Superbowl Sunday - Enjoy, but keep your head about you. - 01/30/09 06:08 PM
Folks, let's have a great time this coming Sunday.  A great time to gather with friends, to talk smack to feel the glory of victory or the agony of defeat.  But let's not be a statistic and lets not ruin our lives and others.
Super Bowl Sunday is one of the year's most dangerous days on the nation's roadways due to impaired driving.
According to the National Highway Traffic Safety Administration (NHTSA), 158 people, representing 51 percent of all traffic fatalities, died during the 2004 Super Bowl weekend due to impaired drivers with blood alcohol concentration (BAC) levels of .08 … (1 comments)

Neither Rain, Sleet, Snow, or Ice Storm shall keep a Realtor.... - 01/28/09 09:21 PM
from taking care of their clients in Clarksville Tennessee.

I guess you could call it an ice storm. It was cold last night, rainy and windy. Sometime during the night it all turned to ice about two inches in all.  Our daughter Ashley was thrilled to be out of school. The roads were more wet than icy on our street and by 8am they were all just wet. Still school was closed for two days.

Pam even got out in this beautiful, cold, wet mess to show a couple homes to a client of ours. It helped them to … (5 comments)

Taxes and Foreclosures - 01/22/09 07:22 PM
At first blush, the rule seemed so unfair that it must have been a cruel hoax. First, you lose your house in a foreclosure-perhaps you fell behind in the payments after you lost your job, you got sick, or your husband or wife died. Then the law ordered the IRS to pile on the emotional and financial grief by charging you extra income tax.
Outlandish, perhaps. But, until foreclosures became the symbol of the national financial crisis in late 2007, that was the law. First, a look at the basic rule, then a review of the temporary fix that will benefit … (1 comments)

NINE WORDS WOMEN USE
(1) Fine: This is the word women use to end an argument when they are right and you need to shut up.   (2) Five Minutes: If she is getting dressed, this means a half an hour. Five minutes is only five minutes if you have just been given five more minutes to watch the game before helping around the house.   (3) Nothing: This is the calm before the storm. This means something, and you should be on your toes. Arguments that begin with nothing usually end in fine. (4) Go Ahead: … (6 comments)

As parents we have grand expectations of our children.  Our families all had grand expectations of us.  Some of us lived up to those expectations, others had ebs and flows but eventually climbed the mountain.

Create a Sellers' Market - Turn Down Listings! - 01/18/09 01:27 PM

Via Dawn Maloney, ABR (Geneva Chervenic Realty):
To quote Lenn Harley, "Our market would have about 75% of the homes for sale that it does if every agent only took listings that the genuinely thought they could sell and not just crowd up the MLS."
This quick message is for agents (and sellers) alike. It's not easy, but imperative.
Agents, stop saying yes to properties that are priced too high. They clutter up the MLS, confuse buyers, and cause frustration for sellers. In our market, buyers won't even give a lowball, and everyone's time is wasted. Buyers are overwhelmed with choices. Want … (3 comments)

Beware of Garbage Trucks... - 01/09/09 06:39 PM

I hopped a taxi and we took off to Grand Central Station.  We were driving along in the right lane when, all of a sudden, a car jumped out of a parking space right in front of us.  My taxi driver slammed on his brakes, skidded, and missed the other car's back end by just inches.
The driver of the other car, the guy who almost caused a big accident, whipped his head around and he started yelling bad words at us.  My taxi driver just smiled and waved at the guy.  I mean he was friendly, so I … (3 comments)

QUALITY PEOPLE WANT TO WORK WITH QUALITY PEOPLE - 01/06/09 08:27 PM

Via Dorie Dillard: Canyon Creek & NW Austin Living (Coldwell Banker United):

Sunday in church our pastor was talking about the legacy of "grace", living it and leaving it behind for others.  It really made me think about "giving".  We are all natural born givers.  Giving unselfishly of our time and resources canb e addicting once we get in practice.  The rewards are endless as we have all at one time or another received a gift we cannot possibly repay.  I'm a firm believer in what goes around comes around.
When giving is intentional and thoughtful it matters the most.  … (0 comments)

DON'T BLAME THE AMERICAN CONSUMER FOR THE STATE OF THE HOUSING MARKET OR THE ECONOMY. - 01/03/09 08:33 AM

Via Lenn Harley Homefinders.com MD & VA Real Estate:
THEY ARE CONSUMERS, NOT HOUSING MARKET ANALYSTS.
A recent comment that the American consumer had marginal ability to pay and didn't care is typical of many posts and comments that I read.
I dispute that premise.
The American family does care.  They are, however, unsophistacated in financial matters.  Tell a family that they can have their dream home with low mortgage payments with the promise of refinancing in 2-3-5 years when they are (1) making more money, (2) have a mortgage interest tax deduction, etc. and they will focus on their goal of having … (0 comments)

HELP FOR MILITARY HOME OWNERS WHO MUST SELL WITH NEGATIVE EQUITY. - 01/01/09 06:54 PM

Via Lenn Harley Homefinders.com MD & VA Real Estate:
THE VETERANS ADMINISTRATION COMPROMISE SALE.
Jon Graham asks about relief for the military home owner who finds himself or herself in a negative equity situation and needs to sell.
The VA Compromise Sale is often the solution.  I've done several over the years and they are very much preferred over the conventional short sale or foreclosure.  Military owners do not usually have a choice when they receive orders to transfer.   Yet, if they purchased a home in the past several years, there is a good chance that they do not have sufficient equity to … (1 comments)
