Hi Realtors,
I already am on board many networking websites like of course Active Rain, UpWorld , Wanna Network, Facebook, Myspace, Cr8buzz , Trulia, Point2 Website, any others?  Just looking to "expand my networking" with more realtor websites!  Did I miss any website?  Thanks!  Also I will be running a search and posting any new networks I find in this blog.  Networking is the way to go!  I talked to one realtor who I associate with often and she told me that for the last 2 years most of her business was all from strictly referrals to her!  Good Luck to … (3 comments)

Imagine if your a student making $9,000.00 a year.  Their seems to be virtually no incentive to work these days...take a look at this ...
With $9,000 Earned... In Delaware the tax is roughly around 17% = $1,530.00  Plus 1 year of Gas at just $92 a week (spending cautiously in today's market) would equal = $4,784.00  Okay and one more transportation expense...the insurance which would be roughly $900.00 a year.  Okay imagine you subtract these expenses...take a look at what your left with as a young person trying to survive....THIS IS EXTREMELY PAINFUL ...Watch

Is A Cat Smelling Up The Place? - 06/29/08 03:40 AM
Use Rid !  A realtor Told me...pull the carpet up...and scrub....whew well a Cat Cam cause a lot of damage to the value of a home!  A Cat may be your best friend but if it is tearing up the place and bringing down the value of your home....IS IT REALLY WORTH IT?  At this point the only solution is using RID to clear it up after your tear up the carpet and scrub...what a lot of work!  Any other suggestions for a seller's house who smells like you wouldn't believe?

Cash For Keys...
I still think I'm confused on the "Cash for keys agreement" that I was reading about.  Example I read was " $1,500 if your out of the house in 2 weeks...otherwise sherriff would be there to evict and no cash given. "  Why would the realtor give $1,500 now?  Please help me on it a lttle, thanks  .....  I wish I bookmarked the blog to show you but I didn't so sorry! Short Sales I know I need to go over and review before diving in...I need to read more.  Have you done any?  I know I didn't like the feedback I've been getting about them in my area as I ask various agents...  I have never had one of them yet and doesn't sound like I want to do them but I might if I prepare myself better on them.....what is your thoughts about Short Sales?  Please explain how they work..I know the bank owns the property.  Have you had much luck with them?  I've heard so much … (5 comments)

Have you presented any "buyer offers" from a buyer to a FSBO.  How did it work out, ...did the deal fly?  What is your experience like handling these deals...do you do a lot of them?  Basically did you do "double the work" to get it done?  Have not ran into any deals like that yet but who knows if and when it will come up.  Also what is some websites that a Realtor can preview FSBO properties so their buyers can look at them if that's what they truly want? For My Sellers: I'm still researching a good way to overcome the "I want to think about it"  ... First ask do you have any questions that you have not answered yet, then if they still say no questions then ...double check if they are interviewing another realtor...and then if they still say no they are not interviewing another realtor...then what..Let them wait till the next day?!  I mean I don't like doing that at all so I want to have more stuff to say to this objection....any ideas?  Any tricks of the trade? Obviously I never pressure someone or make them … (2 comments)

Okay from what I gather about most realtors, They don't like to Prospect by calling on the phone.  With 7 years of telemarketing experience heres some simple tips to help you out when you make your calls.
First, get a good glass of water...maybe a few to last you a few hours - your going to need it!
Okay make sure you have reviewed some sample scripts and thought about some different objections from customers.  Write down all possible objections and a way to overcomb that objection.  I might do a posting on it soon...so stay tuned for that possibilty.

Delaware Gas Is Going Up! Up! Up!
I fine comb my business expenses and thoroughly examine where $ is going out and it doesn't take a rocket scientist these days to know that it is at the gas pump.  Today with a calculation I made I am spending $450 a month approx. at today's gas price.  That means it equals $5,400 a year in gas which averages about 2 Homes to be sold to pay for this 1 business expense.  As a Realtor we all know we have many required business expenses that we cannot get rid of...well with news of gas … (5 comments)

$861.12 TO EMAIL My Customers? Yes It's True...Yesterday I posted a post about how I am having trouble with my GoDaddy Email account.  My database has grown which makes it necessary for me to send 850 emails and do this at least twice a week.  The problem I currently have is I can "Only send 250 Emails a day" and so GoDaddy says I need 600 More "Relays" to send the email.  So I put up a post yesterday have some suggestions but I would like to evaluate more options.  MY Problem is I don't think it is Feasible to pay … (6 comments)

Is anyone else having costly Email Expenses?  $861.12 is just a bit much but I might be forced to pay it if the members of Active Rain don't have any solutions for me...and yes I'm in trouble...EMAIL PROBLEM!  I am needing more Relays to be able to send more email out...BUT I called GoDaddy Tonight about adding 600 more relays for my email sending and they told me the cost is.... I need some assistance with determining how many visitors are going to my website.  I have not searched any blogs yet on this topic but just curious if you have a particular website you like to use to monitor the website visits to your website...if so would you be kind enough to share what you use to monitor the traffic, this information will be helpful and help determine what needs to be done to improve the traffic flow.  Also if you know any companies that are reasonable at delivering website traffic , it would be appreciated as well!

So your on the phone with a telemarketer who is offering you their newest and greatest lead generation , the website package and the whole 9 yards...so what do you do when you first get in the business...you get ripped off a few times before learning an important lesson about lead companies online....they are sharks for the most part.  What about a good lead company...would you like to know if any good one's exist...like no referral fees ...just a flat fee...welll I have YET TO Hear it.  If your not in Delaware and willing to share your favorite lead generating company … (1 comments)

We all want our home to fly off the and get sold quick.  Here is some tips to get it sold fast!  Example you may wish to do a Pre-Listing Home Inspection to know what kind of problems are with the home right up front and to get them fixed ASAP to help the home become more marketable as well as ready for purchase.  Another one I got off here from another realtor is: "Reflective Tape" around the sign for the night time traffic!  What about Transmitter?  I personally don't have one but am seriously considering getting a few of them … (1 comments)

This week I am making myself more accountable for the hours I work...I know I was sick last week but did not get everything accomplished...to ensure I'm more efficient I made myself a timesheet to monitor the hours I am working each day...even for the weekends...yes because I still work on the weekends.  To be competitive in this business requires a lot of hours...right?  Well I'm suprised I've never done this before...well now besides my daily "Agenda" to fill out...now I am forcing myself to complete a "Timesheet".  It will be interesting to watch how much more productive I will be.  … (2 comments)

This page is about the newer Vista Computer system.  I have had Vista since begining of 2007 and have had issues with the system like many who have quickly purchased the system.  I have compared Vista to Windows XP and I just have a pickle...it is SLOW!  Anyone else having problems with Vista?  It is slow to start up and programs are not as quick to load compared to my Windows XP.  I often get error messages with Vista but with XP...Nope!  I have often thought about Down Grading....?  I heard of many down grading back to Windows XP.  What are your … (0 comments)

Okay it might just be me but if the home smells like smoke and cat pee...EWW!  I just wouldn't list that home...it's not ready for sale in my opinion.  Well I have a friend Realtor who listed a home and our office toured it and eww it stunk like you wouldn't believe...I was shocked she listed the home.  It smelled as if 50+ cats decided to have a peeing festival inside the home...it was the worst ever smell in the world and as i result i ended up getting sick for a week from my real estate business...I couldn't believe it!  … (14 comments)

Do you ask your seller to remove items like pictures, etc religious items...make the home generic.  The more generic the better right?  More possible buyers to be interested in the property.  How do you handle a client who does not remove something?  Is it a big deal to you, yes or no...Do you find it important to make the home generic?  Basically removing pictures or items that may be offensive to buyers...etc.  Have not ran into a difficult removal needed yet...but have you ever had any home that you listed and something that needed to be removed but they didn't want … (8 comments)

I mean to tell you are they kicking and screaming inside to get their way?  Do they go against everything you tell them and defy everything?  A realtor client will sometimes  be very hard to pull "the reins" in.  Our goal is to get their home sold quickly right and the best price right? Have you ever thought about changing the hours you work?  Chances are you do if your in real estate!  We often work long tedious hours with paperwork being processed, phone calls galore, and follow up on everything if your like me.  So what would you say if we move a "couple days of the week around" to allow for a more flexible change.  Change is not always a bad thing.  Here i work 9-5PM typical work week but since we are our own boss...would the broker look at me crazy if i said well how about 2 days a week make … (1 comments)
