dover: What is Frostbite and important tips for Delaware - 02/06/10 06:08 AM
Snow, Snow, Snow is coming on down and with that means kids that are excited to play in all that snow!  Let me remind you of Frostbite!
What is Frostbite?  It is a medical condition where damage is caused to the skin and other tissues in the body due to extreme cold.  The initial stages of frostbite are often called "Frostnip".

dover: What is hypothermia - 02/06/10 05:53 AM
With all the up to 23 inches of snow today here in Delaware it is important to remind you of a condition called "Hypothermia".  What is it?   Hypo means "under" or "below" and therm means temperature.  It is a condition in which the core temperature drops below that required for a normal metabolism as well as body functions.  In all warm-blooded animals the core body temperature is maintained near a constant level through what is called "Homeostasis" & "Thermoregulation" but when the body is exposed to cold, it's internal mechanisms may not be able to replenish all the heat that is being … (0 comments)

dover: Cold Conditions means you need to prepare for the cold weather Delaware - 02/06/10 05:40 AM
How does the body react to cold conditions? When in a cold environment, most of your body's energy is used to keep your bodys internal temperature warm. Over time, your body will begin to shift blood flow from your extremities (your hands, feet, arms, and legs) as well as the outer skin to the core (your chest and abdomen areas). This process will allow the exposed skin and the extreme coolness to rapidly increase the risk of frostbite and hypothermia. If you combine this with cold water, and trench foot may also be a problem. What are the most common cold induced problems?Hypothermia, Frostbite, and Trench … (0 comments)

dover: What counts as a good deal in todays market - 01/23/10 03:51 PM
Okay it is important for buyers to recognize what a good deal really is.  I am getting calls with buyers "Gung Ho" about finding a good deal.
This is important to remind you of this in today's market... just because the home says "PRICE REDUCED $20,000.00" doesn't necessarily qualify the home as a "Good Deal"
What you should be saying to yourself is ... let me double check this information with my real estate agent!
He / She can work up a CMA, Competitve Market Analysis to compare homes that are similar that have sold.
Often times a home that just … (10 comments)

dover: The boom years - 01/23/10 03:46 PM
Okay many investors who recently lost money now realize why many others changed their career in the boom years.
What I mean is investing may have become your "Career" and if so I don't blame you when it was a hot real estate market but many believed they profited due to their fix up work.  Fix up work was not all the profit... it was the rising real estate values at that time.  It's rise and falling values that are important!
Fix up work helps bring in buyers but what fix up work is really doing is bringing the home to … (2 comments)

dover: Job Creation is the lifeblood of a healthy real estate market and recovery - 01/23/10 03:37 PM
All you have to do is pick up a remote control on your TV to tune in about jobs these days!  If you've been checking out jobs lately and doing research you will note how the jobless rate has changed in recent years for the worse!  Yes the hovering 10% unemployment rate in the United States is scary and it even affects us real estate agents who are self-employed.
Bottom line is we need more jobs America!
In order for a recovery to happen we need good signs and what is a good sign...it is declining unemployment numbers and increasing job … (2 comments)

dover: Saving money for a house - 01/23/10 03:20 PM
Small tip for those saving to buy a home!  Shop banks!  Smaller savings and loan associations as well as credit unions tend to offer more competitive yields on your savings than the larger well known banks.
Remember that larger banks spend gobs of money on advertising and have branches around every corner and that means more overhead for them!  More overhead means lower yields for your money!
Is that what you want?  Lower Yields In this economy?
I don't think so!
So shop around for the best bank to stick your savings account with!
Once your ready to buy a home, … (2 comments)

dover: Working with a non-skilled agent can cost you money - 01/23/10 03:02 PM
Buying a home can be exiciting and frustrating all at the same time!  One common problem buyers say is "If I had known, I would have started saving much sooner!"  Yes the down payment  and the loan documentation preparation requirements are important!  It is also very important you work with an agent who is networked with loan officers who are skilled in helping you find a comfortable payment plan that meets your needs.
I also find that after meeting some frustrated buyers that educating needs to happen... with all this information on the internet it is very easy to assume some … (4 comments)

dover: Listing Presentation Tour - 01/16/10 02:06 AM
One of the first things you will find is some agents tour your home before the presentation and some tour the home after the presentation.  Their really is no set of rules for this but it is going to happen so be ready to talk about your home with the REALTOR ® that you invited over to your home.
Once the REALTOR ® is touring the home, he or she will be looking for things that affect the saleability of the home and will be jotting down notes so be prepared to discuss everything with that agent.  Leave out no secrets … (6 comments)

dover: Are You A Vicious Seller - 01/10/10 04:59 PM
Home Buyers often encounter a Vicious Seller when it comes to defending their home price these days.  Here is why someone becomes vicious.... The 3 basic necessaties of life are: Shelter, Food, and Security.  When you own a home it is considered your "Castle" and people tend to become vicious when their homes are threatened.
Many sellers these days feel Threatened of losing their home to foreclosure.  Short Sales are also painful for sellers as well since many did not originally intend to sell their home.
The situation the seller is faced with is reality so it is understandable that at … (2 comments)

dover: Spotting the Overpriced Turkey - 01/10/10 04:47 PM
Yes I know I caught your attention with that headline!  Yes buying a home is a careful, planned out process.
A Good REALTOR ® will help you spot an Overpriced "Turkey" as they call it... yes an overpriced home.
One way to do this is through reviewing homes that have Sold.  Since a "Sold" home is market value.
I play a game called "Guess What That Home Sold For" as I drive by it.... what they say... Well Lol I honestly let them guess a few times until they start getting the price right!
This is the easiest way a buyer … (2 comments)
