The grass is always greener on the other side" is an old cliche, but it isnt always true. The grass is green enough right where you are, no matter where that place may be, is just as green as any where else. And if it's not green enough to you, or it's all dried up, maybe it's because you are not watering it enough!

FHA and MIP - 02/16/10 06:57 PM
Make sure you inform your clients that the MIP factor for FHA mortgage insurance is going up for case numbers after March 1st from 1.75% up to 2.25%!!!  This can mean a difference of anywhere between $2100 - $2700 for a $120,000 purchase price, or $5250 to $6750 for a $300,000 purchase price.  A $1500 swing is significant! 
Also be aware that your sellers can pay for the Upfront MIP on an FHA loan for the buyer!  This will ultimately reduce the amount of the financed loan amount.

How easily do you get irritated or offended?  When you are under pressure, do you remain calm, or do you get angry and aggitated....  Are you a joy or a jerk... Why do people become irritable?
The 2 key reasons that people are irritable are Stress and Selfishness.
Stress: Stress weighs you down and drains your energy.  It even weakens your health!!!!  It is usually caused by overworking, overplaying and overspending.  Other contributors are not getting enough rest, nutrition or excercise.  We ALLOW these deficiencies in our lives and then we become irritalbe

The 2 main reasons people are rude are ignorance and selfishness. Neither of course , is a good thing.  A child is born ignorant of etiquette.  Adults, however, display their ignorance at another level.  You know the rules, but you can be blind to how you break them or be too self-centered to care.  In fact, you may not realize how unpleasant you can be.
Nothing irritates others as quickly as being rude.
Test yourself with this: Would your friends and coworkers say you're a blessing, or that you are.....

Patience is how you should "react" in order to minimize a negative circumstance, Kindness is how you should "act" to maximize a positive circumstance.  Kindness makes you likeable.
When you're kind, people want to be around you.  People may not remember what you say, or even what you do; but they will ALWAYS remember how you made them feel.
Instead of being obstinate, reluctant, or stubborn, try cooperating, being flexible.  Rather than complaining and making excuses, look for reasons to compromise and accommodate.  Have a willingness to listen, rather than demand your way.

When you choose to be patient, you respond in a positive way to a negative situation.  You are slow to anger.  You choose to have a long fuse instead of a quick temper.  Rather than being restless and demanding, settle down and begin extending mercy to those around you.
No one likes to be around an impatient person.  It causes you to overreact in angry, foolish and regrettable ways.  The irony of anger toward a wrongful action is that it spawns new wrongs of its own. Anger almost NEVER makes things better.  In fact, it usually causes more problems.
