Sorry for the gripe session, but it seems that increasingly agents are not returning phone calls.  In the land of short sales and bank owned...there are lots of unanswered questions and repeating of information.  If you are too busy to return your phone calls, get an assistant! 

Yes, we try to answer questions in our MLS sheets and YES, it's frustrating when we have to return calls about questions that we've already clearly answered.  However, the bottome line is someone ( a fellow Realtor, a buyer etc) picked up the phone to call, took the time to leave a message and showed interest in one of your listings.  What happened to customer service, what happened to respecting each other.

One day, such listings will start to dry up and you will have to rely on the great relationships that you have built with the agents in your area. The agents that you havent called back or that you called back with an attitude..amd guess what...Those agents will remember how you treated them and make you the same priority that you made them. 

A local agent will not even accpet phone calls on her bank owned listings, only emails with 12 hours notice for showings...Come ON! Are you serious, how do you think that bank (client) would feel to know that there assest is not being shown.  Vacant and on a lock box, how hard is it to pick up the phone and say go ahead here's the lockbox code.

I have found myself frustrated with having to return certain phone calls, Yes we are all busy..but I remind myself of what this business is about and I consider that to be RELATIONSHIPS.

OK, so this is totally off topic, although technically cemetery's do sell real estate..its not something we sell as Realtors.  I drive by this cemetery on almost a daily basis, it's where Eunice Kennedy was recently laid to rest.  I always love the top of the stone and wrought iron gates that flank one of the entrances. 

So with camera in car today and the light looking right I decided to stop and snap a few pictures.  On my way out I happened to look over and pass this grave stone, I started to laugh and then thought oh my gosh, maybe I shouldn't be laughing in a cemetery. 

It was not out of disrespect and I have to imgaine the person that went through life with this last name HAD to have had a great sense of humor and maybe, just maybe they were looking down and smiled becuase they brought a smile to yet another persons face.

The first time homebuyer tax credits being given to those qualify for one of the federal government's attempts to stimulate the housing market. While it is debatable whether the tax credit has been successful in its goals, there is little debate whether this program offers potential homebuyers an additional reason to purchase now.
I am here to tell you that time is running out on the $8,000 yes the FREE $8,000 the United States government is allocating to those who qualify under the first time home buyer $8000 tax credit. While the deadline to close on a home in order to receive the $8000 tax credit is November 30, 2009, the time for those "sitting on the fence" to start the process is now.

The average time for closings varies by lender but generally can be anywhere from 30-60 days, so that does not leave much time to get preapproved with a lender and get taken to see potential homes by a Realtor. So if you have never owned a home or if you have not had ownership interest in a property in the last three years the time to ACT IS NOW!!!

My Advice: Don't even think about looking at "Short Sales", the timelines on these homes, even getting answers to offers.

Home prices are still LOW! Mortgage rates are still LOW but creeping up..Now is the time to take action.

Speak to your mortgage broker, your accountant and your Realtor!
