Property Sales

February Property sales were 9, up 12.5% from 8 in February of 2012 and -40.0% lower than the 15 sales last month. February 2013 sales were at their highest level compared to February of 2012 and 2011. February YTD sales of 24 are running 84.6% ahead of last year's year-to-date sales of 13.

Prices

The Median Sales Price in February was $245,000, up 14.0% from $214,950 in February of 2012 and up 1.9% from $240,500 last month. The Average Sales Price in February was $306,444, up 29.1% from $237,363 in February of 2012 and up 16.9% from $262,113 last month. February 2013 ASP was at a mid-range compared to February of 2012 and 2011.

Inventory & MSI

The Total Inventory of Properties available for sale as of February was 60, down -11.8% from 68 last month and down -26.8% from 82 in February of last year. February 2013 Inventory was at the lowest level compared to February of 2012 and 2011.

A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The February 2013 MSI of 6.7 months was at its lowest level compared with February of 2012 and 2011

Market Time

The average Days On Market (DOM) shows how many days the average Property is on the Market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market. The DOM for February was 96, up 37.1% from 70 days last month and up 123.3% from 43 days in February of last year. The February 2013 DOM was at its highest level compared with February of 2012 and 2011.

Selling Price per Square Foot

The Selling Price per Square Foot is a great indicator for the direction of Property values. Since Median Sales Price and Average Sales price can be impacted by the 'mix' of high or low end Properties in the market, the selling price per square foot is a more normalized indicator on the direction of Property values. The February 2013 Selling Price per Square Foot of $136 was down -2.2% from $139 last month and up 2.3% from $133 in February of last year.

Selling Price vs. Listing Price

The Selling Price vs. Listing Price reveals the average amount that Sellers are agreeing to come down from their list price. The lower the ratio is below 100% the more of a Buyer's market exists, a ratio at or above 100% indicates more of a Seller's market. The February 2013 Selling Price vs. List Price of 98.4% was up from 96.1% last month and up from 96.0% in February of last year.

Inventory / New Listings / Sales

'This last view of the market combines monthly inventory of Properties for sale along with New Listings and Sales. The graph shows the basic annual seasonality of the market as well as the relationship between these items. The number of New Listings in February 2013 was 15, down -31.8% from 22 last month and down -48.3% from 29 in February of last year.

Just want to share with all of you what I have been doing in the last few weeks and why I off the radar on AR blogs for a while.

As some of you know that I am not just a real estate agent, but also a piano teacher. I have been teaching piano for 17 years, I love what I do and I absolutely LOVE all my students. I think every child has potential to accomplish something great with right instruction. So, if you’ve been following my past posts you know that one of my students won CT state piano competition in May – Audrey Thayer piano competition. And if you follow my posts, you know that I participate in The Achievement Program through Royal Conservatory of music.

Well… My student, Ayushman Choudhury, is recipient of the 2012 Tri-State Certificate of Excellence for level 5 in CT for the Carnegie Hall Royal Conservatory Achievement Program! He was invited to perform at Carnegie Hall in New York City on February 9, 2013.

It was an amazing experience to listen all performers play there.

I can’t even tell you how happy I am for Ayushman Choudhury, and for myself It is a huge honor. And things like that make my life amazing! I do hope that I will be able to do it for many years to come!

It is official. 2012 has come to an end. Happy 2013, Everyone!

We didn’t have a lot of snow here, in New England, and were pleasantly surprised when it snowed on December 29. The New Year’s night really felt special… With all that sparkling fluffy snow on the ground. And having a great company made it special too. Children really enjoyed our “own” fireworks.

As I look back on 2012, I realize how fortunate I am, having such a wonderful family: my caring and loving husband for almost 18 years (!!!!) and two sons, who I absolutely love and adore J

But looking in the future, I sure hope that year 2013 will be less violent. It breaks my heart to think that some parents have lost their young children in the Newtown shooting… For a reason which nobody knows.

Happy and Healthy 2013 to all my friends!

Happy 2013, Everybody!

Hello my friends, 2012 has come to an end… I hope you all had a wonderful year!

Here is a little update on the Makarov family.

Nikita is a sophomore at GHAMAS (Academy of Math and Science) and at South Windsor High school. He travels between towns: to GHAMAS first half of the day, and comes back to home high school in afternoon. He is doing great and it looks like he will be taking scientific path as his father. And of course, he and his little brother play piano and participate in piano competitions and preparing for the national exam through The Carnegie Hall Royal Conservatory Achievement Program.

Andrei, our 8-years old, is in third grade and very smart young fellow. Doing excellent in math. Andrei is very active in sports: karate, tennis, swimming…, and practicing his negotiation skills with mom, when it comes to piano practice time. (Did you know that teaching your own kids to play piano is like trying to make a pile out of water? LOL…)

Olegenjoys working at IPGPhotonics as a Research Scientist making his green lasers. His company made news in Forbes this past year as one of the fastest growing companies in United States which uses this technology.

Tatyana is basically doing what every mom does: keeping family on schedule and making sure everybody is loved and taken care of.

As you know, Tatyana owns and runs her piano studio for about 15 year now. In 2012 she got involved in the National Exam with her piano students and one of her students is a recipient of the 2012 Tri-State Certificate of Excellence for level 5 in CT for the Carnegie Hall Royal Conservatory Achievement Program! He is invited to perform at Carnegie Hall in New York City. So, we all look forward to our trip to New York City on February 9, 2013 to see his performance.

Tatyana also had a very successful year in Real Estate. As you may know, she received her license four years ago (after extremely disappointing experience during purchase of her own home) and joined Coldwell Banker Residential Brokerage. Oh yes, and she runs about 11 miles 2-3 times a week. (She is trying to conquer half-a-thon in the Spring of 2013).

I can’t believe that all the excitement and anticipation is over! Another year, another Christmas… How did it all happen? Well, my mom was right when she was telling me back when I was a little girl: “Don’t wish to be older… When you’ll get there, you can’t turn the clock back.”

Yes, now I am mom of two wonderful boys: Nikita, 15 years old, and Andrei, 8 years old. And I am trying to tell them to enjoy every day of their childhood.

Being a piano teacher I have strong association of Christmas with one of THE MOST beautiful and beloved classical pieces: The Nutcracker, composed by Peter Ilyich Tchaikovsky (1840-1893), Russian composer. Tchaikovsky was quite a famous and successful composer when he began composing The Nutcracker in 1891, a ballet based on Alexandre Duma’s adaption of Hoffman’s tale The Nutcracker and the Mouse King. By March 1892 the ballet was orchestrated and, apart from final revision, completed.

The complete ballet was first presented on December 18 of that year at the Maryinski Theater before the Emperor and his court.

Every year I include beautiful pieces from this timeless suite to our winter piano recitals. Below are a few performances. I hope you will find them interesting. I am playing Russian Dance, Trepak, with my oldest son, Nikita, last year. (Little Beethovens LLC, South Windsor piano studio)

The Longest Dinner Table. It was a great night with friends for a wonderful benefit! It was the sixth annual signature fundraising event organized by the South Windsor Public Education Fund Committee. Their mission is to fund grants and special projects for the benefit of our students and to further enhance the excellence of our town’s education program.

Over 200 people - most of whom were in costume - attended 6th annual The Longest Dinner Table, the South Windsor Public Education Fund’s largest fundraiser, on Saturday evening at Rockville Bank Park at the Promenade Shops at Evergreen Walk.
Every table had some theme, Ours was Rock Stars!!
The band Locomotion played live music to add to the festivities, as people dined on food that they brought themselves.
The people paid $25 apiece to attend, several local businesses and residents made significant donations. The Longest Dinner Table event raised about $12,000 to $15,000, according to Liza Love, the chairman of the South Windsor Public Education Fund.

The summer is over... With all family activities we had in South Windsor was a great, full of adventure, fun and a little crazy weather. Pretty soon we will wake-up to a first snow. And kids will keep their fingers crossed wishing that school will be canceled (without realizing that it will be payback time in June) and parents will roll their eyes and sigh...

Until then we still have a few fun and exciting events coming up in South Windsor and one of them is this Saturday, September 29, at 5:00 p.m. The Longest Dinner Table. It is a great event which brings our community together. The event takes place at The Promenade Shops at Evergreen (near LL Bean), where residents of South Windsor are setting one long table. Families are bringing one dish to share with everybody. It is a great opportunity to meet you friends, your family, and meet new people in our town. Adults (no children, sorry) will have a chance to relax in a warm and friendly atmosphere.

A little bit about me. I am a classical pianist; I have a Master Degree in Classical performance and Piano Pedagogy. I am a board member of CTMTA and chair of the Spring Festival. I do prepare my students for Select Student and Audrey Thayer state piano competitions and have my students winning those events.

I would be happy to discuss with you in person about what is necessary from me, as a teacher, and from you and your child, to prepare for such events. Every child is different and having Master degree in Piano Pedagogy allows me to find individual approach with every student and make sure that they all learn to their full potential.

Being classical pianist, I love classical music and I am trying to introduce my students to classical composers such as Beethoven, Chopin, Bach, Mozart, Clementi, etc at early stage. Of course, I am not only limited to classical pieces, some of my students show interest in Jazz, Blues…

I am using various methods with my pupils on different levels. I also prepare my students (who want to participate) for “The Achievement Program” through Carnegie Hall Royal Conservatory.

Last year I signed up 18 of my pupils and they all received First Class Honors. That is a very beneficial program and I am hoping that this year I will have a lot more students participating in this exam. I will show you and explain everything that the preparation process involves (from ear training, sight reading exercise to specific repertoire required by the syllabus). Upon passing the exam, every student receives certificate of accomplishment. Students who scores above 87 points on the exam are invited to perform at The Carnegie Hall.

How I became a realtor.

For my whole life, I have been around people and I consider myself outgoing and positive. I am also hardworking person and have been a piano teacher since 1995, when my husband decided to come to United States to undertake his PhD in Physics. I had no choice but to followJ. My biggest fear back then—was not knowing English. I don’t know if you can fully “feel” the pain I went through the first few years I lived in America. But I have to say that I am confident now that my English is pretty good. What about a little accent? Well, it will stay with me, and give me even more individuality!

Here follows a little story just to share with you why I became a real estate agent:

A few years ago, after moving all over the country (Lexington, KY; Pasadena, CA; and finally settling down in South Windsor, CT) we had a chance to buy our first home! You probably remember the FEELING when you received your keys at the closing table and then went to your NEW home. What an amazing time for each of us.

Unfortunately, our whole experience of buying a home was not all that pleasant, however. Being complete new to the buying process and not knowing what to look for or how everything should be done, we relied on our agent. I have to say, she was a nice lady, but as it turned out later, she could have done much better in representing us. To give you one example. When we arrived at the home to do our home inspection, the listing agent and both homeowners with their two little dogs were present. I do understand that MAYBE that is okay with some buyers, but I think that EVERY BUYER deserves a private time with the inspector. Our agent didn’t insist (or even suggest to us) than we ask the owners to leave the property. So, it turned out to be a march through the home with inspector, my husband, me and the owners cheerfully following us with quips such as : “Oh, that is okay.... This worked perfect, for us.”

Then on the day of the closing, we went for our final walkthrough and found that the owners were still in the house, moving out. The garage was trashed with boxes, and an old slider door (“Oh! You may need it if you decide to do an addition to your home; Oh! You may use these Halloween, Thanksgiving decorations”). We politely told them that we were not going to do any addition soon, and that we would not use the scary fake flowers and sad-looking turkey for our décor. But, again, our agent didn’t insist (or suggest to us) that this trash be removed or that the former owners provide us with some money in escrow to do so ourselves.

Well, after all we went through and feeling a bitter aftertaste for some time, I decided that what had happened wasn’t right. I couldn’t stop thinking about what should be done correctly... And a few years ago I decided to become a real estate agent myself. I don’t aim to become wealthy in this business, but what I REALLY want to do is provide people with the service and representation they deserve, to guide them all the way through the process of buying or selling their home.

So, being a full-time mom to two wonderful boys (ages 7 and 14), and having a wonderful, supportive husband, I continue two jobs that I couldn’t imagine not doing: In both of these positions, real estate agent and piano teacher. I am passionate about what I do; I think that is why I am successful in each. I am still trying to educate myself further and do my absolute best in helping people with their real estate needs. What could be better than to be known as a piano teacher, who is patient and kind, and as a real estate agent, who is knowledgeable and helpful? I am delighted to be known as both. J

One of the most beautiful classical pieces.

Ludwig Van Beethoven is one of the most important composers in the history of music, and one of my absolute favorite! (That is why I named my South Windsor piano studio “Little Beethovens” LLC).

Nobody knows the exact date on which Ludwig was born. He was baptized in the German town of Bonn on December 17, 1770. At first, Beethoven was taught piano and violin by the father. Between the ages of 10 and 22 he studied with Christian Gottlob Neefe, the court organist at Bonn. Neefe recognized Beethoven’s talent and encouraged him as a musician.

But today, I want to share with you one of the most famous, and most mysterious pieces written by Ludwig Van Beethoven: “For Elise.” This piece is a bagatelle (short instrumental piece). The title is “For Elise”, but nobody knows who this was. It was written for a woman called Therese Malfatti. Beethoven asked her to marry him in 1810, but she refused. He gave her a private copy of this piece, which was not published until 1867. Beethoven composed this piece being practically deaf. (Story Behind For Elise). This is perhaps on the most well-known pieces in the world. This composition is a common catalyst and inspiration that causes many people to become interested in the piano. The first few notes are instantly recognized by most people who may even be able to play them, and the entire first section is often taught to students starting out. The number of people who can master the entire piece significantly smaller because of the intricate control of touch and emotion is requires to come out right. I hope you will enjoy my performance (and who knows maybe it will inspire YOU to take piano lessons as well... It is never too late!) This melody got me interested to take piano lessons when I was just five years old (I heard it first from my friend, neighbor was taking piano lessons and was studying this piece at that time). And now, being piano teacher for 17 years, I hear almost from every single student I teach asking me to teach them the first, main, part of the timeless classical piece.
