3.69%  for 5 year fixed
 
3.53%  for 4 year fixed
 
3.40% for 3 year fixed
 
These are all 30 day rate holds and the rate does not increase much for longer holds (IE: .01 for 60 days and .03 for 90 days sort of thing depending on which term). Also, this lender pays for legal fees and appraisals on refinances, so if you have a client wanting to pull equity out to purchase another property or consolidate debts this is an excellent product.
