Recently, the Tucson Association of Realtors, received alerts that individuals are calling real estate agents to schedule viewings of high end-Tucson homes.  It was noted that these individuals provided false information, including claiming to have huge sums of cash to purchase the properties.

Spring is showing up early here in Tucson – grass is starting to turn a slight shade of green, bushes are fluffing up and, the trees have been growing – even through the winter!
This means is yard work!  It’s time to take a look around your property and begin prepping it for the upcoming seasons – including monsoons that sometimes can show early.

Recently received several phone calls from owners interested in KGC Properties LLC management services.  During the discussions, this question was asked:
Do property managers need to be licensed?
In Arizona – Yes.  If your property manager is handling your home in exchange for a fee – they do need to be licensed.  Here is the info from the Arizona Department Of Real Estate:

The Tucson Rodeo usually takes the spotlight here in Tucson the last week of every February.
But this year - it hasn't had much of the spotlight because of a couple other major events also happening here in town.
It’s been quite a week here in Tucson Arizona with the Tucson Rodeo, the  WGC-Accenture Match Play Championship and the Major League Soccer events.

This has got to be one of the most fun bicycle rides in Tucson – mostly because you don’t have to really train, you don’t have to ride hard at all – you just have to show up to have some fun!  It should be a perfect day in Tucson for the ride too!

Less than 24 hours after putting a new listing on the market, a showing agent calls.  He didn’t have any questions or concerns.  So what did he want?

It’s no April Fool’s joke – starting on April 1st, texting while driving will be illegal in the city of Tucson.  It shouldn’t have to be a law since common sense should remind us all that when you are driving – you should be paying attention to driving and what’s going on around the road.
Some facts about the new ordinance:
States that it is violation to compose or send a text message while driving.
What about reading a text? If you are in your car and it’s moving – it’s a violation.

Rent Price.  Here is the first thing new landlords must accept – it cannot be based on one’s mortgage payment or the costs to keep the home.(In most cases – not all – there are some who’s homes are paid for or who have owned for several years that have low mortgages that can base rent on their payments.)

From the time that roadway construction started on Tucson’s Northeast side off Tanque Verde Roads and Catalina Highway, I noticed these odd pieces of dirt being held up by chains.

This is a story about a guy and a real estate agent.  They knew each other long before “guy” decides to sell his home. Tucson sunrises - are beautiful!  I happen to be an early riser and can be found out running often as early as 4am but sometimes I get a late start and it nears 5:30 before I make it out and I wish the sun was out that early too - especially during cold winter days!
During Tucson summers - the sun can start to show itself as early as 5:15am.  Often, the changes in the time the sun rises and sets seems to happen overnight.

The bittersweet call every landlord doesn’t want to get from their best tenant … “We decided to buy a home and won’t be renewing our lease.”
I remember renting to these tenants a year ago, thinking, “Wow these will be great tenants – they’ll be homeowners at some point for sure!”  They are the ones that stand out in the crowd of tenant applicants!

Out looking at property today - I noticed large patches of these type cactus - they look soft, and fluffy, or even "snow capped" - very appealing!
The reason they are called "Teddy Bear" cactus - and some of them even looks like teddy bear arms reaching out as if to say Hug Me"!
 
 
But these type cactus are also known as the "jumping cactus" because if you get too close, it really feels like hundreds of the tiny sharp, barb like spines will latch onto your fingers, hands or any other body part and they are quite painful … (7 comments)

Gold, silver, platinum, copper and rose hues … are popular metal choices for jewelry gifts.  Then along comes a metal that I became partial to a few years back while in Hawaii – a titanium band with an inset of Koa wood.  And it seems lately, titanium is the metal of choice for jewelry. Not really being a jewelry person – this one did catch my eye mainly because it was different. 
But I also I like the trivia about titanium:

Seems like I am meeting lots of new folks who have just moved or are in town. February is a nice time to move here - and this month is typically known for the Tucson Rodeo and the Rodeo Parade.  It’s a time when we see lots of cowboys/girls, hats, boots and ropes.  And folks – those aren’t natives – those are tourists or “out of towner’s”  participating in the rodeo!

I don’t need a bag – but thanks.  I say that every chance possible when buying something in stores and if a bag is needed, I ask for paper.  If I have the time and thought – I bring my own - all in an effort to reduce my plastic bag footprint in Tucson.
The city of Tucson has the “no plastic ban” back up for debate but if voted against banning plastic, a new recycle plant is being built that will take those bags – along with yogurt containers and Styrofoam!  Yay!

Spending the morning driving into a new subdivision around Tucson, I couldn't help but to take in the beauty of the day - the sun is out, not even a breeze, temps are close to 70 but not quite - and the best part - rush hour traffic was already done for the morning!

The Tucson housing market has a mix of properties up for sale – many are remodeled homes, aka “fix and flips”.  Many of these homes look very nice and are done with nice upgrades – and several are done just simply to get it done.
I am not an expert on remodels by any stretch – but I have done a few and know what sells.  There are some things you can save money on and then there are some things that you should put more effort into – and I considering flooring to be tops on the list.
