Neighbors. They say it how it is. And they are the best resource - if you want to know anything about an area - ask the neighbors. Vacant house -- open house. Here come the neighbors -- just snooping, curious, nosey, wondering about the floor plan, did the kids finally leave home, where did the Seller go, etc. Here comes the input - why didn't they finish the tile, it's dirty, you know the husband died here, they didn't get permits for that addition, they have a huge bat problem, bad choice of flooring, cheap appliances, needs work, I think the (13 comments)

Someone once said that and it was something I remembered yesterday as I spoke to an agent about their Seller's home. As we talked she said, "The Seller is crazy and difficult - and I don't like his wife - the sooner they are gone as clients - the better." That left me with a really yucky feeling. (Kinda like when my old car doesn't start and I feel like trading it in for a new one - then I feel bad since it's been with me forever!) One of my favorite Rolling Stones songs "Time is on my side... Yes it is!" But how much time? Those words usually precede so many questions Buyers and Sellers have before, during and after a real estate transaction. How much time ... ... do they need to answer? ... do we have to sign, respond, have inspections, etc.? ... will it take for my home to sell? ... will it take the underwriter? ... does the appraiser need? ... do they need to get loan docs? ... to close? ... do we wait before we can move? ... will it take (38 comments)
There are a lot of home buyers out there that think real estate agents merely drive people around, unlock doors and let people inside homes. Some even view us as glorified taxi drivers. Theft And Burglarly: Another Situation To KNOW To Help Protect Your Sellers! - 07/16/10 10:16 AM
This is the latest theft situation that occurred here in Tucson: Scenario: Last week a Sellers home was burglarized. It happened within hours of the listing agent and Seller receiving a call from someone who identified herself as a real estate agent planning to show the house. She was calling for the alarm code. When the robbery was discovered there was no evidence that a keysafe was used. Who would have thought?! Advice from my Broker is that we should immediately ask the caller for their agent ID number. Though this will throw off some of the fakes, other criminals will find a way around (8 comments)

There was a surge in home sales this past spring resulting from the homebuyer tax credit, and as expected, we are now seeing a decline in the number of homes being sold. According to the National Association of REALTORS® Chief Economist, Lawrence Yun, we will likely see a decline in home sales in July and August as well. Yun also noted the following: 4.4 million Americans took advantage of the now expired home buyer tax credit. Two-thirds of those were first time homebuyers who received up to $8,000 towards the purchase of their home. One third were repeat buyers and were (4 comments)

Most real estate Buyers know the rules and people involved in a traditional transaction. But with REOs, many of the rules are different, and so are some of the players. In order to get your best game on, you will need to know the players and their rules. The banks, asset managers, title companies, etc., come to the table with vested interests of their own. They mean business and logic and emotions generally aren't part of this game. If you have a good agent, they will know the people involved, what each player requires, in the order they want it and how (10 comments)
Clients With More Venom Than The Nastiest Tucson Snake - 07/01/10 07:18 AM
Tucson has some intense snakes - they blend, sneak up on you and are master "hide and seek" players. Some are venomous - some are not. Desert dwellers are very in tune to these slithery things, but every once in a while, one sneaks up on someone and out comes the snake bite kit. Had a client like this about a month ago. Pleasant, appreciative, thanked me and the lender for everything we did to try and help them buy a home. And it took some extra effort to work with this client - no fax, no computer other than her (9 comments)
