"I felt that this would be a great opportunity to be a service to the community," said AP/Administrator. "The site is full of valuable resources for every age group, and it is a great platform for citizens to interact and let their voices be heard," added AP/Administrator.

New Federally Qualified Health Center Comming to Norcross

The Gwinnett County Board of Health and The Four Corners Primary Care Centers Inc., has joined forces to produce a new primary care clinic. This Federally Qualified Health Center has been approved by the U.S. Department of Health and Human Services. The federal grant will be issued in the amount of $566,667 a year for three years. It will be called the Four Corners Primary Care Center and will be located at 5030 Georgia Bell Court in Norcross according to Vernon Goins (health department spokesman).

The center is designated to open its doors in November, and will be welcoming their services to uninsured and underinsured clients on a sliding-fee scale. “This will offer complete public health services to the county. This was something that was most needed”,said Goins. They are hoping that their efforts will help free up space in hospital emergency rooms throughout the county.

The media with all its news of high foreclosure rates and a slowing market is really leaving real estate
agents with something to think about. If that's not enough there's a lot of lashing out of from seasoned
vets when working in the field along with articles and comments expressing that they hope the rookies
will jump ship. Some are even predicting that there will be a large decline in individuals choosing real
estate as career path. All this can be especially daunting to new agents. I personally believe that if you
are determined to be successful in real estate and if this is the path that God has chosen for you that
there will be no stopping you. So remain diligent in your study and find ways to be creative in your presentation and marketing. Expect the worst and hope for best!

Purchasing a home may very well be the largest investment you will ever make. A
Realtor is there to offer opinions, advice and expertise. To attain this level of
service a Brokerage Agreement is required. A Realtor is also there to assist you
with negotiation , the writing of contracts and special stipulations. They are trained
in the legal terms of the contract and have access to many resources.

During the process you will be guided every step of the way in searching for a
home, inspections, appraisal, insurance and home warranty to name a few. Your
Realtor is also there to resolve issues that arise and move you to the closing.

The difference between a Realtor and a Real Estate Agent is that Realtors are a part
of the National Association of Realtors. They endorse a strict code of ethics which
requires them to uphold a higher level of knowledge in the buying and selling of real
estate. They are obligated to treat all parties of the transaction honestly.

Georgia Law requires that a written Exclusive Buyer Brokerage Agreement is necessary in order for a Broker to represent a buyer as a client. This enables the Broker to fully serve the buyer offering opinions, advice and expertise which means that the buyer can be fully protected in the transaction.

Without a Buyer Brokerage Agreement the buyer is considered a customer and the Agent can only offer factual information throughout the home buying process and can not assist in the writing of any special stipulations that are attached to an offer. The buyer usually does not pay for the service of a Real Estate Agent. Most of the time the agents commissions are paid by the seller at closing.

Buyer Brokerage Agreements are recommended but not required but on the other hand a seller listing their home with an agent must sign an Exclusive Seller Listing Agreement.

Home Owner Associations can help maintain a higher community morale. HOA's are used to place boundaries in areas such as:

Regulations - Some HOA's fine home owners who don't keep their lawns manicured.
Uniformity - ex. Forcing home owners to keep white blinds in all the front windows of each home to maintain a more uniform look.
Events - Regularly planned functions makes your neighborhood more desirable. When a home is for sale in your community this may help attract individuals looking for a sense of togetherness.
Maintainance - to entrances of the community with regular upkeep of apealing flowers and shrubbery.

So if your neighborhood has a Home owners Association become an active part. Suggest ways to improve it. If there is no HOA in order maybe you should discuss with your neighbors the possibilities and benefits of forming one.

Keep up your property. When you come across minor problems with your heating and cooling systems fix it before it becomes a huge expense. Consider making repairs to your roof before it starts leaking. Failing to do so can make more problems for you. Do exterior steam cleaning and painting when necessary. Don't let the problems linger, take action. You may want to consider a few upgrades such as granite kitchen and bathroom counter-tops or a jetted tub. These things encourage neighbors to do the same. You'll be surprised how contagious it can be.

Use Home Equity Loans Wisely. One of the main reasons people buy homes is in hopes that in the years to come the value will appreciate and then they will have a greater sense of protection in hard times. The downside could be using these dollars in a frivolous manner. Don't fall victim to spending it on items such as jewelry, overly expensive cars or a new high fashion wardrobe.

Take time out atleast once a year and re-analyze your budget. Pay attention to any changes in your spending habits and new bills you have incurred. If you see a problem brewing go to work on it immediately.

Apples new iPhone is expected to hit the market June 29th. Apple will be siding with At&t to distribute the phones. This new ultra trendy concept is said to out do iPod and Treo. They will be priced at $499 (4-gigabytes of memory) or $599 (8-gigabytes).

What stands out from the rest?

Fingertip touch capability
Smooth feel
Clarity
3.5-inch screen
Next level web browser ("double tap zoom, two-fingered spread-apart gesture to "stretch" the image larger, or pinch your thumb and forefinger on the glass to zoom out again")

What's the downside to this new gadget?

The fingertip touch typing is a little disfunctional. The letter keys are just tiny pictures on the glass screen so it requires alot of finesse.
The Email device may not reach your expectations.
The battery life is being questioned due to all its high tech features. "Will its striking touch screen hold up over time as well as regular old buttons?"

Two Georgia Tech Grads are making their vision a reality. Imagine Air Jet Services, LLC, was formed by CEO Aaron Sohacki, 23, Ben Hamilton, 24 along with the financial backing of partner, Dr. Paul Fischer of Augusta. Their idea is to make provisions for an alternative to commercial and charter flights. Imagine Air covers local airports across the Southeast region (such as Gwinnett's Briscoe Field).

Imagine Air utilizes more fuel efficient planes, namely the the Cirrus SR22-GTS, costing just less than $500,000. Using a taxi-like system which emulates the model formed by NASA, Virginia Tech and the Federal Aviation Administration called the Small Aircraft Transportation System (SATS), Imagine Air is able to offer better rates than average charter flights.

For starts the company is making it possible for businesses to do away with overnight trips, saving their employees time and company's money. As far as future growth is concerned, Imagine Air is looking forward to adding planes, pilots and more passengers by making their service available to those outside of the top 1 percent income earners.

Just a quick note to remind all of Atlanta to support China Anne McClain, 8 year old, Lawrenceville resident. She's starring as Jazmine Payne under the direction of Tyler Perry on the new TBS comedy "House of Payne". She plays the sassy Jazmine, the youngest daughter of the Payne family which is headed by CJ (Allen Payne).

China Anne played the part of Alexis in "The Gospel", and she also landed a role in "Daddy's Little Girls". China Anne and her two sisters, Lauren, 10 and Sierra, 13 are currently working on an album which is being produced by their father.

Tyler Perry is best know for his character Madea in "Madea's Family Reunion" and has also appeared in the movie "Diary of a Mad Black Woman".

Check out the show on Wednesday nights at 9pm on TBS.
