So here you are a few days before settlement - the movers are scheduled, the utilities switched over in your name and the post office has the order to forward your mail - a call comes in from your lender: OOPS!  Your loan is not approved and that gorgeous home that you and your agent negotiated so hard to get at an awesome price slips away. . .

July 4th Festivities in Columbia - 06/20/10 04:23 PM
The annual July 4th Festival and fireworks display will be held on Sunday, July 4 from 5 to10 p.m. at the Downtown  Columbia Lakefront.
The Festival will kickoff at 5 p.m. with children’s entertainment featuring a puppet theater, The Kinderman, and stilt man Wes Holly. Kids can also participate in carnival games and crafts, all with a “Stars & Stripes” theme. Beginning at 7:30 p.m., the main stage will host a performance by Cruise, a “classy rock” group.
To commemorate Independence Day, a spectacular fireworks display, produced by Garden State Fireworks, will begin at 9:30 p.m.

First - short sales aren't for every buyer.  They can be the deal of the century, but you need to have a ton of patience and more importantly - time.
A short sale is when the seller must sell for less than what they owe the bank plus any closing costs.  Because the lender has a lien on the property, they must agree to take less money than they are owed, as well as pay all closing costs which can include other liens on the property (home equity line of credit, HOA, utility, etc.).  The lender is the "3rd Party" and … (1 comments)
