It wasn't that long ago that I published an article titled, "Forsalebyowner.com - Is It Worth The Price". I actually had a lot of traffic which proves that probably the thought of selling a home on your own probably hits about every consumer's mind at one point or another. I recently received an email letting me know that in an article titled, "For Sale By Owner: A Look at Selling Your Home on Your Own" that my original article was referenced and linked to in this article.

Well, I thought that was fantastic but more important I believe that sellers need to know all the options that are available to them and how they can make an informed decision. Some people are successful at selling on their own and some don't want the hassle. I believe my initial article was a great article because it wasn't from a REALTOR standpoint... it was from the consumer standpoint.

Ask around and see if sites such as these are working for the people that use them. They will work, but you also need to be able to justify the price and compare it to the benefits that it offers you. There are options out there and there is full-service as well. Wow! What can we say about the last week except for the fact that it definitely has been turbulent! Being in the field, I've talked with many consumers regarding the housing market and let's face it... they're are a lot of people who are truly suffering. Now, I obviously have my own opinion about the state of housing market, economy and nation but here's an email that was forwarded onto me. THIS IS NOT MY NOTE... HOWEVER, I HAVE TO SAY THAT THERE ARE SOME VERY VALID POINTS MADE. As professionals, I think we all need to take note~

What is wrong with our government (besides the obvious)??

A 700 Billion dollar bailout for the people who created this whole damn mess to begin with is ridiculous. HOW will that help the US in the long run?? By increasing our national deficit? This is as good as the stimulus package. Sure, I'm grateful for my $900 dollar check I got to pay my bills. Thanks, But isn't our dollar worth less than Canada's? Isn't this going to...OH I get it. They're trying to get all the foreigners to come and buy our major appliances. BRILLIANT! Seriously...where is the thought process here? It never finished...

Why aren't these lenders taking any responsibility for the pathetic mess they made due to complete and utter greed on their part. They shouldn't have given loans to people who couldn't afford them to begin with. But it made them a boat load of money at the time and the people were happy cause they got their house. So..."I mean, yeah, the future is a bit shady, but let's go for. The president's doing things without thinking about the catastrophic consequences, why not the CEOs of huge mortgage lenders, right?"

They made it look all pretty at first. They even let people throw in money they didn't actually make as "unverifiable income" to get them into these loans that looked great cause the payments were low enough for the first bit saying "Oh you won't have to worry about these ginormous payments later, you can just refinance". Well turns out the people with no money and bad credit due to being irresponsible didn't change much as they kept getting rewarded for their irresponsibility with more loans, so why change. Oh...you mean they don't qualify for a refinance now cause their credit STILL sucks and the "unverifiable funds" aren't paying the damn mortgage...? "Well shinola, now they're all going into foreclosure. Why isn't our pathetic government taking a stand and saying "You dug the damn hole you're in, now figure a way out"

Screw their rate increase that practically doubles these poor people's mortgage payment. Keep them at the same rate. "You screwed up. Fix it." Then they could continue to make their payments and the lenders would continue to get their money, as apposed to none.

Why aren't these lenders offering help to the people who deserve it? You know, those people who did well before our economy took a dump and they lost their jobs and couldn't make their payments. Give these people who are trying to make good on their debt and have always done good in the past a little break. How about a 6 month grace period with no penalties or rate increases? Give them the time to get a good job again, get back on their feet, and get ahead a little bit so they can get back to the way things were before the "recession". What's 6 months out of a 30 year mortgage? Nothing and much better than the alternative...nothing - Just a thought...

Seems to me like the banks might suffer a little (which they deserve a slap on the wrist as apposed to the way they're bullying us around now), but in the long run, they'd be just as strong as if they'd given these loans to people who deserved them in the first place.

Oh and maybe give these poor, innocent CEO's a pay cut rather than the US.

I'm asking the community and our leaders to really consider the long-term bail-out program. I believe we are looking short term and need to consider the consequences of our actions. We are definitely paying for risky loans and a.r.m.s with the amount of foreclosures on the market.

What does it cost the bank to take back a home?

Regardless of whether or not the mortgage company is working a short sale or a full-fledged foreclosure, how much does the bank lose in that process? If the bank takes a home back as a foreclosure, the bank is losing HUGE! To me, it makes more sense to help out the people who are behind in the mortgage payment by forgiving a few months of late payments (at this point, the consumer is not going to catch up anyway), fix the adjustable rate (if it does apply) to a reasonable rate, and eliminate the fees. The bank would lose a few thousand dollars or it could lose tens of thousands of dollars. It seems to me that this would help the homeowner, help the bank in the amount of losses, and help decrease the amount of foreclosures that are on the market. Ultimately, helping the overall value of everyone's home.

Now, I would love the government to step in and make the banks do just that! I think that would be a good step in the right direction.

Obesity, Car Crashes, and Real Estate?

I had an interesting phone call from a lady I met a little while ago. She was discussing her home (normal conversation) and just before we get ready to say goodbye she makes a comment that just hit me. She was trying to compliment me, but I was awestruck.

The comment was something along this line. "Tammy, I just wanted to let you know how proud I am of you for losing all that weight. It's tough when us females get older and you have done so well." To which I reply, "Thank you and yes, I know" or something along those lines.

Honestly, at that point my mind was racing. I'm trying to figure out exactly what she's talking about. Remember, I met her only once and it was this year. No, I haven't lost that much weight. In fact, even though I'm not obese, I probably weigh more than I ever have. (I just wear the right clothes to hide that fact!)

Ding, ding, ding. Oh yeah, the light bulb is going off now. I gave her an old business card that I thought was fantastic but looking closely at it with it's pose, I guess she could assume that I was much "bigger" at that time. Funny, how my perspective was that it was great and she saw something else.

iSN'T THAT HOW PERSPECTIVE WORKS ANYWAY?

We can see things one way and someone else can see them from a totally opposite viewpoint to which none is the wiser. Which bring me to the real estate market. There is a lot of people doing a lot of complaining about the market (consumers, mortgage people, realtors) and oh yeah, there is me! I was so falling into the trap of DOOM and GLOOM that I could hardly stand myself. I know that people around me felt it too.

CAR CRASHES

Just like you, I've had some rough weeks. Last week, was by far one of the toughest. Looking back now that it's over, it's no big deal but at the time, it sucked! If any of you follow me on facebook, you would know that I've been looking for a used car. I had some bad luck where the back end of my car was hit by another car. (I had the blinking yellow, they had the blinking red). Regardless, it did so much damage to the car that it was totaled and I was looking for another car. (BTW, everyone was fine which is a blessing!) That was on Thursday.

On Monday, after bringing my husband to work so that I could use the minivan (5:30 a.m. is very early in the morning J), I go to some appointments, take some pictures of a new house I just listed and head back into town on 131N to pick up hubby from work. Going 70 mph, I blow out the back tire of the minivan on the expressway. Again, I'm fine but my main car wasn't. Had a really nice trucker help me put on the spare and off I go again.

Tuesday, I try to register my daughter at a new school and find out that they don't have all the forms that they need including birth certificates, report cards etc... and by the way, it all has to be in by tomorrow which is the day that the only car is going to get new tires and a thorough inspection. I'm calmly trying to get everyone to work together but I'm running into so many roadblocks. Everything I touched last week was blocked... it seriously was like beating my head against a brick wall. Oh yeah, to top it all off... my dog ran away too. Life sucked! I seriously was doing a lot of complaining about everything and then let me just give you my thoughts on the real estate market. As you can guess, I had my opinion about everything and nothing was good!

FUNNY HOW LIFE CAN CHANGE YOUR PERSPECTIVE

So, why am I telling you about my crappy week. It's not so you feel sorry for me. Believe me I already did that! This week: Perspective has changed. ENOUGH! The market IS WHAT IT IS and all of us just have to adjust. At least that's the way, I see it. While I saw DOOM and GLOOM based on my circumstances, others see OPPORTUNITY. The opportunity is there for those who want to take advantage of it. I have never seen homes go this cheap! Many investors are buying the homes, renting them out, and waiting to sell. It's working for them and it could work for you!

Sellers... I promise not to lie to you. It's tough out there BUT homes are still selling. Call me and I'll tell you what we need to do to get the home sold. The real estate market is a cycle and it's all about your timing and what's right for you. Having the right facts and perspective will help you sell your home. It will get done, I promise!

Great Lakes Green Makes Debut in Grand Rapids, Michigan

Thursday was the official start of Great Lakes Green 2008 that is open to the public and will run through Saturday night (August 21-23, 2008).

The intention of the show is to bring a "greater awareness about residential green building programs and technologies". (www.greatlakesgreen2008.com). Sponsored by Green Built Michigan and many builders, the show will offer professionals and the general public a chance to view some of the products and services that are part of the Green movement.

While certain builders specialize in certain areas of Green, the Green philosophy is geared to energy efficiency, sustainability, and recycled, non-pollutable substances. As a member of the West Michigan Chapter of the USGBC (U.S. Green Building Council), I've had the opportunity to view and begin to understand all the options that are available to consumers. My hope and goal when I embarked upon the "Green" way of thinking was to thoroughly understand the processes and point consumers in the right direction.

How Do You Define Green?

In this process, I've learned valuable information on products and have gotten to know a wide variety of people that are truly interested in building a great home with these Green practices. In talking with consumers, the biggest benefit to Green for them is:

Energy Efficiency

Indoor Air Quality

Environmental Issues (Reduce, Reuse, Recycle)

It will be a fantastic show and I urge you all to attend if you are even slightly curious. I will be part of the LEED for Homes booth (LEED is a third party certification system that rates a home on "Green" Qualities) on Saturday starting at 5:00 pm. Buyer's Beware... THE OPPORTUNITY MAY BE DIMINISHING...

I've been saying to people that NOW is the time to buy. My sense from buyers in general is that they have all the time in the world to buy a home. I mean, after all, the media has told us what great opportunities are out there and has spoken about the influx of properties... all of which is true. But is time really on your side???

Tammy, I've found a great home I want to see!

I've had countless times where a buyer will call me about a home that they've seen and would like to view. At the time of the call, they are usually very excited by what they have seen online or driving by and can't wait to get in the home. I make some phone calls to find out that this great deal has already been taken... it now has a pending sale on it. (Just happened today, in fact!) I can't recall how many times this has happened, definitely too many to count. The point being, that the good deals are coming and going very fast!!!

Low-ball offers don't always work

Here's another scenario. We find a home that is still available and because of this "great buyer's market", the buyer decides to offer a very low ball offer. After all, they have heard of their neighbor's best friends' dog doing the same thing and getting the house. O.K., I'm obviously being very sarcastic! Again, several times this has happened. That home receives another offer that is higher and closer to asking price and my clients lose out. This type of buyer usually does one more of these transactions on another home (a little bit higher bid) to lose out again. By this time and the third house, the realization has come about that most places are priced correctly and I've already done the homework as to what price to offer. Guess what? The buyers are now ready to listen and buy the third home that has come available.

Financing Trends

Possibly, NO I'm going to say that this IS the biggest factor that REALTORS are struggling with in this housing market. Buyers can't get qualified because of poor credit, or not enough down or a change in the rules. Specifically to our first time home buyer market. While the financial guidelines where too loose in the past, now we struggle with the tightening of the reins and getting good buyers qualified. As of October, the first time home buyer will lose out on the down payment assistance program... IT'S GONE! In fact, if you don't have an offer in at the moment, you can no longer qualify for this program as of today's date.

Mortgage guidelines are starting to ask for more down payment. It's not uncommon for a conventional loan to require a 10-15% down payment. And the FHA guidelines are changing constantly. I've had buyers approved and ready to go, to have the mortgage guidelines change in midstream. It's a frustrating process for the buyer, REALTOR, and mortgage lender since we really have no control over what the federal government requirements are going to be in relation to these mortgage loans.

Can first time home buyers afford to wait?

CAN FIRST TIME HOME BUYERS OR ANY BUYER AFFORD TO WAIT? I REALLY DON'T BELIEVE SO. It is one of the best times in the market to buy but as we continue to progress, it will probably be one of the hardest times to buy. If the guidelines continue to tighten, more money is going to be required for a down payment, making the home buying process difficult for many buyers.

Are we going to go back to the place where you'll need to have 20% down, excellent credit and still have interest rates in the double digits as in the 80's? Boy, I hope not. But we'll see, sooner or later, won't we?

Reusing Fish for Foot Pedicure... Interesting Thought

If you haven't noticed, I do like the "GREEN" philosophy... specifically the reduce, reuse, recycle mentality. I just believe that if we can, recycle we should!

Anyway, thought this was interesting in the Grand Rapids Press.

"Carp rid human feet of scaly skin". You can check it out in July 27th edition, front section. Talk about not wasting and putting things to good use...

The article talks about a spa owner that uses carp called garra rufa (or doctor fish) for a pedicure treatment. The carp go and eat off all the dead skin cells on the feet, eliminate callouses, and soften the skin. I thought it was interesting that someone was willing to have little fishes nimble on their feet. But according to the article, an athlete that tried it said that since she was an athlete, she couldn't believe how well this system worked. "This was the first time somebody got rid of my calluses completely." (Barakat, GR Press).

I don't know if this is considered green or not but it made me wonder if these fish can get rid of scaly, dead skin what's next... A NEW FACIAL METHOD???

High Gas Prices Could be Good for the Economy !???

All one has to do nowadays is take a look at the headlines in the paper and "see" what the Michigan people are thinking. Front page of the Grand Rapids Press, Sunday July 27^th edition's headline is "Tipping Point Tough Times Shortchange Workers on Gratuities". The article shows a picture of two waitresses counting their money from tips at the Bull's Head Tavern in downtown Grand Rapids.

The Business section of the Grand Rapids Press reads "School Shopping Dropping... Many Families, Feeling Pinch of Economic Slowdown, Plan to Scale Back This Year".

I now take a look at the Travel Section of the Grand Rapids Press which shows two gals enjoying themselves on a boat, the title of this one is "Knots and Bolt". Now this one doesn't have anything to do with cutting back per say but I do have a friend that owns a marina and what he's noticed is that he still has business it just happens that most people are more local and are not taking their boats up to Traverse City and other places.

In the real estate world, my clients are making moves that are closer to their job and therefore less on gas. More talk is going on about gas efficiency and hydrogen/electricity as fuel savers.

Obviously, the cost of gas has made some impacts on the economy. In general terms, the people I talk with are very concerned about the rising prices (right now, we finally went under $4.00/gallon... by my house it's $3.93). A bunch of comments have been a long the line of "When is the gas prices going to stop?" I don't know. Wish I did. I do know this... I've even changed some of my habits.

For the most part, I know drive the 4 door car instead of the minivan (I'm saving at least $50.00/wk in gas).
I'm looking around my house and wondering what I can REUSE instead of throw or give away.
I'm not running to the store every day. In fact, I tend to lump all the errands into one time.

I have to ask myself and you... "Could these gas prices being so high be a good thing?"

Do you think we will finally become more cost conscience and start being more of a Dave Ramsey person (you know, NO DEBT, AND SAVING MONEY).

Do you think we might be start re-using our stuff?
If we were better budgeters with our money, would we have so many foreclosures on the market as we do today?

Jokingly, maybe America as a society might be healthy and not overweight... You know, we may have to walk, ride a bike and do some of those things instead of hopping in the car?

Some Retailers Still See Opportunity as it Relates to the Michigan Economy

Michigan's economic struggles always seem to be in the forefront of the media and on people's minds. And rightly so, all business sectors have struggled and many people have had to make moves that would be right for their family. Interestingly enough, as others have moved out of state, Johnny's Lunch has decided to Move Into Michigan. Can you believe it?

Johnny's Lunch sees Michigan and Grand Rapids in particular as an opportunity. Johnny's Lunch is a Ohio franchise with quick-serve hotdogs and burgers with "extremely low" prices (Beeke). Johnny's Lunch is a 72 year old company with national expansion plans with Livonia, Michigan being their first stop. Closer to home in Downtown Grand Rapids in the Monroe Center is our first Johnny's Lunch. Three more franchises are planned to open up in other areas of Grand Rapids as well.

Why did Johnny's Lunch decide to come to Michigan when others have been leaving? Here's what the president George Goulson had to say, "We knew all that stuff going in. We also knew in Michigan there's a lot of opportunity to get in on the ground floor." (Beeke).

HMMMM! Aren't Enterpreneurs looking for the ground floor opportunities? Noodles & Co. franchises have also benefited from the low cost products as people may be trading down from the upscale restaurants to more "casual dining". Did you know, that the Michigan market for Noodles & Co. has outpaced any of their other markets? Interesting.

Good things are happening in Michigan and in Grand Rapids. It depends on how you want to look at the cup... is it half full or half empty? Johnny's Lunch believes its over half full!

Seven Rules for Success

I'm always reading articles about how successful people are "successful" and today is like no other. Ironically, these articles always come in handy and happen to hit when I may need it the most. Here's what "successful people" do. Are you doing them?

Be True to Yourself - Basically, listen to the little voice in the back of your head and do what it says. It's hardly ever wrong. I've also found that when I try to be someone I'm not or niche into an area that I really don't like, that it just doesn't work.
Give Back. Repay What You Have Been Given - In the book, Rich Dad, Poor Dad, the point is made that when things are at your worst and you don't know where the next job or paycheck is coming from... give a little bit more because you've now opened the flood gates. Wow, that's a difficult one for me!
Never Aspire for Average - This one I like. If you strive to be average, you will be. If you set the bar high and aim for the top, you leave quite a few people in the dust.
Never Quit Learning or Reading - Your mind grows stale without new stuff to put in it.
Surround Yourself with People Who Make You Feel Better - Now, is not the time to spend time with your doom and gloom friends.
Bad Things Will Happen - Be Prepared - This one hit hard as my computer crashed the other day and I've been scrambling to find a new computer as the labtop needs a new motherboard and will be out of commission for 3 weeks! The Bible says to be joyous in all trials (James 1), I haven't accomplished the joy aspect yet but I think I've handled the disappointment pretty well up to this point.
Give Thanks for Your Blessings Daily - We are so quick to complain yet so slow to give thanks.

So, I don't know about you... but I have a few of these to work on. How about you?

You've Heard of Viral Marketing but Have You Heard of a Viral Community?

In a shortened condensed version, or more aptly put, my version of viral marketing is what every business owner yearns for. Its where you do a great job for someone and they tell 10 people who tell 10 people, who tell 10 people. O.K. maybe not 10 people each time, but you get the jist. Your reputation for business explodes because of this great reputation you have built by good ole' word of mouth advertising.

So, that's viral marketing. What I've noticed is that our great place of Downtown Grand Rapids, Michigan is a great viral community. I'm amazed at how many people know everyone else, know the best places to hang out and have their own little sense of community within the much larger community of downtown Grand Rapids. People are usually very friendly and courteous and obviously love the attributes of Downtown Grand Rapids with its walkable access ways to some of the best restaurants and hangouts in town. To the beautiful parks, bridges and scenic views of the downtown skyline over the river. To just being the hub of Grand Rapids and the place to be. Downtown Grand Rapids is still small enough to feel like a community, yet is getting the draw of the life of a big city. Personally, I appreciate it because it isn't as big as some of the other big cities such as Chicago and it's still a lot of fun to be apart of.

Downtown Grand Rapids is it's own viral community in that it's its own community... if that makes sense. It tends to draw the younger singles and also the babyboomers. Other people love just to be apart of the action ~ which lends itself to a really good mix of people.

Now, because I'm in real estate, I wouldn't be doing downtown Grand Rapids any justice if I didn't mention the condos in downtown Grand Rapids and of course, Union Square where I have a couple of listings. As Gas Prices Rise, More People Are Conscience of Saving Money

The weather used to be the common conversation. Nowadays, our conversations focus around the high gas prices at the pump. You'll listen to the talk radio as they discuss the oil prices per barrel and then how it affects us, the consumer. The other day, I heard talk on the radio about how bike sales were now on the rise. Maybe, with the higher gas prices we'll have a now physically fit America? OR we could do a lot of complaining about the prices, start walking more, buy better high efficiency cars or suck it up and deal with whatever gas prices may come our way. It's a choice!

When you build a new home, you also have a choice. You can choose to build with wood OR you may want to consider another method. Let's face it ~ with the high heating and cooling costs and overall increased costs in many areas, we may have to start thinking about the future and how we can control some of these issues and actually save money. Now that is a remarkable thought!!!

What I'm talking about is ICF (Insulated Concrete Forms) construction. Does the thought of concrete walls make you think of a bomb shelter? Honestly, it did for me. Why else would you use concrete for walls? It just seemed odd.

However, with knowledge of the product and the benefits it provides, it really just makes sense. Here's what you need to know about this type of construction. Those who have researched this product, swear by it and realize the benefits immediately. Let me explain.

Most important to you... High heating and cooling costs should make you seriously consider ICF's that can reduce energy costs by 80%.
They provide a healthier indoor air quality due to the lack of air infiltration through the solid concrete walls. This is HUGE, just ask anyone with bronchial or health issues.
Obviously, concrete walls are very durable. The insurance industry is starting to pressure government into creating homes that are more durable. (ICF Builder)
Noise reduction is a noted benefit in areas with high traffic. A very quiet setting.
Finally, concrete is the best solution when it comes to withstanding and surviving extreme weather. Now, I know that Michigan is not prone to hurricanes, but did you know that just recently we did have an earthquake nearby. I thought that only happened in California?
Homeowners who live in ICF homes, are adamant that this is what they want. (ICF Builder) That statement in itself should hold a lot of weight for those considering ICF construction.

If you are considering a brand new home construction project, you really need to consider the bottom line. One of the common misconceptions is that this type of construction is for the elite and is very expensive. It really is quite affordable.

My next home that I build will have ICF construction because I understand the long term benefits specifically for me as it relates to energy efficiency and indoor air quality. A great energy efficient home located in the great area of Canadian Lakes across from Tullymore Golf Course (the third largest golf course in the COUNTRY!!!), is priced fantastic and has all these benefits plus radiant and geothermal heat. It's only $179,900.00, which is a steal for the area amenities and the benefits it has. I would seriously consider this home myself except I want to stay a little closer to home which is Grand Rapids.

As Much As We Try, We Can't Prevent the Unpreventable...A Closing Cancelled At the Last Minute

As I prepare a mutual release, I'm deeply saddened by the unfortunate turn of events. Today, was the day that my buyer was supposed to close on a home only to get news the day before that her job may be in jeopardy. We were still proceeding as planned but I did put everyone on notice about the upcoming events.

In Life, I guess we have to learn to be Flexible

While REALTORS are used to having things go wrong with a transaction and hold ups with conditions, a loss of job was obviously something that we weren't even considering. Today about 9:30 a.m. it was confirmed that she was let go. She was crying on the phone and upset and thanked me for all my hard work. She even said she felt so bad for me. While she was feeling sorry for me, I was feeling sorry for her. One of the reasons I like working with buyers is because it allows me to develop friendships. I've developed friends from this business that I would have never met otherwise. So while I'm disappointed that this transaction isn't going through, I'm severly disappointed that my new friend won't be in Grand Rapids, much less Michigan. It's a sad day!

On the positive side. Everything happens for a reason. As I told her, buying a home wasn't meant to be and I know there is something better in store for her.

A Life Lesson from Central Washington's Softball Team... A MUST READ!

Recently, we visited Seattle, Washington for a vacation. We also went to see my niece Samantha's college softball game. While she didn't get to play much, we had a great time watching the girls. We even got to meet a few of them.

One of their star players is Mallory Holtman. Mallory is a first baseman and in her last year. She has broken several of the school records and is somewhat famous at the school for the girl's softball team.

Just the other day, my sister sent me an ESPN link that was about this Central Washington team. Maybe, you saw the story on the news. In fact, this story not only made local headlines but The Today Show. Word on the streets is that this story is supposed to be on the Ellen Degeneres Show as well as Jay Leno.

In an article by the New York Times titled, "A Sporting Gesture Touches ‘Em All", you read about Sara Tucholsky from Western Oregon's College Softball team. Sara is also a senior this year but what's remarkable is that it wasn't until she played against Central Washington that she scored her first homerun. In fact, she wasn't quite sure that she cleared the fence and ran it out fast to make it to first base where Mallory Holtman was eagerly waiting to get her out. Sara was so busy concentrating on the ball that she missed first base and had to run back to touch the base. Unfortunately for her, Sara's knee buckled and she went down trying to crawl back to first base but in obvious pain.

Two other runners scored due to Sara's slam over the fence, however, without Sara running the bases, she would only be credited with a single instead of the homerun. At this point, it was obvious that Sara wasn't going to make it to home much less first base. One of the other rules for softball is that no one from her team can help her make the play.

Here's what makes this a great story. Knowing the rules of softball, Holtman of Central Washington's team said, "Excuse me, would it be O.K. if we carried her around and she touched each bag?" The umps ruled that that would be O.K. and Holtman and Liz Wallace, the shortstop, carried Sara around the bases and had her touch each of the bags so that she could get her homerun. It was an amazing act of great sportsmanship.

She hit it over the fence," Holtman said Tuesday. "She deserved it. Anybody would have done it. I just beat them to it." She said she had been taught by her coach, Gary Frederick, that "winning is not everything."

Wow, a life lesson that I believe we can all learn from. I'm so proud of my niece's team... almost like it was one of my own kid's teams. Crazy thing is I actually met some of these girls.

Here's what the coach had to say in regards to Holtman's statement, "As coaches, we are so competitive, we forget this stuff. By God, I would hope I would have done the same thing." How about you? Would you have done the same thing or not? Good question for all of us to ponder.

Walls and Floor Engineered to Carry the Weight of Cars

As I continue to learn about home building, I have to admit that a lot of stuff used to fly right over my head. I consider myself to be fairly smart but sometimes those builders just happen to talk in language (builder's code) that is not decodable to the average listener. So, as I learn about all this STUFF and understand it, my goal is to bring things down to a readable and understandable level. While there may be other reasons and added benefits for using a product, you unfortunately get to see what I see from that product.

Honestly, you may wonder if some of these green things are important. I guess it depends on your perspective and what's important to you. Is it important to know that your home is sturdy and safe? It may be important if your home is prone to tornados, fires caused by droughts (no rain for a long period of time), hurricanes, heavy snow fall etc... Is it important for good indoor air quality? It may be if you suffer from allergies or other bronchial infections such as asthma. Is it important to you to block the sound from the outside or from other rooms in the house? It may be if you live on a busy street, noisy neighborhood, or have kids.

So what in the world am I talking about? I'm talking about a home that is using a precast concrete structure. Concrete is one of the most solid building materials, known to be used throughout the ages. It not only provides a safe and secure envelope (the outer walls of a home are referred to the envelope) but a safe and secure environment that can withstand tremendous heat (as in a fire) and other natural environmental conditions. To put it simply - it defies severe weather!

In Charles Moore's article, Concrete reasons: most common building material a better choice, he says that, "Decisions made during a building's design and construction stages will affect cost and performance for decades to come." The intentional plan to build a home made of concrete or ICF forms as in the home in Canadian Lakes was for the benefit of the buyer. This builder understands the benefits of concrete construction and also understands the benefits to the buyer of using the 6" concrete walls on the house and garage and a 4" concrete roof. Not only are these walls engineered to be so durable to carry the weight of a car, they are also thick enough to be a great sound barrier. It is very quiet in this house and it is all because someone did a little bit of planning to build a great healthy home.

You need to check it out, and listen. Did you hear anything? Me neither.

Oh, by the way, this is what Moore also said in the article, " The economic and life safety benefits of precast concrete also make a property more desirable, resulting in better tenant retention, higher net-operating income and increased property value."
