Realtor Safety Reminder - Cash Gets Attention – But It Could Be A Scam. - 02/29/12 06:00 AM
Recently, the Tucson Association of Realtors, received alerts that individuals are calling real estate agents to schedule viewings of high end-Tucson homes. It was noted that these individuals provided false information, including claiming to have huge sums of cash to purchase the properties. Cash can certainly get the attention of property owners – whether you are renting or buying. As a Tucson property manager, when I hear, “I am paying cash.” – it heightens my awareness. There are a lot of reasons to be skeptical about “all cash” callers, so to safeguard not only myself and the property owner here are (5 comments)
Don't Forget To Look Up When Doing Yard Work. - 02/29/12 04:37 AM
Spring is showing up early here in Tucson – grass is starting to turn a slight shade of green, bushes are fluffing up and, the trees have been growing – even through the winter! This means is yard work! It’s time to take a look around your property and begin prepping it for the upcoming seasons – including monsoons that sometimes can show early. Here are some tips: Start by looking up – prune your trees and clear them away from roof eaves and roof tops! Weeds. If you live in an HOA – weeds are tops on the list of (7 comments)
Know When To Hold 'Em ~ Know When To Fold Them. - 02/28/12 07:22 AM
Property managers, if they have integrity and take pride in their work – know when it makes sense to let go of a property owner. I went into the property management business with a goal to provide good, honest, and fair services. I won’t take a property just to have a property in the company portfolio. The benefit of this philosophy is a thriving company. Though not every property owner will be easy – most are flexible and when problems arise, trust the company they hire and refrain from making constant demands. Then there are those that don’t. And for (8 comments)

Below is a map of the Tucson Country Club and a home that is for currently for lease in the Tucson Country Club through KCG Properties LLC. In Arizona – Property Managers Must Be Licensed. Is Yours? - 02/26/12 10:46 AM
Recently received several phone calls from owners interested in KGC Properties LLC management services. During the discussions, this question was asked: Do property managers need to be licensed? In Arizona – Yes. If your property manager is handling your home in exchange for a fee – they do need to be licensed. Here is the info from the Arizona Department Of Real Estate: A Real Estate license is required to perform property management functions, per ARS 32-2171. "Property management firm" means any corporation, partnership or limited liability company licensed pursuant to section 32-2125; subsection A or a designated broker that by (7 comments)
Horses, Tiger and Abs - Just Another Tucson Weekend. - 02/26/12 08:18 AM
The Tucson Rodeo usually takes the spotlight here in Tucson the last week of every February. But this year - it hasn't had much of the spotlight because of a couple other major events also happening here in town. It’s been quite a week here in Tucson Arizona with the Tucson Rodeo, the WGC-Accenture Match Play Championship and the Major League Soccer events. Or as the locals refer to these events: cowboys and horses, Tiger and, Abs, aka, David Beckham. But let’s just sum all this up – David Beckham by far stole the headlines this weekend in Tucson for (1 comments)
An All Out Assault On Tucson! - 02/25/12 04:55 AM
This has got to be one of the most fun bicycle rides in Tucson – mostly because you don’t have to really train, you don’t have to ride hard at all – you just have to show up to have some fun! It should be a perfect day in Tucson for the ride too! The 2012 Tucson Urban Assault Ride – set for Sunday, February 26. It’s an obstacle bicycle event where you set out on a city wide “mission” to complete some fun, funky and adventurous obstacles all around town until you reach the ending point. The ending point is (4 comments)
They Had Food, Hand Wipes & A Trash Can – What Else Did The Agent Want?! - 02/24/12 04:16 AM
Less than 24 hours after putting a new listing on the market, a showing agent calls. He didn’t have any questions or concerns. So what did he want? To compliment the home. How fun right?! While his Buyers looked around the home, he took the time to call just to let me know how well the home presented, how clean it was, and wanted to thank me for leaving a basket of water, chocolates and hand wipes! (I always leave hand wipes for people – you never know when someone needs to clean up – or clean something up!) Later that (13 comments)
"10 And 2" Texting And Driving Ban In Tucson – April Fools! - 02/23/12 03:12 AM
It’s no April Fool’s joke – starting on April 1st, texting while driving will be illegal in the city of Tucson. It shouldn’t have to be a law since common sense should remind us all that when you are driving – you should be paying attention to driving and what’s going on around the road. Some facts about the new ordinance: States that it is violation to compose or send a text message while driving. What about reading a text? If you are in your car and it’s moving – it’s a violation. It’s limited, but public safety workers are somewhat (13 comments)
New Listing 8900 E Arbor Tucson AZ - 02/22/12 07:28 AM
You could say this is just another three bedroom, two bath Tucson home for sale that has been remodeled from top to bottom. You could! But, this one has an edge over the others in a couple of different ways - the first being the huge 1/3 acre lot with double gate side access to the backyard as well as alley access. Why is this different? Because it's rare to find a lot this big in town! Other features include: Dual cooling - perfect for dry hot Tucson days and a quick switch to AC for the humid days during monsoon (5 comments)
Make Your Rental Home An Investment ~ Not A Revolving Bank Account. - 02/19/12 06:40 AM
Rent Price. Here is the first thing new landlords must accept – it cannot be based on one’s mortgage payment or the costs to keep the home.(In most cases – not all – there are some who’s homes are paid for or who have owned for several years that have low mortgages that can base rent on their payments.) And the second – ask yourself this question: Is it better to leave the house vacant for months holding out for your rental price – or take a lower amount and have the home rented ? It’s simple math. Vacant home. Mortgage (8 comments)
Northeast Tucson Arizona - Odd Art. - 02/19/12 05:42 AM
From the time that roadway construction started on Tucson’s Northeast side off Tanque Verde Roads and Catalina Highway, I noticed these odd pieces of dirt being held up by chains.
I thought for sure it was just something that was going to be moved at some point. But it never was. It is still there! "So what is it?", I wondered – and probably many people who pass by think the same thing. Well – here is the story: They are five curved concrete forms coated with dirt and rocks standing in a circle. The pieces were cast from the (4 comments)
If You Think Price Is Hard To Discuss – Try Talking To Someone About Their Dad’s Spitton. - 02/18/12 06:29 AM
One of the tougher things about selling a home is figuring out what to do with the “stuff” inside of it – especially if it’s sentimental. And it’s all sentimental right? Right. I can talk price all day long with people – even those that think their home is worth more than it is. But when it comes to discussing someone’s personal items that need to be removed from the home – that can be challenging! And by personal things I mean things such as: Grandpa’s rocker in the spare room that’s been there for 100 years – and it there (9 comments)
Reminds Me Of My Daughter At Age Four. Why? Because. - 02/16/12 07:15 PM
Rental Price is firm. Potential tenant calls. Asks, “Will they come down on rent?” Not much. What are you thinking of for rent? $600 a month less than the rent amount. No. But thanks for the call and good luck. And that's when it starts….. But why? Why won’t the landlord: Drop the rent price to half the listed amount? At least consider it? Consider it with a long, long lease? Understand that I’m going to get a second job then I can pay more later on? Understand that the home isn’t worth the rent price? Understand our financial (10 comments)
When Was The Last Time It Snowed In Tucson? TODAY! - 02/14/12 04:33 PM
Happy Birthday Tucson – you turned 100 today – and Happy Valentine’s Day to everyone! To mark this special day – Tucson with it’s (at times) unpredictable weather – decided that snow would be a fitting way to mark the day! And so it did – snow in Tucson TODAY! The snow did not stick to the ground for long and the clouds are still covering the mountains –
but when it clears – this is what they will look like (a photo taken by Mike Jones!)

Heart Shape Pizza, Cheap Lip Gloss and A $5 Shirt - Valentines Day Can Be Easy In Tucson! - 02/13/12 04:36 PM
Love it or hate it, February 14th is tomorrow! Thankfully, there are a few things to do for Valentine’s Day in Tucson that won’t break your budget or your fun! You can go cheap chocolate if you want – but why not spend a few extra bucks and go for some good stuff! My picks this year – Chocolate Fox in Downtown Tucson and Sees Candies on Broadway (which BTW – if you go on V-Day – they hand out free samples!) Woo at the Zoo: The evening includes interactive activities, discussions with the Reid Park Zookeeper, a cash bar and (4 comments)

And just for fun – here is a list of restaurants that have free meals or desserts on your birthday – and if you happen to share the state’s birthday – you’ll be in for a (5 comments)
He Cheated On Me – Now He’s Cheating On Her! - 02/12/12 09:22 AM
This is a story about a guy and a real estate agent. They knew each other long before “guy” decides to sell his home. He loved his Realtor before and knows for sure she’s the one. It’s a wonderful honeymoon the first 5 months of the listing. All of a sudden, things change. “Guy” is unhappy, makes demands, wants to know, “Why no offers?”. Suddenly the “Dear Realtor” letter… I don’t love you as my Realtor anymore – I’ve found someone else. That was two years ago. The house still hasn’t sold. The phone rings. It’s “guy”. He wants Realtor back. (10 comments)
Tucson Sunrise - Time Of Year When Changes Are Noticeable! - 02/10/12 03:12 PM
Tucson sunrises - are beautiful! I happen to be an early riser and can be found out running often as early as 4am but sometimes I get a late start and it nears 5:30 before I make it out and I wish the sun was out that early too - especially during cold winter days! During Tucson summers - the sun can start to show itself as early as 5:15am. Often, the changes in the time the sun rises and sets seems to happen overnight. But for the early risers - we tend to start to notice a change in daylight right (4 comments)
Letting Go – Losing A Good Tenant. - 02/09/12 04:34 PM
The bittersweet call every landlord doesn’t want to get from their best tenant … “We decided to buy a home and won’t be renewing our lease.” I remember renting to these tenants a year ago, thinking, “Wow these will be great tenants – they’ll be homeowners at some point for sure!” They are the ones that stand out in the crowd of tenant applicants! I don’t like being right about stuff like this – and I hate to see them go – but I must! And as great as they were signing a lease and moving in as great as they (9 comments)
Oh So Pretty ... Hug Me ... But Don't! - 02/08/12 05:56 PM
Out looking at property today - I noticed large patches of these type cactus - they look soft, and fluffy, or even "snow capped" - very appealing! The reason they are called "Teddy Bear" cactus - and some of them even looks like teddy bear arms reaching out as if to say Hug Me"!
But these type cactus are also known as the "jumping cactus" because if you get too close, it really feels like hundreds of the tiny sharp, barb like spines will latch onto your fingers, hands or any other body part and they are quite painful (7 comments)
Going Green For Valentine’s Day! - 02/08/12 08:45 AM
Gold, silver, platinum, copper and rose hues … are popular metal choices for jewelry gifts. Then along comes a metal that I became partial to a few years back while in Hawaii – a titanium band with an inset of Koa wood. And it seems lately, titanium is the metal of choice for jewelry. Not really being a jewelry person – this one did catch my eye mainly because it was different. But I also I like the trivia about titanium: Its claim is “healthy, safe and environmentally friendly” thus it doesn’t produce harmful materials to person's skin and body, (3 comments)
Live Like A Tucson Native – Leave Town When The Cowboys Come! - 02/06/12 08:40 AM
Seems like I am meeting lots of new folks who have just moved or are in town. February is a nice time to move here - and this month is typically known for the Tucson Rodeo and the Rodeo Parade. It’s a time when we see lots of cowboys/girls, hats, boots and ropes. And folks – those aren’t natives – those are tourists or “out of towner’s” participating in the rodeo! So what does a true Tucson native do during rodeo? Well, we leave town! Which leads me to other things to know about living like a native: At some point – (7 comments)

Sunday Cell Phone Photo - What Can You Learn Today? - 02/05/12 07:53 AM
It's Super Bowl Sunday - and although I love to watch football - I don't really know too much about the game - so today - I will try to learn something new to understand the game more. But learning something new didn't start today - nor did will it stop today - almost everyday:
...is a great day to learn something. It could be anything from re-learning 6th grade math problems to, well one of the easiest things is to learn a new word from James Dray everyday! But learn something new and challenge yourself - the hardest things (12 comments)
When Plastic Bags Can Fly! - 02/04/12 08:50 AM
I don’t need a bag – but thanks. I say that every chance possible when buying something in stores and if a bag is needed, I ask for paper. If I have the time and thought – I bring my own - all in an effort to reduce my plastic bag footprint in Tucson. The city of Tucson has the “no plastic ban” back up for debate but if voted against banning plastic, a new recycle plant is being built that will take those bags – along with yogurt containers and Styrofoam! Yay! Here are my "things" about plastic bags: Unless (10 comments)
Spring Summer Cell Photo Captures Color In The Desert! - 02/03/12 03:17 PM
Spending the morning driving into a new subdivision around Tucson, I couldn't help but to take in the beauty of the day - the sun is out, not even a breeze, temps are close to 70 but not quite - and the best part - rush hour traffic was already done for the morning!
Planning to write a blog about some Tucson attractions and life in the Old Pueblo, my attention quickly turned when I saw these gorgeous flowers. Grabbing for the cell phone, I had to have a picture because it's not often we see such color and, well (3 comments)
Valentine Tenant – Do You Have A Sweet One? - 02/02/12 08:40 AM
I know I certainly do! In fact I have several! And what a special month to take notice of those sweet tenants! If you are a landlord, take some time this month to make a note of your tenants that you consider good or great ones – and do something sweet for them! What makes a good/great tenant? Several things! Here is a short list of what I consider Sweet Tenants – the ones who: Call to say, “Just want you to know the rent check was mailed (or electronically made) today. “ Handle things and let you know it (8 comments)
How Much Tile Is Too Much? - 02/01/12 08:26 AM
The Tucson housing market has a mix of properties up for sale – many are remodeled homes, aka “fix and flips”. Many of these homes look very nice and are done with nice upgrades – and several are done just simply to get it done. I am not an expert on remodels by any stretch – but I have done a few and know what sells. There are some things you can save money on and then there are some things that you should put more effort into – and I considering flooring to be tops on the list. Flooring is (7 comments)
