But some industry experts think that may be a good thing for the flagging housing market. I'm so ashamed. I joined the "31 days in January" group and promised to blog every day. I started off so well! I found interesting things to blog about. I thought about what I could blog about during the day. I found time to sneak off to my computer to get the blog together each day. And then it happened.... I fell off the wagon. I was in bed falling asleep a week ago Sunday and, in the midst of heading to dreamland, I thought: I FORGOT TO BLOG TODAY! I tried to convince myself to get out of bed.

Retail sales data released by the Census Bureau this morning confirm what other recent surveys have said: consumers are back in the game. Total retail and food sales in December rose 7.9 percent from a year ago while core sales, which exclude autos and gasoline, increased by 6.2 percent. Growth in December was led by non-store retailers (Internet and catalogue), building supply stores (thanks to the sale of storm-related merchandise), drug stores and gas stations (due to rising prices). I've heard quite a lot of commentary on Activerain about why we shouldn't take over-priced listings. And while the "rational" part of my brain agrees, the "I'm-new-to-Real-Estate" part of my brain says that I need listings, and over-priced listings are better than no listings at all. However, I've learned that if I'm going to take an over-priced listing, then I need to have a game plan. So here's my listing: This 3/2 was built in 1987 and sits on almost an acre of land. Originally listed at $275,000. (I won't bore you with the ENTIRE description). Here's the game plan:

OK, pardon my rant... but does anyone else out there find technology to be frustrating? I've just spent the last hour trying to figure out how to create a flyer or a link or a SOMETHING that would allow me to save/link/embed details on an Open House into my blog. (Insert loud scream here). Listen, I'm not completely ignorant. I've worked on/with computers and software for years in various professions. But I'm no technology-guru. And I get so incredibly irritated that it takes SO long to get something accomplished. I mean... one website wants the files to be in .pdf format.

I attended the first meeting of Young Professional's Network (YPN) at SABOR this morning. This group is a growing group of young, career-minded real estate professionals who want to stay abreast of the latest tools, resources, and networking opportunities. I know... it's a tough pill for me to swallow too. This Southern Louisiana girl begs to differ with the "everyone wants to live in Texas" mentality. But the truth is, it's a great place to live, work and raise a family. Why is it taking them 2 months to paint the front door? - 01/04/11 11:46 AM
I'm working with sellers on a cute little property close to a local lake. I told them that before we list it, I needed to walk the property and THEY asked that I give them advice on what needed to be changed in order to sell. The list was actually relatively short: Power wash the stucco Paint the front door Stain/paint the deck Add a couple plants next to said front door According to Realtor.org, there are certain "remodel" items that will give you the biggest bang for your buck. A few months ago I was meeting with a "seasoned" Realtor to pick up a contract and mentioned that I had been taking a GRI (Graduate Realtor Institute) class. His response: "Oh, I don't have the alphabet behind my name". So it got me thinking. I've only been at this for a year, but I'm an educated professional and have always valued continuing education.
