Everyone can benefit from blogging here on Active Rain! Those I have met or interacted with on the Rain have already found whatever it is that makes it worth their while to create, write and post on their blogs!
Writing has long been a therapuetic tool for many people struggling with all sorts of issues - just look around and see how many journals you can find in any given store!

Mt. Lemmon Arizona: Cabin Home Retreats For A Variety of Budgets! - 02/25/09 05:22 AM
As it hits 90 degrees here in Tucson Arizona this week - it's the start of weekend trips up to Mt. Lemmon for many to get a break from the heat!
The home cabins built on Mt. Lemmon since the Aspen Fire of 2005 are beautiful and price ranges suit almost any budget!  Prior to the fires, the mountain was comprised of simple second homes - nothing fancy - many 40 to 50 years old with some upgrades and some - without!

Friendly competition between the cities of Tucson and Phoenix in Arizona is year-round and covers a range of topics!  By far the biggest and friendliest competitions definitely come down to the University of Arizona and Arizona State University - and of course - protecting the "A" on A Mountain in Tucson during the week of "the rival" game!

Are You Describing A Home Or A Crime Suspect? - 02/23/09 09:06 AM
Your new listing - it's staged beautifully! What fabulous pictures!  But what's with the "copy and paste" description from your last listing!?
Lately, I've been noticing that many MLS property descriptions don't seem to "match" the great photos!  Rather the descriptions of some carefully staged, fabulously photographed homes are less than interesting or standard and I've even seen some that are just left blank!
Here's an example of some nice pictures:
 

Now the description:
"4 bedroom/2bath - east side, remodeled, near parks, schools; nice neighborhood."
How many homes fit that description?  Today in Tucson, a quick search indicates 426.

Are your Buyer's running out of patience?  
Kent Simpson summarized it best:
"Not long ago...way back in 2008 or so...one could expect 30 days from acceptance of terms to closing on a property to be reasonable.  With few exceptions, this is an unreasonably swift expectation today."
These days, the standard 30 day close is more like 45 or 60 days and we're talking about homes that aren't short sales or foreclosures!  So the trick is - working with Buyers and keeping them patient through the process!

As a semi-new blogger, I've been thinking about my experiences when I started blogging on Active Rain. Though Active Rain Members made it a cinch - I spent a lot of time researching, reading and absorbing -- all while trying to JUST WRITE posts that would be good from the get-go! Often,  I found myself "hurried" to know everything!
I finally stopped that and started bookmarking posts to refer back to when I had more time!

Buyer Education: Are We Making An Offer Or Is This More Practice For Writing One? - 02/12/09 10:05 AM
Seems these days - when I am not selling real estate, I am educating Buyers about it. Especially the Buyer that is tired of trying to get a bargain!   
Whether it is the listing agent who educated their Sellers correctly, or the Seller having already failed the test a few times and finally priced their home right -- Buyers are discovering the hard way that the ... bargain really is the listed price!

Monday Morning Mulling: What Am I Missing About This LSR? - 02/09/09 06:49 AM
I am not sure what to think about an LSR I was faxed yesterday. 
When I met the clients, here is what they told me about their situation:
One income - about $2000 - $2500 a month - pre tax. (Varies with over-time.) His credit scores averages 590 - hers 600.  (Showed me the paper from Equifax, etc.) One income - though pretty decent - their debt to ratio is about 50%. Bounced 3 checks in the past 9 months.  (One bounced two weeks ago.) They have one credit card with a couple thousand dollars on it. Have a bankruptcy from 2 years ago - there … (8 comments)

As the clouds started to break away a little here on this rainy, overcast Tucson morning - these are images of snow powdering the Catalina Mountains (aka Mt. Lemmon)!
These photos are my backyard view taken from a point and shoot (so not the best quality - working on a new camera - any ideas??!) - but you get the "picture"!


Shorts to Snow pants overnight- off we go to the Mt. Lemmon cabin for some sledding fun!
Upated at 7:10pm - Ski Slopes may open on Mt. Lemmon!

The weather in Tucson is perfect right now to be outside enjoying everything the desert has to offer --

The beginning of February marks the "just over 100 days of school" for children across the country!  Here in Tucson, there are many wonderful pubic, private and charter schools.  For many parents, it's a tough decision to decide which school is the best for their children.  Having worked and volunteered in several public and private schools throughout Tucson, I can say that the best school for a child is where they are happy!

This Isn't Mr. Rogers Neighborhood! - 02/04/09 06:40 AM
My Buyers saw 17 homes in the past two days - but only went on the inside of a few!
And why?  Because of what they saw in the neighbors yard as we drove up!
Here are some highlights:
1)  The six cars - though parked neatly - in the neighbors front yard - none of which had air in the tires, some partly covered with tarps.
2)  A couch in the driveway.  With a 10 x 10 pop up tent over it.

Came across this truck yesterday.  The entire truck from top to hood was painted like this (the hood had a WANTED poster on it - with the owners photo and he did not want me to post it.)
