The housing bottom many see in 2014 will not usher in a new boom; rather, it will merely mark the transition to a decade (or more) of stagnation.
Take a wild stab at when housing will bottom, and you can find an analyst’s opinion to support your guess: one respected housing expert sees a bottom in six months, while equally experienced observers see a bottom in 2013, followed by a decade of slow improvement.

" U.S. home prices dropped 3.3 percent in July from a year earlier, the eighth consecutive decline, as foreclosed properties flooded the market.
Prices fell 0.5 percent from June, the Federal Housing Finance Agency in Washington said in a report today. Economists had projected prices to fall 0.2 percent from the previous month, based on the average of 15 estimates in a Bloomberg survey. The agency revised the previously reported May-to-June decline to 1.2 percent from 0.3 percent.

While I’ve got an absolutely FREE BOOK on short sales, I thought, for those folks who don’t want to read the whole thing, I would write a post that lays out the basic process so they can be prepared. Please note, this is for primary residences..things are different for investment properties, which I will explain in a different post.

As Sacramento housing prices have clearly reached an all-time low, I still am seeing so many offers that are even lower. While in some cases, it might work, you've got to really consider all the circumstances, plus trust the experience and knowledge of your agent. So I lost a short sale to auction last week. It was my second one in recent months, so I guess, statistically speaking, it’s not all that bad. The problem is, this isn’t statistics. These are real people, with real problems that I’ve signed on to tackle. The first one I lost only had nine days before the bank planned to auction it off, so I guess it wasn’t rocket science that we didn’t get in under the wire, but by God, I gave it my best shot.
