What defines a Family Friendly Library?

These standards include, but are not limited to:

  • Allowing parents to limit their minor child's borrowing privileges
  • Providing a ‘parents' advisory section' for materials parents may wish to pre-screen for their children

The Gwinnett County Board of Health and The Four Corners Primary Care Centers Inc., has joined forces to produce a new primary care clinic. This Federally Qualified Health Center has been approved by the U.S. Department of Health and Human Services. The federal grant will be issued in the amount of $566,667 a year for three years. It will be called the Four Corners Primary Care Center and will be located at 5030 Georgia Bell Court in Norcross according to Vernon Goins (health department spokesman).

The center is designated to open its doors in November, and will be welcoming their services to uninsured and underinsured clients on a sliding-fee scale. “This will offer complete public health services to the county. This was something that was most needed”,said Goins. They are hoping that their efforts will help free up space in hospital emergency rooms throughout the county.

The media with all its news of high foreclosure rates and a slowing market is really leaving real estate
agents with something to think about.  If that's not enough there's a lot of  lashing out of from seasoned
vets when working in the field along with articles and comments expressing that they hope the rookies
will jump ship.  Some are even predicting that there will be a large decline in individuals choosing real
estate as career path.  All this can be especially daunting to new agents.  I personally believe that if you
are determined to be successful in real estate and if this is the path that God has chosen for you that
there will be no stopping you.  So remain diligent in your study and find ways to be creative in your presentation and marketing.  Expect the worst and hope for best!

Purchasing a home may very well be the largest investment you will ever make.   A
Realtor is there to offer opinions, advice and expertise.  To attain this level of
service a Brokerage Agreement is required.  A Realtor is also there to assist you
with negotiation , the writing of contracts and special stipulations.  They are trained
in the legal terms of the contract and have access to many resources.

During the process you will be guided every step of the way in searching for a
home, inspections, appraisal, insurance and home warranty to name a few.  Your
Realtor is also there to resolve issues that arise and move you to the closing.

The difference between a Realtor and a Real Estate Agent is that Realtors are a part
of the National Association of Realtors.  They endorse a strict code of ethics which
requires them to uphold a higher level of knowledge in the buying and selling of real
estate.  They are obligated to treat all parties of the transaction honestly.

Georgia Law requires that a written Exclusive Buyer Brokerage Agreement is necessary in order for a Broker to represent a buyer as a client.  This enables the Broker to fully serve the buyer offering opinions, advice and expertise which means that the buyer can be fully protected in the transaction.

Without a Buyer Brokerage Agreement the buyer is considered a customer and the Agent can only offer factual information throughout the home buying process and can not assist in the writing of any special stipulations that are attached to an offer.  The buyer usually does not pay for the service of a Real Estate Agent.  Most of the time the agents commissions are paid by the seller at closing.

Buyer Brokerage Agreements are recommended but not required but on the other hand a seller listing their home with an agent must sign an Exclusive Seller Listing Agreement.
