Location, location, location: There Are Many Related Questions - 11/30/09 05:30 AM

Via Gabe Sanders, Stuart Florida Real Estate (Premier Realty Group):
Ask anyone. Buying a home in a "good" location is what you should do. But what's good for one person may not be ideal for someone else.
One factor to consider is whether the quality of a neighborhood is going up or down. When many homes in an area are for sale because of foreclosures, that might not signal a "down" verdict. If homes are of good quality, they will be resold and the neighborhood will again be stable. Those who buy now could get more for their money than they could … (6 comments)

What’s It Worth Officially? - 11/28/09 06:00 AM

Via Gabe Sanders, Stuart Florida Real Estate (Premier Realty Group):
There’s a lot of news about home values and current appraisal values as well as the appraisal process.  With markets changing so rapidly it can be a difficult process.  The appraisers do not sit in a dark room and use a crystal ball to produce an all powerful document of a home’s value.  There’s no magic involved.  Here’s how it’s done.An appraiser needs to compare similar recently sold properties. And it’s not just the final price that counts.  They also factor in any "incentives" offered, such as sellers who pay closing costs … (2 comments)

It's Better To Have A Backbone Instead Of A Wishbone - 11/25/09 05:46 AM
Raise your hands if you remember always wanting to break the wishbone in the Thanksgiving Day turkey?  I always did (and still do!) - it is fun to make "that wish" for dreams! Although I love to wish on the first star at night, or shooting stars and the wishbone - I know I can't always count on good luck.
So, I got a call from a new agent this week. After asking how his first transaction is going, he says, "I wish this veteran listing agent wasn't so demeaning about me being a new agent."  To which I replied:
You gotta stand … (65 comments)

Wanna Know How Easy It Is To Lose Your Real Estate License? - 11/18/09 05:41 AM
Ever get one of those calls from a Seller - property has been on the market forever, they are frustrated with their Realtor, their contract is almost up .... "Would you come and meet with us?"
"SURE!" you say jumping up and down.  Yay!  You are so excited!
But wait!  Can you?  After all - they are under contract with another listing agent.  Hmmm.
Technically - you can meet with the Sellers.  Happens all the time.  But whether or not you should while it's listed with someone else is purely a judgment call.
BUT "Yay!" you'd like the listing - so … (15 comments)

"When a market is strong, anybody can be a leader. But when it is not strong, you have to develop creative solutions and programs,"  said Tucson Realtor Vicki Cox Golder about the economy in general and real estate in particular.
Vicki Cox Golder became the new President of the National Association of Realtors on November 12th.  Being from Tucson, she brings perspective from one of five states hit hardest by the credit and real estate crisis.  Arizona is among one of the top states with huge foreclosure, flawed appraisals and high unemployment rates.  She is the association's first top executive from Arizona and its fifth … (2 comments)

"I have always been delighted at the prospect of a new day, a fresh try, one more start, with perhaps a bit of magic waiting somewhere behind the morning."   -- Joseph Priestly

Joseph Priestly was an English scientist.  He discovered that air is made up of more than one gas, and that one of those gases was oxygen.

Are You A Sinking Ship In The Sea Of Realtors? - 11/16/09 05:28 AM
When it comes right down to it - there are two things a good real estate professional does:
1)  Knows and gives clients all their options - then lets the client decide.
2)  Ethically, professionally and efficiently gets their clients through the home buying process.
Of course, there are a lot of other qualities that make for a good real estate agent - but if you can do both of the above - you'll naturally develop all the other skills you need!
And what type of agents get the most complaints from consumers? Ones that:
aren't current with trends, financing options, the … (8 comments)

Selling A Home In Cleveland - The Myths Of Open Houses
While many sellers expect open houses to be a big part of any marketing plan, this article will bring to light the many myths of open houses. Certainly, they do have their place, but putting too much emphasis on them may lead to disappointing results.
To begin, let's look at this graph: ( statistics compiled by a survey by the National Association of Realtors® in 2008 )

You’re On the Market: Now What? - 11/11/09 05:08 AM

Via Gerry Michaels (Community Benefits Real Estate):
Okay, so you've decided to sell your home, you've done everything right, interviewed agents, listened to listing presentations, the whole nine yards. Your agent just called to let you know that your house is now in MLS. You've already gone through and fixed all the problems, removed clutter, you have done everything right, just then the phone rings. It's your agent; he/she will be by in an hour with a prospective buyer, have the house ready for showing. Oh, so this is the panic feeling my agent was talking about.

George Jefferson & Archie Bunker: Remember When It Was OK Laugh At Ourselves? - 11/11/09 05:02 AM
Some of us might remember George & Weezie and just saying the name, "Archie Bunker" could make us laugh!    May of us might also think  how did they get away with it?!  It was just a different time - a different world. Now we have to be careful not to offend people and carefully select our  words, terms or phrases with what we write and say.
So over the weekend, I did an open house.  It was fun - great priced home, lots of people ... and of course, neighbors!  I love neighbors!  They tell you so much!  But they also … (7 comments)

Lawsuit: The Risk Of Misunderstanding Risk Management - 11/06/09 07:06 AM
What's the biggest risk of misunderstanding risk management?  You end up in court.
We often misunderstand what risk management really means when it comes to business and contract negotiations.  It's important to remember that risk management isn't just about defending lawsuits and/or claims - it's also about preventing the disputes in the first place.
Two things to know:
Almost all misunderstandings and disputes result from:  anger and frustration. The cause of the anger and frustration?  Miscommunication or lack of it. Best way to prevent it?  Manage the risk and communicate.
Review mediation clauses and disclosures in contracts with your clients.

The New and Improved Home Buyer Tax Credit - 11/06/09 05:13 AM

Via Claudette Millette - Metrowest Mass Exclusive Buyer Broker (The Buyers' Counsel):
The much-anticipated extension to the home buyer tax credit has finally been approved.  The Senate's vote yesterday resulted in a 98-0 win and today it was passed in the house.  The bill now moves to the President's desk for a final signature.
First-time home buyers have been eligible for tax credits of up to $8,000 since last January as part of this year's economic stimulus package.  The newly backed program will expand the credit to include existing home owners.
Under the revised program, those who have owned a home for … (4 comments)

In 5 Seconds: What Do Buyers And Sellers Want To Know? - 11/03/09 05:26 AM
Buyers want to know, "How much down and how much a month?"
Sellers want to know, "Can you get me what I want for my home?"
They both want to know, "Why should I hire you?".
Buyers and Sellers knowwhat they want.  They have already found the home they want on the internet or they know what to do to help their home generate a better price by the time they call you.  With the thousands of Realtors out there, it seems to me that what consumers need or will be looking for, is an agent who they can trust to … (77 comments)

Three Basic Things To Agree On At Your Next Listing Appointment - 11/02/09 06:55 AM
Beyond listing packets, marketing information and listing presentations - here are three things to agree on to begin a successful working relationship with your new clients:
If You Price Right - You Can Stay Firm.  It's the easiest thing a Seller can do to be successful.
If we succeed, it's both our faults.  If we fail, it's both our faults.  This really sets the tone for working together and avoiding blame in stressful situations.
If you want to keep anything - write it down.  This avoids disagreements over fixtures, non-fixtures and what items will convey or won't!
Here's to all of you for … (8 comments)
