Sacramento, Carmichael Home Sales if the Future - 09/28/10 07:05 PM
From the industry-expert blog of Tim and Julie Harris entitled: 2011-2014 Housing Predictions | New Housing Bubble Forming? The housing bottom many see in 2014 will not usher in a new boom; rather, it will merely mark the transition to a decade (or more) of stagnation. Take a wild stab at when housing will bottom, and you can find an analyst’s opinion to support your guess: one respected housing expert sees a bottom in six months, while equally experienced observers see a bottom in 2013, followed by a decade of slow improvement. If history echoes, as it tends to do, then (0 comments)

Sacramento Buyers & Sellers, THIS REALLY ISN'T ME! - 09/27/10 01:02 PM
My silly, soon-to-be actress daughter likes to make fun of Mom (me) and always teases me about my social media practices. She sent me this video and I honestly couldn't stop laughing, so I thought I would share it here. (2 comments)
According to Tim and Julie Harris of Harris Real Estate University Then read the bottom for Tamara's Take on Sac Town:
" U.S. home prices dropped 3.3 percent in July from a year earlier, the eighth consecutive decline, as foreclosed properties flooded the market. Prices fell 0.5 percent from June, the Federal Housing Finance Agency in Washington said in a report today. Economists had projected prices to fall 0.2 percent from the previous month, based on the average of 15 estimates in a Bloomberg survey. The agency revised the previously reported May-to-June decline to 1.2 percent from 0.3 percent. (0 comments)

By Les Christie, Staff writerSeptember 15, 2010: 5:43 AM ET NEW YORK (CNNMoney.com) -- The national housing market is shrouded in uncertainty. But in California, there are glimmers of stability. Home prices are rising in virtually every corner of the state. They've climbed for nine consecutive months, and in July posted a 10.4% gain year-over-year. That puts the state's median price at $315,000 -- nearly twice the national median of $183,000. And the news is (1 comments)
The Sacramento, Carmichael Short Sale Process - 09/14/10 12:40 PM
While I’ve got an absolutely FREE BOOK on short sales, I thought, for those folks who don’t want to read the whole thing, I would write a post that lays out the basic process so they can be prepared. Please note, this is for primary residences..things are different for investment properties, which I will explain in a different post.
So who can short sale their home? Anyone. It used to be that you had to have a bonafide “hardship,” but as the economic crunch has worsened, just the fact that the value of your property had declined so dramatically (0 comments)
As Sacramento housing prices have clearly reached an all-time low, I still am seeing so many offers that are even lower. While in some cases, it might work, you've got to really consider all the circumstances, plus trust the experience and knowledge of your agent. I think this blog post written by a fellow agent in SO CA, puts is perfectly.Tamara

The Importance of Paying it Foward (Sacramento, Carmichael :-) - 09/07/10 07:15 PM
So I lost a short sale to auction last week. It was my second one in recent months, so I guess, statistically speaking, it’s not all that bad. The problem is, this isn’t statistics. These are real people, with real problems that I’ve signed on to tackle. The first one I lost only had nine days before the bank planned to auction it off, so I guess it wasn’t rocket science that we didn’t get in under the wire, but by God, I gave it my best shot.
The recent one was more heart-breaking because this couple did everything (5 comments)
