tucson home buying: Can I Just Say.. Well There Are No Words..Speechless! - 09/21/11 04:56 AM
Going through MLS listings this morning, I came across some agent only remarks that made me think, "Wow - it must be bad if something like this really needs to be written out."
Here is one that I saw on two listings:
THIS IS A FIX UP SO UNDERSTAND NO FHA UNLESS 203K WHICH IS A LOAN PRODUCT NOT AN AMOUNT.
Now, doesn't it make you wonder who these agents are that don't understand this?  For sport, I called the listing agent and here's what he said, "The property was listed at $62,000.  The buyer agent submitted an offer of $203k … (3 comments)

tucson home buying: Not Every Dog Has Its Day. - 07/26/11 06:33 AM
"The house will make me some money for sure!"  I hear this often from home buyers.
More than not, if you buy right, the home is in the right place, you have a plan and hold on to it - then investing in real estate will make you money over time.   But there is a "not" part.
Not every home or property:
Goes up in value everywhere. There are a lot of "shrinking" cities across the US which impacts property values.  If people are moving out of towns and into other areas, if homes are on the market for nearly giveaway prices, that means … (7 comments)

tucson home buying: The Aftermath Of Making A Hard Decision. - 01/19/11 11:07 PM
Wrote a post yesterday about simple tips for making a decision.  I made a decision to have glass removed from my finger..followed through with it and was nervous and uncertain the entire time.   After the procedure was over and the pain set in - a little regret wondering if I could have just lived with that piece of glass.
Fat-fingering the key board as I type - please ignore any typos I overlooked. This got me to thinking that these are similar feelings, thoughts and emotions others go through after they have made a hard decision.  Could be about anything - but I … (51 comments)

tucson home buying: Getting The Most Bang For Your Home Buying Buck! - 11/04/10 01:26 AM
It's what Buyers want ... the most house, the most perks, the most everything for their money these days.
Often, I see Buyers unsure if they are getting a good deal or not - and usually its' because they translate "good deal" into just price and upgrades.
But here is a short list of other things to factor into when thinking about getting the most bang for your buck:
Is the seller contributing or paying for your:   closing costs, HOA dues, new appliances, carpet, extending the pest control, putting money towards a new roof for you, etc? Is the home turn-key? … (9 comments)

tucson home buying: Sobbing Parents, Screaming Adults, Crying Children, 9-1-1 ... Do You Ever Feel Like A Social Worker Having A Really Tough Week? - 05/21/10 01:10 AM
This past week brought flashbacks of my years doing counseling/social work ... and now that it's over ... relief because it looks like a few clients can go in to the weekend with a better state of mind.
The stories:
Pregnant Buyer, with 7-yr old twin boys and a fiancé who just wants to build a life in a home for his family.  They had disappointments along the way trying to find the perfect home.  Finally - they did! With escrow opened and inspections done - set to close in a few weeks - they began dreaming of the day they … (10 comments)

tucson home buying: Buy The One With The Belt .... Lessons From A Ski Shop Sales Person! - 02/16/10 07:03 AM
Driving past a Tucson ski and snowboard shop - with a huge sign that read, "Lowest prices in town!"  OK ... why not ... let's see how low they are!
Between duct-taping my daughter and or her friends into all of my ski pants and having them be "the sled on the snow hill" - they have really taken a beating over the years.   Looking around the store, I find a great pair and the price - well it was good!  But it was more pants than I needed and so I kept looking for something cheaper that was close to the ones I loved.
Here comes the … (9 comments)

tucson home buying: "Five Up High - MmmHmmm" - Tucson's Got Some Good Weather! - 01/05/10 07:06 AM
There are so many things Tucson doesn't have that keeps us from growing up into a big city like our sister in Phoenix - but one thing we do have - is awesome weather.
Most Tucson residents will pass on a freeway and big skyscrapers for almost year round perfect weather.  And why?  Because right now in Tucson you can:
You can wear shorts.  It's January - and 70 degrees.  That says it all.
Save money on utilities.  This is that "ya don't need the heater and ya don't need the AC" time of year!  Most people can save about $200 or more a … (12 comments)
