I am SO thrilled to be working with regular or first time home buyers that past month or so! Some have cash, some mostly cash, some need FHA.  These regular Buyers don't have much money but they have a lot of heart and desire to be a first time Home Buyer.  Excited they look at home after home, the know they can afford it, they know they can fix it up as they go and they know it's perfect!  Unfortunately, investors are also looking at these same properties in the Buyers price range.

In Arizona, for someone to enter into an agreement to buy or sell a home, the contract states the individual must be competent.  But there is no checklist for real estate agents to determine competency. It appears to be  a judgmental call and most times, we can determine if someone is in good mental capacity to sign a contract.

With a post last month - I never really got an answer as to why this particular "expired" seller was rude.  Motto: be nice and people will be nice back right?!!  Anyway, people are rude and sometimes, we never know or even find out why.  If people are extremely rude, it can feel like a dagger in your heart.
But it's life and how someone acts is their problem - what matters more is how you react to people.  Pick your poison - be nice or be rude back. I ended that call nicely.

In the past, range price listings seemed to be the "thing".  From time to time, I still see them on different types of properties. 
Over the past month working with first time home buyers (FTHB), we've had ups and downs:
Write offer on a short sale that list agent says, "It's been approved - can close fast".  It did not. Offer approved after highest and best. Then the City of Tucson's "neighborhood stabilization program" offer comes in that trumps all other offers.  (This is the newest seemingly mis-used program that is frustrating Tucson buyers of recent.) It's just about 4:30am and usually I'm up blogging and commenting on other people's posts.  Lately, I have been only been able to put up a few photos and comment here and there.

WOW!  Check out the Tucson real estate market activity in the last 24 hours!  106 happy buyers closed and 125 happy buyers opened escrow!
Of the 106 homes that closed, the low price was $35,900 and the high was $499,900 with most prices between $100,000 and $180,000.
