The new year is officially here and one of the best ways to ring in the new year, is with a new home.  If you're a first-time homebuyer and are just starting out, then perhaps a condo for sale in Alexandria VA is just what you're looking for.

Where Are The Black Friday Deals In Alexandria VA -
Bargains Are With Short Sales and Foreclosures

Alexandria VA Real Estate - By now you've probably gone through dozens of 'Black Friday' and 'Cyber Monday' emails.  If you're shopping for a home in Alexandria VA, the best deals are in the short sales and bank owned foreclosures.  And here are the numbers to prove it. 

 

 

When you mouse over the points in the above chart, you'll see that distressed sales (bank foreclosures and short sales) are most often sold at a deeper discount.  This is a represenation of the homes that sold in Alexandria City from May to October 2011.  In October 2011, Alexandria VA short sales sold on average at 89.37% of the original asking price, and bank owned foreclosures sold at 93.32% of the orginial asking price. 

So there's no doubt that if you're looking for a deal, then the distressed properties are where you should start.  Traditional home sellers in Alexandria are faring much better, and were able to get 95.75% of their original asking prices in October.  With the exception of the peak percentage for short sales in May, where short sales were sold at 98.22% of the originial asking price, the trend shows that bank owned foreclosures end up selling for more.

Every Seller's Goal Should Be To Attract Two Offers

Two Buyers One SellerHow many times have you heard sellers say, "We'll I'm not going to give it away" when it comes to setting the right price.  Then follow it up with because "all we really need is the right buyer." Hogwash. Every seller (and listing agent) should get out of that mindset and realize that every seller's goal should be to attract two offers...so they can pick the best one.

Loreena Yeo's recent experience with 'Feedback That Backfired' proves this point concisely.  She had a situation where a buyer's agent provided negative feedback, then submitted a low offer, only to be followed by a better offer from another buyer.  The sellers felt better about the second offer because the buyer didn't provide negative feedback about their home.  But feedback and feelings aside, the sellers were in the driver's seat, why? Because they had the privilege of being able to choose from two offers.

When you only have one offer, it can be painful to give and take, and the negotiation process can take longer because the seller may not really want to deal with this particular buyer.  One offer on the table can make the seller feel like they're giving the home away because there's no guarantee when the next offer will come along, and there's the dreaded reality of reducing the asking price.  When you only have one offer, sellers can feel forced to try to make it work. Ah, but when you have two offers, the environment changes...to the benefit of the sellers.

In a multiple offer situation, sellers get to experience the bidding war that they secretly desired from the beginning.  Even though their listing agent has informed them of the buyers market, and that the last home that sold stayed on the market for seven months, they still cross their fingers and hope that their home sells within days of listing and yields multiple offers.

So, the next time you hear your seller say, "All we really need is the right buyer," or "We just need one offer," be sure to correct them and help them see the light.  Help them understand that every seller's goal should be to attract two offers.  Then they can have the sellers market that they've always dreamed of.

This is a very important article for Alexandria VA homebuyers to read and understand when it comes to trying to get a grip on the Northern Virginia real estate market.  Our area is, and always has been an anomaly when it comes to real estate home values.  The same house built by the same builder with the same upgrades can be $775,000 inside the beltway, and $425,000 in Lake Ridge or even Triangle.

Factor in McMansions, walking distance to metro, a sought-after school district, a park, or even a parkway and there is not a website around that will get it right.  That's exatly why you should seek the help of a knowledgeable, local Realtor to help you determine the value of a home that you'd like to sell or buy.

Occasionally, I will hear or read comments from homebuyers, homeowners, sellers and real estate professionals, about the value and use of online housing calculators that provide estimates of property value.

Earlier this week, I came across an interesting article in the Yahoo Finance section titled, “The Fuzzy Math of Home Values,” which delved deeply into this topic.

 

The article was written by Alyssa Abkowitz, of Wall Street Journal’s SmartMoney.  In one case vignette, Abkowitz showcased Jason Gonsalves, of our Greater Sacramento area.  Gonsalves had invested hard work to turn his 6,500 square foot home in the Sacramento suburbs into an ultimate grown-up party pad.  The home boasted a custom wine cellar, game room and a home theater.  There was a wood-burning pizza oven, and searing station outside.  An infinity-edge pool overlooked the lapping waters of Folsom Lake.  BUT as Gonsalves was finishing up on his home improvements, and delved into refinancing his $750,000 mortgage, he became startled when according to one popular real estate website, his home value had dropped over $200,000 during a recent seven-month stretch.

Another on-line real estate estimating website valued Gonsalve’s home at a mere $640,500.  Adding confusion to the picture – a real-life appraiser had valued the house at $1.5 million.

According to SmartMoney Magazine, the calculations behind online estimates are adding confusion to an already tricky housing market.

As increasing numbers of consumers are groping for information in a cloudy housing arena, the home-value technology provided by Zillow, Homes.com, and Realtor.com have offered an alternative for consumers.  In the past years real estate professionals generally held most of the real estate informational data.  But with today’s fingertip technology, homebuyers, home sellers and owners can key up almost any home, in hopes of learning what a home is worth.

 

However, critics say, the estimates can be far rougher than most consumers realize.  Variations in home valuation can vary 20, 30 or even 50 percent higher or lower than a property’s eventual sale price.

 

The on-line companies, which provide their valuation estimators, rely on the use of algorithms.  Because these algorithms often change, the values of homes often change.  According to the SmartMoney article, this summer Zillow made adjustments that affected all of the 100 million homes in its database, and some home value quotes swung by hundreds of thousands of dollars in as little as a month.  A special Louisville, Kentucky home which according to legend, acted as inspiration for Daisy’s home in The Great Gatsby, quadrupled in value over 30 days.  While according to Zillow, a Brooklyn, N.Y. townhouse currently listed for $5 million, was valued at a jaw-dropping $31 million in the middle of the real estate crash.

The former owners of the “Gatsby house,” watched Zillow put a $331,000 value on the house in May.  In July it had climbed to $1.5 million.  Zillow claimed the lower estimate reflected errors in its statistical model.  The sellers had to fend off a stream of lowball offers before they ultimately sold their dwelling this autumn.

 

Zillow, Trulia, Homes.com and all their competitors make clear their numbers are only guesstimates.  They present disclaimers about information and material consumers garner from their websites.  However, homeowners don’t always pay attention to the disclaimers. 

 

In most of real estate history, home values have been an appraiser’s task.  The process involves gathering data on recently sold properties in the vicinity, and comparing them with the “subject property.”  Size, condition and characteristics, are components considered.  Unique qualities and added amenities, such as a swimming pool can add value.  The appraisal process is as much art as science.

Kingstowne Area Home Sales In Alexandria VA - Market Report for 22315 October 2011

This market report is for the Alexandria VA zip code of 22315 which includes Kingstowne and neighboring subdivisions.

There were 28 sales totaling $11,170,300 in sales in October 2011.  The median sold price was $360,000. The average sold price was $398,939. On average, a home stayed on the market for 54 days and sold at 96.52% of the original list price.

So how's the real estate market in Kingstowne and the Alexandria VA area of 22315?

When you mouseover the interactive chart below, you'll see that home sales have been on a steady decline since July, when home sales peaked at 53 units.  Distressed sales are barely making a dent. Foreclosures and short sales remained in the single digits in October.

 

 

What happened to the median sales price in October? The medial sales price actually took a nose dive.  Look below and you'll notice that in September, the median sales price was $428,500.  October's median sales price of $360,000 is a significant reduction but still higher than February's low of $308,000.

How long will it take to sell my Kingstowne area home? The average days on the market was still under two months, holding steady at 54 days for the second straight month.

Are sellers giving away their Kingstowne area homes?  Don't count on it. The homes for sale in Kingstowne are still selling pretty close to their original asking price, and for the past four months, they've sold above 95% of that amount.  In October, homes sold for 96.52% of their asking price, so there's still some negotiating going on.
