      <description>&lt;p&gt;&lt;strong&gt;The Montgomery County Conservation Club&lt;/strong&gt; is pleased to announce a &lt;strong&gt;Boating Safety Course&lt;/strong&gt;&#160;presented by the &lt;strong&gt;Coast Guard Auxiliary&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;Coast Guard Auxiliary will be giving a boater's safety class Saturday August 27, 2011, 0900 am in the Montgomery County Conservation Club House located just off &lt;strong&gt;Seven Mile Ferry Road&lt;/strong&gt;. The class will last approximately 6 hours (0800 - 1500).&lt;/p&gt;
&lt;p&gt;There are more boats on the Cumberland River than in recent years and with that more inexperienced or uneducated boat operators.&#160; &lt;strong&gt;The Montgomery County Conservation Club&lt;/strong&gt; wants to ensure boat operators in the Montgomery County area are knowledgeable and educated in boating safety.&#160; Let&#8217;s keep the &lt;strong&gt;Cumberland River&lt;/strong&gt; safe - Get Educated!&lt;/p&gt;
&lt;p&gt;This is a great opportunity to improve boating safety on the Cumberland river by educating new boaters and a refresher for veteran boaters.&#160; For those born after January 1, 1989, the &lt;strong&gt;Coast Guard Auxiliary&lt;/strong&gt; will proctor state exams for powerboat operator permits, you will need to pre-purchase a &lt;strong&gt;Type 600 Exam Permit&lt;/strong&gt; from &lt;strong&gt;TWRA&lt;/strong&gt;. Cost is $10 and you can get this permit from Walmart, Bait shops, Bass Pro, etc. (Minimum age to become certified is 11)&#160; Also, we are asking for a $10.00 donation with all proceeds going to the Coast Guard Auxiliary.&lt;/p&gt;

      <description>&lt;p style="text-align: center;"&gt;Definitely think they are the King and Queen of the home but they like to explore for an hour or so outdoors when the weather is nice.&#160; Those in&lt;strong&gt; Clarksville TN&lt;/strong&gt; know the weather has been less than desirable over the past couple weeks if not the past couple of months.&#160; Poor souls have been limited to eating four or five times a day, sleeping hours on end and the occasional scratch behind the ears.&#160; Oh the injustice!!!!&lt;/p&gt;

      <title>Hang on to the old or grab on to the new?</title>
      <description>&lt;p&gt;Now those that know me KNOW that &lt;strong&gt;I love to sing&lt;/strong&gt;.&#160; Mainly Country Music but I have been known to sing some other tunes much to my daughter's chagrin.&#160; There are many songs out there that tell stories that we can all relate to and others that can easily identify a particular mood you might be in.&lt;/p&gt;
&lt;p&gt;As I was doing my nightly blog reading this evening I stumbled upon a rather effective marketing blog geared toward home owner's who might be looking for a &lt;strong&gt;listing agent&lt;/strong&gt;.&#160; While I agree with with much of what the author had to offer, I did had my reservations so I decided not to respond on the agent's post&#160;(agian - geared toward prospective clients and not other Realtors).&#160; Instead, the blog post immediately brought a song to my mind (and my lips!).&lt;/p&gt;
&lt;p&gt;The context of the blog post can be summarized as away with the old ideas and in with the new.&#160; The use of technology and the audience reached via the &lt;strong&gt;World Wide Web&lt;/strong&gt; in the author's opinion are the way to go.&#160; Gone are the days of paper fliers, signage and open houses.&#160; Why?&#160; Simple in the author's mind - you reach your target audience through the Internet and are simply wasting time and resources with anything else (my read on it).&lt;/p&gt;
&lt;p&gt;Now, I COMPLETELY AGREE with the power of the &lt;strong&gt;Internet&lt;/strong&gt; and the ABSOLUTE NEED to market listings on the Internet - the more sites you can get your listings on - the better in my opinion.&#160; I credit much of our success in the &lt;strong&gt;&lt;a href="http://www.cashsofclarksville.com/" target="_blank"&gt;Clarksville TN Real Estate&lt;/a&gt;&lt;/strong&gt; Market with our blogging here on &lt;strong&gt;&lt;a href="http://activerain.com/" target="_blank"&gt;Active Rain&lt;/a&gt;&lt;/strong&gt; as well as our social networking on &lt;strong&gt;&lt;a href="http://twitter.com/clarksvilletn" target="_blank"&gt;Twitter&lt;/a&gt;&lt;/strong&gt;, &lt;strong&gt;&lt;a href="http://www.facebook.com/photos.php?id=40939319069#!/pages/Clarksville-Real-Estate-The-Cash-Team/40939319069" target="_blank"&gt;Facebook&lt;/a&gt;&lt;/strong&gt;, &lt;strong&gt;&lt;a href="http://www.linkedin.com/profile/view?id=27770552&amp;amp;locale=en_US&amp;amp;trk=tab_pro" target="_blank"&gt;LinkedIn&lt;/a&gt;&lt;/strong&gt;, etc.&#160; The impact is obvious and I am sure that many who read this will agree, as well as our current and past clients.&lt;/p&gt;
&lt;p&gt;But....there is still a place of the paper fliers, signage and open houses folks.&#160; &lt;span style="text-decoration: underline;"&gt;I do not and will not subscribe to the notion that these are a waste of time and resources.&lt;/span&gt;&#160; Realtors pay good money for mentors and coaches who preach that you should not do any of this - the reason:&#160; If there is no information available at the property prospective buyers will call you!&#160; Let me ask you - how's that working out folks?&#160; Surely prospective buyers who are interested in the property are going to call, but is it about attracting new clients or &lt;span style="text-decoration: underline;"&gt;representing the clients that you have&lt;/span&gt; (AKA the homeowner who trusts you to sell their home).&#160; My take is the latter but ultimately both can be achieved - the point is that &lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;your primary focus is the owner's of the listed property&lt;/strong&gt;&lt;/span&gt;.&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;Oh - I almost forgot - back to the song I am singing.&#160; This topic got my mind filled with a &lt;strong&gt;&lt;a href="http://www.bellamybrothers.com/" target="_blank"&gt;Bellamy Brothers&lt;/a&gt;&lt;/strong&gt; tune (and no it is not &lt;strong&gt;Redneck Girl&lt;/strong&gt;!).&#160; Ever heard the song &lt;strong&gt;&lt;a href="http://www.allthelyrics.com/song/1066069/" target="_blank"&gt;'He's and Old Hippie&lt;/a&gt;&lt;/strong&gt;'?&#160; This is a great song and certainly pertains to the topic at hand - you need not to go any further than this line: &lt;em&gt;&lt;span style="text-decoration: underline;"&gt;He's an old hippie and he don't know what to do.&#160; Should he hang on to the old, should he grab on to the new?&lt;/span&gt;&lt;/em&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;What Is An Earnest Money Deposit?&#160; &lt;/strong&gt;An earnest money deposit, also known as a &lt;strong&gt;good faith deposit&lt;/strong&gt;, is a specific dollar amount that a potential buyer pays to the seller in an effort to display their serious interest in a property. It's important to note that an &lt;strong&gt;earnest money deposit is not the same as a down payment&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;
&lt;p&gt;The Purpose Of An Earnest Money Deposit:&#160;&#160;&lt;/p&gt;
&lt;/strong&gt;An earnest money deposit is used to secure a purchase contract, which means the buyer doesn't have to worry about the property being sold out from underneath them. Without an agreement, the seller would be free to sell the home at anytime. An earnest money deposit, however, secures the availability of the home as the potential buyer obtains an inspection, appraisal and financing for the purchase.&lt;strong&gt; &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;How Much Good Faith Is Enough?&lt;/strong&gt;&#160;&#160;So, just how much of an earnest money deposit is required? Truthfully, it depends on a number of factors, including the home's purchase price, your location and the standard as set by other sellers. In most cases, the earnest money deposit is negotiable and the seller will be happy in knowing that the potential buyer is serious enough to offer their money in good faith.&lt;strong&gt; &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;How An Earnest Money Deposit Is Used:&#160;&#160;&lt;/strong&gt;If the transaction is successful and the buyer follows through with the purchase, an earnest money deposit is refunded to the buyer or applied to closing costs. If the buyer defaults or is unable to obtain financing, the seller often has the discretion to retain the earnest money deposit as damages or as otherwise described in the purchase agreement.&lt;/p&gt;

&lt;/strong&gt;When it comes to an earnest money deposit, it's essential that buyers know who should receive the money and how to handle the payment. In most cases, the deposit should be made payable and presented to a licensed real estate broker, an attorney or escrow company. Your&#160;Realtor can assist in getting your earnest money deposit into the right hands. It's important to obtain a receipt, which should clearly outline the purpose of the deposit. The funds will be handled in accordance with the purchase agreement and/or as agreed upon by both the buyer and seller.&lt;strong&gt; &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Before handing over a &lt;strong&gt;good faith deposit&lt;/strong&gt;, make sure that you have faith in the person accepting your money.       <description>&lt;p&gt;A valuable benefit that is still available to our Nation's Armed Forces that simply is not communicated enough.&#160; As the Soldiers of the famed &lt;strong&gt;101st Airborne Division&lt;/strong&gt; redeploy from yet another &lt;strong&gt;Rendezvous with Destiny&lt;/strong&gt;, I was reminded by &lt;a href="http://www.cashsofclarksville.com/Calculators/page_2120697.html" target="_blank"&gt;&lt;strong&gt;Rod Hawkins of F&amp;amp;M Bank&lt;/strong&gt;&lt;/a&gt; of the Military Tax Credit Extension Information.&lt;/p&gt;
&lt;ul type="disc"&gt;
&lt;li&gt;Members of the military and certain other federal employees serving outside the U.S. have an extra year to buy a principal residence in the U.S.&#160;and qualify for the credit. Thus, an eligible taxpayer must buy, or&#160;enter into a binding contract to buy, a principal residence on or before April 30, 2011. If a binding contract is entered into by that date, the taxpayer has until June 30, 2011, to close on the purchase. Members of the uniformed services, members of the Foreign Service and employees of the intelligence community are eligible for this special rule. It applies to any individual (and, if married, the individuals spouse) who serves on qualified official extended duty service outside of the United States&#160;for at least 90 days during the period beginning after &lt;strong&gt;&lt;em&gt;&lt;span style="text-decoration: underline;"&gt;Dec. 31, 2008, and ending before May 1, 2010. &lt;/span&gt;&lt;/em&gt;&lt;/strong&gt;
&lt;/li&gt;
&lt;/ul&gt;
&lt;ul type="disc"&gt;
&lt;li&gt;In many cases, the credit repayment (recapture) requirement is waived for members of the uniformed services, members of the Foreign Service and employees of the intelligence community. This relief applies where a home is sold or stops being the taxpayer's principal residence after Dec. 31, 2008, in connection with government orders received by the individual (or the individual's spouse) for qualified official extended duty service. The credit is still allowable even if this happens during the year of purchase. Qualified official extended duty is any period of extended duty while serving at a place of duty at least 50 miles away from the taxpayer's principal residence (whether inside or outside the U.S.) or while residing under government orders in government quarters. Extended duty is defined as any period of duty pursuant to a call or order to such duty for a period in excess of 90 days or for an indefinite period. &lt;/li&gt;
&lt;/ul&gt;

When it does, make sure to open your curtains and/or blinds in order to welcome the sun's heat into your home. This will help to add a touch of warmth to help keep your heating costs down. After all, the time for seeking shade from the sunlight is in the summer.&lt;strong&gt; &lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;Is there such a thing as &lt;strong&gt;finding the "perfect shot" in Real Estate&lt;/strong&gt;?&#160; Like many Americans I am a fan of &lt;strong&gt;Golf&lt;/strong&gt; but would not neccessarily call myself a player.&#160; At face value it looks like a simple game (hit the little white ball with a big club), but I know this to be false.&#160; It is one of the most challenging disciplines (or sports) and also the most frustrating when you can't find your swing.&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Golf and Real Estate have much in common&lt;/strong&gt; whether you realize it or not.&#160; While being a sport is definitely not one of the commonalities between the two, still similar traits must be found in both in order to succeed.&lt;/p&gt;
&lt;p&gt;- &lt;strong&gt;Playing Golf is an art&lt;/strong&gt; form according to many who are fascinated with the little white ball and chasing it all over the fairway in hopes of finding an equally little hole identified by the flag standing from it.&#160; &lt;strong&gt;Real Estate is also an art&lt;/strong&gt;, and much like the game of golf, many of the best &lt;strong&gt;Realtors&lt;/strong&gt; in the &#8216;game' are fascinated by following the prospect all over town to find the&lt;strong&gt; perfect home&lt;/strong&gt; for them.&#160; It is an art in that you must master the following in both golf and in the Real Estate profession.&lt;/p&gt;
&lt;p&gt;- &lt;strong&gt;Patience&lt;/strong&gt;:&#160; Ever heard a young person say they just don't have the patience for golf?&#160; It is a game of patience and some just do not possess it.&#160; Same holds true in Real Estate - especially in today's market.&#160; You cannot get impatient when dealing with people.&#160; You cannot &#8216;force' the issue or you will simply lose the sale.&#160; In golf, you will simply pull your back out (been there, done that!)&lt;/p&gt;
&lt;p&gt;- &lt;strong&gt;Persistence&lt;/strong&gt;:&#160;&lt;strong&gt; Golf is a game of persistence&lt;/strong&gt; - you cannot give up after the first nine holes because you just can't seem to get your swing down.&#160; Same holds true in Real Estate -&lt;strong&gt; you can't give up when a prospect does not turn into a client&lt;/strong&gt;.&#160; It happens - you dust yourself off, know that you provided the best you could and you move on to the next hole, er prospect.&lt;/p&gt;
&lt;p&gt;- &lt;strong&gt;Dedication&lt;/strong&gt;:&#160; As in golf, you must be &lt;strong&gt;dedicated to the profession of Real Estate&lt;/strong&gt; in order to succeed.&#160; Dedication means taking time to hit the driving range, lessons with a Pro, and the putting green among other things.&#160; Dedication in Real Estate is more than just a sign on your call, a blog, or a sign in a yard - it is follow up, it is late nights and sometimes weekends to ensure your client's needs are met.&#160; &lt;strong&gt;It is also helping your fellow agents in need&lt;/strong&gt;.&lt;/p&gt;
