Harbourside is a gated condo community, a tropical paradise, tugged away between the Intracoastal Waterway and Boca Ciega Bay. It is just a few minutes to the beaches, shopping and restaurants, and simply a great place to live.
But many people are confused about one thing:
Is Harbourside part of the City of South Pasadena, FL or part of the City of St. Pete Beach, FL?
The answer is:
BOTH!!

Harbourside in South Pasadena | St. Pete Beach is a beautiful gated condo community with just over 800 units, and many of them are second residences and often empty for longer stretches over the Spring and Summer months. The general perception among the owners at Harbourside is, that Harbourside is pretty dead over the summer, and not much is happening in real estate during the upcoming summer months.

This age-old question that Sellers ask about the value of their condo is never easy to answer! Harbourside South Pasadena, FL is a very practical example (and a favorite community of mine!), how sales prices can vary greatly even within the same subdivision or complex, and even the same floorplan!!
In all of 2011, 16 condos with the “Biscayne” floorplan of 1,145 sq ft were sold in Harbourside. The HIGHEST sold price was $279,000.-, my partner Denise Hobbs and I were the listing agents on this sale. The LOWEST sales price was $190,000.-. WHAT A CRAZY DIFFERENCE!! Harbourside in South Pasadena is a upscale, gated community that I do a lot if business in, but when I talk to Owners, I so often get asked, “What should I do with all that extra furniture I have?“, and my answer normally is “NOTHING until I get there and we talk about it!!“. The amount of time us Realtors spend talking about furniture is really amazing!
Whether people are thinking about selling a property or renting it out, there is no black and white answer to this question, like so often in life – it all depends!

It happened again, and it will probably happen again in the future: I showed a condo to a client, he really likes the amenities and condo, and he wants to move-in this coming Monday. But I have to tell him he can't. He is upset, because the condo is vacant. "It's vacant, I got the money, I want to move in!" - But condos are not hotels!
There are millions of condo associations out there, and every one is a little different, but most of them have one rule in common: No move-in without new owner or new tenant approval!
