Boat Safety Course - Saturday, August 27

The Montgomery County Conservation Club is pleased to announce a Boating Safety Course presented by the Coast Guard Auxiliary.

Coast Guard Auxiliary will be giving a boater's safety class Saturday August 27, 2011, 0900 am in the Montgomery County Conservation Club House located just off Seven Mile Ferry Road. The class will last approximately 6 hours (0800 - 1500).

There are more boats on the Cumberland River than in recent years and with that more inexperienced or uneducated boat operators. The Montgomery County Conservation Club wants to ensure boat operators in the Montgomery County area are knowledgeable and educated in boating safety. Let’s keep the Cumberland River safe - Get Educated!

This is a great opportunity to improve boating safety on the Cumberland river by educating new boaters and a refresher for veteran boaters. For those born after January 1, 1989, the Coast Guard Auxiliary will proctor state exams for powerboat operator permits, you will need to pre-purchase a Type 600 Exam Permit from TWRA. Cost is $10 and you can get this permit from Walmart, Bait shops, Bass Pro, etc. (Minimum age to become certified is 11) Also, we are asking for a $10.00 donation with all proceeds going to the Coast Guard Auxiliary.

On this very morning there are well over 100 thousand of our sons, daughters, brothers, sisters, fathers, mothers who are serving in lands where people who wish to destroy our lives continue to train. These Soldiers, Sailors, Airmen and Marines all VOLUNTEERED to do so. They do this FOR YOU AND I. They do this to ensure that the fight does not come to your hometown, that you and your Families as well as mine can sleep well tonight. They do this so that we can eat our Hot-dogs, drink our beverages, and fire off those bottle rockets.

God bless those who have paid the ultimate sacrifice, those who serve this day as well as the Families. They deserve nothing less than our utmost respect and gratitude.

How many of you are willing to show your age? Come on, raise your hand if you remember Saturday mornings watching a School House Rock infomercial between your favorite cartoons? I do!

Whilst I was taking my annual U.S. Constitution training today I was reminded about these catchy and educational videos of old. Now that was good government spending folks! You can't beat teaching children about their country, about adjectives, verbs, etc on a Saturday! What happened to those type of ideas? Really, with all the idiotic things that our country spends money on - certainly this would be one that should be relooked.

For those of you who are a tad bit younger or may have forgotten, please take a walk down memory lane. Parents - I encourage you to find a way to introduce these great clips to your children.

Speechless Sundays - Longing for Spring

Definitely think they are the King and Queen of the home but they like to explore for an hour or so outdoors when the weather is nice. Those in Clarksville TN know the weather has been less than desirable over the past couple weeks if not the past couple of months. Poor souls have been limited to eating four or five times a day, sleeping hours on end and the occasional scratch behind the ears. Oh the injustice!!!!

Of course my other lady of the house has no issue with weather. Especially the cold and snow. She is always encouraging the King and Queen of the house to come out..

Wordless Wednesday - February's Falling

This has been an unseasonably cold Winter in Clarksville Tennessee. While I don't believe we have set records in snowfall, this has got to be the most snow that I have seen in my 20 years of residing here. Anyone who has lived here knows that folks just flat out cannot drive when it comes to snow in Clarksville!

Fortunately for our friends, they prefer to walk and stay in territory they know - all the while looking for something interesting (and tasty) to munch on.

Now those that know me KNOW that I love to sing. Mainly Country Music but I have been known to sing some other tunes much to my daughter's chagrin. There are many songs out there that tell stories that we can all relate to and others that can easily identify a particular mood you might be in.

As I was doing my nightly blog reading this evening I stumbled upon a rather effective marketing blog geared toward home owner's who might be looking for a listing agent. While I agree with with much of what the author had to offer, I did had my reservations so I decided not to respond on the agent's post (agian - geared toward prospective clients and not other Realtors). Instead, the blog post immediately brought a song to my mind (and my lips!).

The context of the blog post can be summarized as away with the old ideas and in with the new. The use of technology and the audience reached via the World Wide Web in the author's opinion are the way to go. Gone are the days of paper fliers, signage and open houses. Why? Simple in the author's mind - you reach your target audience through the Internet and are simply wasting time and resources with anything else (my read on it).

Now, I COMPLETELY AGREE with the power of the Internet and the ABSOLUTE NEED to market listings on the Internet - the more sites you can get your listings on - the better in my opinion. I credit much of our success in the Clarksville TN Real Estate Market with our blogging here on Active Rain as well as our social networking on Twitter, Facebook, LinkedIn, etc. The impact is obvious and I am sure that many who read this will agree, as well as our current and past clients.

But....there is still a place of the paper fliers, signage and open houses folks. I do not and will not subscribe to the notion that these are a waste of time and resources. Realtors pay good money for mentors and coaches who preach that you should not do any of this - the reason: If there is no information available at the property prospective buyers will call you! Let me ask you - how's that working out folks? Surely prospective buyers who are interested in the property are going to call, but is it about attracting new clients or representing the clients that you have (AKA the homeowner who trusts you to sell their home). My take is the latter but ultimately both can be achieved - the point is that your primary focus is the owner's of the listed property.

Oh - I almost forgot - back to the song I am singing. This topic got my mind filled with a Bellamy Brothers tune (and no it is not Redneck Girl!). Ever heard the song 'He's and Old Hippie'? This is a great song and certainly pertains to the topic at hand - you need not to go any further than this line: He's an old hippie and he don't know what to do. Should he hang on to the old, should he grab on to the new?

My answer to that line when it comes to Real Estate: Use what is most effective in order to produce results! A combination of the old and new techniques will work wonders folks! Please PLEASE don't send me your money - I am not a coach - just a simple fellow with a common sense approach to Real Estate. Advice is free and as always - yours to use or discard as you see fit.

In the end, as long as you are doing your absolute best to represent your clients, whether sellers or buyers that is all that counts. Go the extra mile, treat them with courtesy, honesty and respect and above all communicate often. Folks will appreciate this more than you can imagine and you will not only have satisfied clients but also life long friends. Get er done!

As I am sure is the case with many of those in the market for a new home, when it comes to an Earnest Money Deposit, buyer do not understand the intent. Hopefully, the below will assist in solving the mystery.

What Is An Earnest Money Deposit? An earnest money deposit, also known as a good faith deposit, is a specific dollar amount that a potential buyer pays to the seller in an effort to display their serious interest in a property. It's important to note that an earnest money deposit is not the same as a down payment.

The Purpose Of An Earnest Money Deposit:

An earnest money deposit is used to secure a purchase contract, which means the buyer doesn't have to worry about the property being sold out from underneath them. Without an agreement, the seller would be free to sell the home at anytime. An earnest money deposit, however, secures the availability of the home as the potential buyer obtains an inspection, appraisal and financing for the purchase.

How Much Good Faith Is Enough? So, just how much of an earnest money deposit is required? Truthfully, it depends on a number of factors, including the home's purchase price, your location and the standard as set by other sellers. In most cases, the earnest money deposit is negotiable and the seller will be happy in knowing that the potential buyer is serious enough to offer their money in good faith.

How An Earnest Money Deposit Is Used: If the transaction is successful and the buyer follows through with the purchase, an earnest money deposit is refunded to the buyer or applied to closing costs. If the buyer defaults or is unable to obtain financing, the seller often has the discretion to retain the earnest money deposit as damages or as otherwise described in the purchase agreement.

Using Your Dollars And Sense:

When it comes to an earnest money deposit, it's essential that buyers know who should receive the money and how to handle the payment. In most cases, the deposit should be made payable and presented to a licensed real estate broker, an attorney or escrow company. Your Realtor can assist in getting your earnest money deposit into the right hands. It's important to obtain a receipt, which should clearly outline the purpose of the deposit. The funds will be handled in accordance with the purchase agreement and/or as agreed upon by both the buyer and seller.

Before handing over a good faith deposit, make sure that you have faith in the person accepting your money. Potential buyers should not give an earnest money deposit directly to the seller, nor should they give it to anyone who claims to be with a brokerage firm unless their credentials are verified.

Military Tax Credit Extension Information

A valuable benefit that is still available to our Nation's Armed Forces that simply is not communicated enough. As the Soldiers of the famed 101st Airborne Division redeploy from yet another Rendezvous with Destiny, I was reminded by Rod Hawkins of F&M Bank of the Military Tax Credit Extension Information.

Members of the military and certain other federal employees serving outside the U.S. have an extra year to buy a principal residence in the U.S. and qualify for the credit. Thus, an eligible taxpayer must buy, or enter into a binding contract to buy, a principal residence on or before April 30, 2011. If a binding contract is entered into by that date, the taxpayer has until June 30, 2011, to close on the purchase. Members of the uniformed services, members of the Foreign Service and employees of the intelligence community are eligible for this special rule. It applies to any individual (and, if married, the individuals spouse) who serves on qualified official extended duty service outside of the United States for at least 90 days during the period beginning after Dec. 31, 2008, and ending before May 1, 2010.

In many cases, the credit repayment (recapture) requirement is waived for members of the uniformed services, members of the Foreign Service and employees of the intelligence community. This relief applies where a home is sold or stops being the taxpayer's principal residence after Dec. 31, 2008, in connection with government orders received by the individual (or the individual's spouse) for qualified official extended duty service. The credit is still allowable even if this happens during the year of purchase. Qualified official extended duty is any period of extended duty while serving at a place of duty at least 50 miles away from the taxpayer's principal residence (whether inside or outside the U.S.) or while residing under government orders in government quarters. Extended duty is defined as any period of duty pursuant to a call or order to such duty for a period in excess of 90 days or for an indefinite period.

Ways To Reduce Your Heating Bill

With this being one of the coldest winters in recent memory, the following tips may be a bit overdue, but certainly worth your while as a homeowner or even as a tenant. As everyone knows - when the temperature outside begins to fall, our heating bills quickly start to rise. For many homeowners, keeping their house warm in the winter means paying a hefty heating bill - Pam and I are right there with you. Fortunately, there are some ways to help reduce those costs and keep a little extra cash in your pocket for a rainy (and warmer) day.

Open up those blinds! Even though it may be cold outside, the sun still tries to peak through on occasion. When it does, make sure to open your curtains and/or blinds in order to welcome the sun's heat into your home. This will help to add a touch of warmth to help keep your heating costs down. After all, the time for seeking shade from the sunlight is in the summer.

Check your Water Heater Temp! Did you know that the settings on your water heater could be affecting your heating bill? It's true. Check your owner's manual or ask a local expert about the ideal settings for your water heater which, if turned down, may still be able to heat your water adequately while reducing your heating bill.

Have you checked your 'R' Value lately? Insulation is used to maintain your home's temperature. Some houses, especially older ones, may require additional insulation to keep the cold air out during the winter and the warm air in. The latter is especially important if your goal is to lower your heating bills. Check with a local insulation professional about upgrading or replacing your outdated insulation.

Adjust that thermostat! Turning the thermostat down when the house is empty or at night (when you can snuggle up under the covers) will help to reduce your heating costs. We have installed programmable thermostats in order to better control our home's temperature and have certainly noticed the difference.

Window Woes? If you feel a cold draft near your windows, chances are good that it isn't the only direction that the air is flowing. Specifically, air leaks or gaps in your window can cause the warm air to leave your home, which can result in a rising heat bill. If you notice a draft, use caulk to seal the area or hire a professional to repair any cracks or imperfections that may be causing an airflow problem.

Now that you know how to keep your heating costs down, it's important to note a certain amount of fresh air must be able to enter the home in order to prevent a buildup of moisture, which could lead to mold during the winter. In other words, don't prevent a natural airflow by making your home excessively airtight.

Is there such a thing as finding the "perfect shot" in Real Estate? Like many Americans I am a fan of Golf but would not neccessarily call myself a player. At face value it looks like a simple game (hit the little white ball with a big club), but I know this to be false. It is one of the most challenging disciplines (or sports) and also the most frustrating when you can't find your swing.

Golf and Real Estate have much in common whether you realize it or not. While being a sport is definitely not one of the commonalities between the two, still similar traits must be found in both in order to succeed.

- Playing Golf is an art form according to many who are fascinated with the little white ball and chasing it all over the fairway in hopes of finding an equally little hole identified by the flag standing from it. Real Estate is also an art, and much like the game of golf, many of the best Realtors in the ‘game' are fascinated by following the prospect all over town to find the perfect home for them. It is an art in that you must master the following in both golf and in the Real Estate profession.

- Patience: Ever heard a young person say they just don't have the patience for golf? It is a game of patience and some just do not possess it. Same holds true in Real Estate - especially in today's market. You cannot get impatient when dealing with people. You cannot ‘force' the issue or you will simply lose the sale. In golf, you will simply pull your back out (been there, done that!)

- Persistence: Golf is a game of persistence - you cannot give up after the first nine holes because you just can't seem to get your swing down. Same holds true in Real Estate - you can't give up when a prospect does not turn into a client. It happens - you dust yourself off, know that you provided the best you could and you move on to the next hole, er prospect.

- Dedication: As in golf, you must be dedicated to the profession of Real Estate in order to succeed. Dedication means taking time to hit the driving range, lessons with a Pro, and the putting green among other things. Dedication in Real Estate is more than just a sign on your call, a blog, or a sign in a yard - it is follow up, it is late nights and sometimes weekends to ensure your client's needs are met. It is also helping your fellow agents in need.

- Study: To be a master at either the game of golf or in Real Estate it takes constant study on your part. How many times have we seen Tiger change his swing? Same holds true in Real Estate - it is constantly changing and you must be willing to change your swing in order to stay competitive in your market.

- The Perfect Shot shot keeps many golfers coming back for more. In Real Estate, the great relationships we build keep us hungry for more - that and knowing that we made a positive impact in a family's life.

Remember, when you start to feel a little frustrated, or a bit down - that perfect shot is just one swing away. Focus and follow-through. Your Clients will appreciate it and so will you.
