Does Your Blog or Webpage Say: 'Me Me' or 'We We'? - 07/30/09 09:51 AM
On my "TO DO" list today:
Work on blog and improve website content.
To start, I pulled up posts written by Brad Andersohn on "How to Create a Blog Post for Customers and Search Engines" and Anne Marie Malfi on "What's Your Call To Action Doing For You and Your Clients" to get me in the right direction.
Then, I needed to know where my blog and webpage are "at" - in other words is the content for an audience, 'We We', or about 'Me Me'.
To analyze them, I used a free, neat tool from Future Now .. Market Better. It allows you to quickly analyze your website and blog to discover … (10 comments)

Greenville, South Carolina
Montpelier, Vermont
Logan, Utah
Ames, Iowa

Stimulus Money To Purchase Primary Residence. 22% Second Mortgage. Zero Interest Rate. Call Your REALTOR! (1 of 3) - 07/28/09 09:46 AM
Found out about this program a few days ago and Mike does an excellent job explaining it in detail! -- Gabrielle
Via Mike Jones (SUNSTREET MORTGAGE, LLC):
The details are below.  This is the first program I've seen that really, really helps do two things:
Get foreclosures out of circulation and off the market. Stimulate buyers to buy now. HUD's Neighborhood Stabilization Program provides for 22% of the purchase price to be subsidized with a ZERO interest second loan.  The best part?  That 22% can be forgiven over a period of time.  (Details below.)
Grant money has been allocated for every state in … (1 comments)

Pool Fences - Have Them, Maintain Them & Secure Them. - 07/27/09 04:24 PM
In Arizona, potential Buyers - and Sellers have many questions about pool barriers and whether or not theirs is in compliance.  Is a fence good enough?  Is the home-grand-fathered in?  What about above ground pools - do they need fences?
In 1991, Arizona passed the pool barrier law, A.R.S. 33-1681, requiring an enclosure surrounding the pool area.  But the law is of no use if you aren't watching yours - or anyone else's children.
Sadly, last week in Tucson, a 2 and 3 year old drowned in their grandparents swimming pool.  Though the pool had a fence, it was not secure and worse, the grandparents … (4 comments)

Arizona Real Estate And Market News! - 07/25/09 05:27 AM
Here are my top picks for news related to Arizona real estate and the real estate market.
Inman News reports that many Arizona residents have second home summer retreats-- right here in Arizona!  I've written many blog posts about one particular mountain summer retreat here in Tucson known as Mt. Lemmon in Summerhaven, Arizona.  Other top mountain retreat cities include Pinetop/Show Low, Flagstaff and Sedona.
Good news for renters who have been thinking about making a shift from renting to buying and also, focus is turning to letting homeowners, who are losing their home to foreclosure - stay in those homes, … (2 comments)

If You Pick Through The Cookies - Don't Lick Your Fingers. - 07/24/09 07:06 AM
Standing in a potluck line the other night, I watched folks graze over the food and was happy to see almost everyone put one of my best chocolate chip cookies on their plates.  Most people just picked one up and moved on.
But there was this one guy.
He eyed the cookies, picked one up, set it aside, licked his fingers, picked up another one, set it down .... and so on.
Sadly, I went by my "yummy, best-ever, thank goodness I snitched a few before I left home" cookies and reached for something else.
Later, I bumped into the finger-licker and we started talking.

If You Are Gonna Do It In The Summer -- Do It Early! - 07/21/09 12:22 PM
5:05 a.m.  It's about when the sun starts rising here in Arizona.  What that means is - by 8am - it's HOT.  Now that it's monsoon season - it's HOT and HUMID!  So if you are going to do anything outside - you better do it early!
My previous post provided some things those of us living in Arizona can do to beat the heat during the hot summer months.  Here are some more everyday things that you can do - and do early - to beat the heat:
Get your grocery shopping done.  Most stores here in Tucson, including Safeway … (4 comments)

Is "Duct-Tape Dan" Worth Reducing Your Commission?! - 07/20/09 10:04 AM
We all know about Murphy's Law:  If it can go wrong -- it will!
I have fun with Murphy's Law - for entertainment, here are some related to real estate.
And, here are some of my Murphy's Laws that generally happen next if a Seller asks you for a commission reduction, and you agree:
The listing will be over-priced. If you finally get a price drop, the Seller will only reduce it by $500.00. If you do get a low offer, the Seller will not even consider a counter because it's an insult. If you do get an accepted offer, the Seller won't … (13 comments)

It's So Hot -- Outside! Ways To Beat The Heat! - 07/20/09 07:09 AM
It's pretty warm right now here in southern Arizona with temps in triple digits.  Add a little humidity to the mix now that it's monsoon season and that makes for some sticky, long hot days!
But don't let that keep you inside!  Here are five ways to beat the heat:
Jump in a pool!  If you don't have a pool, visit one of the many community pools around Tucson!  It's one of the cheapest, easiest ways to cool off - and it's a great way to get the kids out of the house and worn out!
Go see a movie!  There are … (5 comments)

Lance Armstrong's Tweet Reminds Me That Looking At Homes Is Not A Sport. - 07/18/09 07:09 AM
To each his own about their opinions on Lance Armstrong.  No matter - I simply admire the guy because of his dedication to raise money for cancer, the awareness he has brought to the sport of cycling and let's face it - the guy can ride!
I follow him on Twitter and this morning I read this:

First Time Home Buyers: Mortgage Rates Above 6% By Christmas - 07/17/09 02:33 PM
Mike provies very important information for first time home buyers to consider about mortgage interest rates.  If you still wondering, "Should I buy now or wait a little more?" here is the answer to your question!  -- Gabrielle
Via Mike Jones (SUNSTREET MORTGAGE, LLC):
Someone told me yesterday they expect that the administration will extend the $8,000. first time homebuyers tax credit into the new year.
That's an $8,000. bet I wouldn't take.
Here's why:
Interest rates are likely to be above 6% for 30 year fixed mortgages by Christmas. The liquidity crisis that many believed was in check when 30 year rates fell to … (1 comments)

Seller Skeptical About Lockboxes? - 07/16/09 03:27 PM
Many sellers do not want a lock box or combination boxes that house keys to their home for agents to show their property.
Though lock boxes are monitored, safe, very difficult to "crack", can be hidden and are only "in use" during certain time frames determined (at least here in Arizona!) - many still prefer to have more control over their home showings!
Though a little pricey of an option (the starter kit is $299.00), for those interested, Schlage (a manufacturer of deadbolts and key locks) offers a new LiNK door lock that can be remotely controlled through the Internet with a cell phone … (7 comments)

Piggy Back Rides & Page Eight On Google - It All Works! - 07/15/09 07:11 AM

A lot more!   I know!
Reality is - it's  work in progress! In the meantime, the goal is to stay consistent, write what I know - honestly and from the heart - and implement as many tips as possible to improve my blog.
Not ashamed at all - I can regularly be found right around page 8 on a variety of Google searches related to Tucson real estate! A few times, because of a "piggyback ride" from commenting on someone else's post who did a fantastic job with … (9 comments)

Localism And Active Rain: "Of Course, I Will ..." - 07/07/09 09:55 AM
Recently, I wrote a follow up post about a police officer memorial here in Tucson Arizona for Erik Hite.
A few days later I received an email from this officer's cousin in California who couldn't afford to come and see the memorial that was completed last month.   She happened to find the post while doing a search. She also mentioned that she sent the link out to the rest of the family all across the country who could not be at the funeral.  The one picture that they are hanging on to is the one taken where he died.  I could see the tears in … (8 comments)

July 4th - Tucson Keeps The Fire Going! - 07/03/09 06:15 AM
July 4th in Tucson Arizona is known for it's fabulous A-Mountain Fireworks - a long standing tradition in this community.  The fireworks are so spectacular they can been seen all across the city - including on the far northeast side of town!  Every year, people set up picnic style camps early in the day with shade, coolers filled with food and cold drinks near the mountain waiting for the big event.  As the night draws closer, you can see many people sitting on rooftops or on top of their pick up trucks getting ready for the show!
Earlier this year, the … (5 comments)
