Realtors and For Sale By Owner should know the sure fire way to keep your home listed past 30 days is to Not Stage.

Once your listing is put on the MLS it is considered a Fresh listing, ready to stand against all other homes within the same price range and location.  Why would you put your listing on the same scale as other homes?  Your listing should say sold within a matter of weeks not months.  So why are most homes sitting on the market not SOLD.  The majority of homes are For Sale, but not ready to be SOLD.  When buying a car from a dealer or private seller, don't you expect them to have the car detailed and ready to sell.  Would you choose a car with obvious wear and tear and neglect over one with few to no blemishes.  Don't treat your next listing as if it is not worthy of detailing.  Call in a Stager and get a consultation.

We all know how vital it is in our industry to make full disclosure to our clients just as Realtors.  Our client has the right to know in advance what we intend to do in the home, the amount of time we anticipate the transformation will take, and the amount we charge for the service.  

As an added comfort for my clients, I assure them my charges will not exceed my quote no matter how long the staging or redesign project takes just in case there are events outside of my control and theirs that can happen.  I already know the minimum amount I could walk away with if everything goes haywire and I am resolved to that number.  As an added cushion for my business, I put in my contract that any cancellation without a rescheduling date, made within 3 days of the Project will result in their deposit being forfeited.  I even discuss this with the Realtor and Homeowner so they know what is expected of them should they need to cancel.  This is a professional business and I want all involved to treat our industry as such.  

Keeping our industry moving in a positive direction should be a concern for all.  We want to be sure to keep our clients happy, Realtors informed and educated, and above all not have any UNEASY feelings about the Staging or Redesign business community. 

Let's all pledge to NEVER be Unethical to our clients.  We would not want it done to us. And surely, we should not do it to anyone else.   Let's stage and redesign with total ethics for the next bidder who comes along. There is truly enough business to keep everyone working.

Recently, I was faced with a dilemma of whether to charge a client who lives in my county a consult fee.  Usually, I don't charge a consult fee if you are within 15 miles of my home, however, with the price of gas I am rethinking this one.  This client was referred by a previous client whom I did not charge a consult fee for a family room redesign.  My previous client had their room redesign done in May of 2007.  Should I let the client know that I must charge a consult or should I just let it go because I didn't charge one to her friend even though gas prices are higher now than before.
