Tax Credit up to $8000 available through 2010 for Home Buyers
As part of its plan to stimulate the U.S. housing market and address the economic challenges facing our nation, Congress has passed new legislation that:
Extends the First-Time Home Buyer Tax Credit of up to $8,000 to first-time home buyers until April 30, 2010.
Expands the credit to grant a $6,500 credit to current home owners purchasing a new or existing home between the date the bill is signed by President Obama and April 30, 2010.
Who Qualifies for the Extended Credit?
First-time home buyers who purchase homes between the date the bill is signed by President Obama and April 30, 2010.
Current home owners purchasing a home between the date the bill is signed by President Obama and April 30, 2010, who have used the home being sold or vacated as a principal residence for five consecutive years within the last eight.
To qualify as a "first-time home buyer" the purchaser or his/her spouse may not have owned a residence during the three years prior to the purchase.
Which Properties Are Eligible?
The Extended Home Buyer Tax Credit may be applied to primary residences, including: single-family homes, condos, townhomes, and co-ops.
How Much Is Available?
The maximum allowable credit for first-time home buyers is $8,000.
The maximum credit allowed for current homeowners is $6,500.
How is a Buyer's Credit Amount Determined?
Each home buyer's tax credit is determined by tow additional factors:
The price of the home.
The buyer's income.
Price
Under the Extended Home Buyer Tax Credit, credit may only be awarded on homes purchased for $800,000 or less.
Buyer Income Under the Extended Home Buyer Tax Credit which is effective on the date the bill is signed by President Obama single buyers with incomes up to $125,000 and married couples with incomes up to $225,000-may receive the maximum tax credit.
These income limits have changed from the 2009 First-Time Home Buyer Tax Credit limits. If you or your client purchased a home between January 1, 2009 and the date the bill is signed by President Obama, please see 2009 First-Time Home Buyer Tax Credit.
If the Buyer(s)' Income Exceeds These Limits, Can He/She Still Get a Credit?
Yes, some buyers may still be eligible for the credit.
The credit decreases for buyers who earn between $125,000 and $145,000 for single buyers and between $225,000 and $245,000 for home buyers filing jointly. The amount of the tax credit decreases as his/her income approaches the maximum limit. Home buyers earning more than the maximum qualifying income-over $145,000 for singles and over $245,000 for couples are not eligible for the credit.
Can a Buyer Still Qualify If He/She Closes After April 30, 2010?
Under the Extended Home Buyer Tax Credit, as long as a written binding contract to purchase is in effect on April 30, 2010, the purchaser will have until July 1, 2010 to close.
Will the Tax Credit Need to Be Repaid?
No. The buyer does not need to repay the tax credit, if he/she occupies the home for three years or more. However, if the property is sold during this three-year period, the full amount credit will be recouped on the sale.

Influx of country club members prompts push for new buyers at subdivision Sunday, September 27, 2009 By KATHY JUMPER Real Estate Editor
Local Realtors are hoping some of the 125 new members of Steelwood Country Club will want to buy a home in the gated residential community on 1,400 acres in Loxley, and are holding a mass open house today from 1 to
4 p.m.
"Having new members should get us new buyers," said Scott Smith, golf pro at Steelwood's Jerry Pate-
designed golf course and owner of Landmark Real Estate.
Last July, Richard and Carol Miller, the developers of Steelwood near the Loxley exit off Interstate 10, sold their ownership in Steelwood Country Club to 40 original club members.
A membership campaign followed. By the time the push ends, there should be an estimated 350 club members, according to Smith.
The club amenities include the golf course, a 200-acre lake, a fish camp, boating, tennis courts, clubhouse dining, swimming pools, a fitness center and land for hunting.
"The neat thing about the development is the diversity in that there are 750-square-foot cabins to 5,000-square-foot homes and everything in between," Smith said. "A lot of owners started small with a cabin and wanted to see how much they would use the amenities, and now they have moved up to larger homes."
In the past, it was tough for agents to get in the secluded Steelwood subdivision to show houses, according to Barbara Sims of Dauphin Realty West. She and her colleagues organized today's open house after learning about the number of new club members. "New blood brings more activity," she said.
The homes open for tours range from $335,000 to $985,000 and include Prickett Properties, Landmark Real Estate, Dauphin Realty and Roberts Brothers.
There are 130 homes in Steelwood and about 50 lots available for sale at prices from $67,000 to $365,000.
The new board put together a membership program that was economically feasible even in the current economy, Scott said.
The full initiation fee is $15,000, with annual dues of $1,400 to $4,410, depending on the range of services, according to the Steelwood Web site.

Developer says having portion off market makes 45 remaining condos easier to sell

The owners of 90 units at the 24-story Turquoise Place in Orange Beach have furnished and are now renting the brand-new units, according to Rich Richardson of Spectrum Capital, based in Jackson, Miss.
Spectrum paid about $45 million for 90 of the 181 Gulf-front units, according to court records.
Spectrum is the real estate arm of Yates Cos., the contractor that built Turquoise Place on Ala. 182 in partnership with developer Larry Wireman of Orange Beach, Richardson said
About 46 units have been sold and the owners have moved in, Wireman said. The 90 are in rentals, and the remaining 45 units start at $1.2 million, according to Wireman, who also developed Caribe Resort in Orange Beach.
In 2005, the units presold for an average $1.5 million, with the 6,000-square-foot penthouses averaging $5 million.
Offering the 90 units for rent "is a good thing," Wireman said last week. "They are off the sales market. It makes the rest of the units a lot better. We're not sitting there with 100 units to sell."
"The condo market is changing, and we have to adjust with the times," Richardson said. "You are definitely not going to find ones to rent like this that are brand-new with Sub-Zero refrigerators, high-end appliances and hot tubs. The smallest unit is a three bedroom with 2,300 square feet and private balconies."
"The market is going to be back. This is a way for people to buy some time and go ahead and furnish it for people to enjoy and use," said Chuck Norwood of REMAX of Gulf Shores. "It makes good sense. The rentals will offset some of the expenses."
However, Norwood added, "It doesn't make sense to buy a unit there as a rental."
The units will be operated by Spectrum's resort management division, Spectrum Vacations, which has an on-site rental management team.
The rental prices are competitive for the area rental market, with a three-bedroom, 3cm HALF-bath unit leasing for $290 per night, according to Richardson.
The lushly landscaped tower's amenities include an indoor pool, outdoor pool, a lazy river on the fourth floor, steam room, sauna, 3,000-square-foot gym and high-speed glass-and-tile elevators. Views from the tower stretch from Pensacola Beach to The Beach Club on Fort Morgan.
