"I was only gone for 30 minutes...."  and "my house was broken into...they took everything..", cried a tenant this morning.  30 minutes.  That's a long time for a thief - usually they are in an out in less time than that!
After making sure she was alright, I asked, "Did you happen to get the renters insurance I recommended when you signed the lease?"  With a sigh of relief, she said yes.
But not many tenants opt to get renters insurance.  And really, though should get it considering it's not that expensive - and compared to replacing items out of pocket … (8 comments)

When a tenant moves out, security deposits and what you can deduct become a sensitive issue.
The main thing to remember is tenants are responsible for damage  -   but they cannot be held accountable for normal wear and tear.
And this is where things get a little confusing and "iffy".  Often I hear DIY landlords say, "It's old, but it works." Or, "Flooring is old and used, but it's holding up."  Which leads to a major source of conflict and judgment debate.
Most damage to property is obvious, but other things that fall into the "old but working" is subjective. … (42 comments)

Tucson Cycling - A Paradise For Cyclists! - 07/19/12 06:28 AM
Many avid bicyclists will tell you that Tucson area is a paradise for cyclists!  We have flat roads, hills, mountain bike trails, river/wash paths, lots of communter bike lanes - and best of all - you can ride just about year-round!
Recently, a major national magazine has emphasized these points and named Tucson Number One on a list of the nation's "Top 10 Bike Towns".  (Note - this is different from being named one of the Top Ten Bike Friendly Cities - which Tucson has been on over the years!)

Sunday Cell Phone Photo ~ Monsoon Skies ~ Today Is Grey! - 07/15/12 06:23 AM
Almost everyday in Tucson you can see so many different colors in our Tucson skies - sometimes it's the color pink - and I call it cotton candy monsoons, other times , we'll see "bruised skies" - when the sun is out and the sky is blue with black clouds mixed in! 
And other times, it's grey - but even grey skies look pretty - it all means much needed rain in the desert and instant temperature drops!

Recently, I’ve lost some patience.  Most likely a due to a combination of opening a new business that is growing, ever changing processes in that business that I need to keep up with, and of course, life mixed in the middle.

Here’s the plan:
Start small.  Look at past mistakes, hurdles, conflicts and analyze what I could have done differently – not someone else.

Screening an applicant yesterday, the current DIY landlord of this potential tenant was very honest and provided lots of details. My final question to him was, “Given the opportunity, would you rent to this individual again?”
Answer?  No.  Why I curiously ask!?  “Once, he was a couple days late with rent – and once I went by the house and there were a few weeds in the yard.  I’m very strict and this was unacceptable so I will not renew his lease.”

Denial.  It happens to all of us – we’ve all been denied something – and unfortunately, many people find themselves in denial, using it as a coping mechanism.

What is a Monsoon?
These days in Tucson – all the weather talk is about monsoons – when will they happen, what day will they most likely occur, what time of day, etc.  So what is a monsoon?
According to the Discovery Channel:
“Monsoons are wind systems that reverse directions with the change of seasons. Monsoons are often associated with heavy rains. During summer, moist air from nearby oceans flows into areas of low pressure and brings heavy rainfall. Hopefully not for a while if you are renting from KGC Properties LLC!  All of my tenants are happy and unless they have extenuating circumstances, like a job transfer, our tenants tend to stay.
