphones, Blackberry's etc., and now might be a good time to make a change.
I have heard that many Realtors are addicted to their Smartphones compared to the capabilities of a Blackberry type phone.  Others say NOPE - keep your phone a phone.

Following along the lines of my previous post, "What is That Magnetic Sign Really Advertising?", sometimes the smallest things you do can make the biggest difference - and here is a blog about a positive outcome.
It's always great to get repeat business - it's the 100% guarantee of a satisfied client!  It is also a reminder of why we should never give up on our Sellers - especially the ones that change their mind about selling and take their home off the market.

The other day, I went to show a house to a client.   As we drove up, the Buyer noticed the listing agent sign and said, "That name is familiar - but I don't know why."  I did not think much of it - except that perhaps this Realtor is doing a great job ADVERTISING!  Now I should mention, the house is for sale by "Owner/Agent".
The home showed well and the Buyer loved it and spent time walking throughout looking at everything - as Buyer's usually do.
