The countdown begins for Niagara Homecoming!

A year ago at this time I was in a very different countdown. It was exciting and I never thought I could be prouder than I was at that very moment. I was part of Buffalo Homecoming 2008 and wow what an amazing four days I had. What a great celebration for the City of Buffalo.

A year later, I am filled with such pride and admiration for a group of people that words seem to fail me.

I sit here in awe of what each of them have accomplished. We thought when we meet late last year that we would add a couple of events bringing people to Niagara Falls during Buffalo Homecoming. What happened is what we have happening at the end of June this year!

Buffalo Homecoming welcomes Niagara Homecoming

But let me back up just a little bit and fill those of you who are wondering what exactly is Niagara Homecoming? How did Niagara Rises get the idea?

To do this, I have to give my return to Western New York. Seeking an opportunity to meet new people and build my Real Estate business I got involved in Twitter. I went to the very first Buffalo Tweetup and meet Marti Gorman, and I immediately got invovled with Buffalo Homecoming.

I had been involved with Niagara Rises organization but like many grass roots organizations we were stuck. I saw an opportunity to do greater good with Buffalo Homecoming at that time, so I focused on that still involved with Niagara Rises. Still very much part of Niagara Rises, but not sure how I was going to make a difference, I got Niagara Rises involved with Arts at the Park last year.

Little did I know that that my involvement with Buffalo Homecoming would turn the energy from Niagara Rises around and plot us on a new course. At the end of Buffalo Homecoming, I looked at Marti and said "Niagara Falls should do something like this". Marti never missed a beat, and said absolutely! She has been a resource for us and we lovingly refer to the two events as "Hands Across Grand Island".

But sparking the idea does not create a four day of amazing events in Niagara Falls. No that happened because of great volunteers in our group, Niagara Rises. Niagara Rises, as an organization took it on. All of us excited and thrilled, everyone having a part of this great event. People started coming to our meetings, new people started to join our efforts. For those of us that sat at that very first meeting what we have today is amazing. We thought, oh we thought we might have some tours, perhaps a job fair, and something involving the Aquarium. Then we brainstormed, I tossed the idea of a Sunrise Service at the Top of the Falls, someone else suggested a Sunday Brunch, someone else suggested doing something with the Niagara Power Baseball team. We talked about the "old days" and how we envisioned Niagara Falls in the future. No longer were we looking back but we are looking forward, and the city is following our lead.

The Folks at Main Street moved their festival Positively Main Street to the same weekend. We talked about a Happy Hour and we now have every month a Still Fallin for the Falls Happy Hour. Niagara Falls Mayor, Paul Dyster has stood proud with us from the beginning.

So this event, Niagara Homecoming, has become the bolt of lightening that Niagara Falls has needed to effect change. We all feel it. We all are excited and proud. We know that we made a difference, a small but significant change in how people see Niagara Falls. So on June 25-28 we ask you to support our efforts and celebrate what is and what we can become. Everyone at Niagara Rises stand up, take a bow! We did it!

Kick-off Cocktail Reception/Benefit

June 25, 2009 6:00 - 10:00 p.m. - Crowne Plaza Hotel

The Students of the NCCC Culinary Institute present an evening of wine, food and song. Enjoy wines from the Niagara Wine Trail and great food from the premier culinary school in WNY. There will be a basket auction and live Jazz music. The recipient of the first ever "Niagara Rises Volunteer of the Year Award" will be announced. Tickets are $20 pre-sale/$25 at door. Proceeds to benefit the NCCC Scholarship Fund.

Friday, June 26 11:00 a.m. - 4:00 p.m. - Niagara Power Vista Most former residents say that the right job would bring them back home in a heartbeat. We hope to link those people with employers looking to hire qualified candidates. Multiple companies will be on hand and a job seeker seminar will be conducted, giving you the tools to get the job of your dreams.

Niagara Power Baseball

Friday, June 26 7:00 p.m. - Sal Maglie Stadium The Power will take on the rival Hornell Dodgers. Bring the kids out for a wonderful evening of baseball featuring your hometown Niagara Power. The game will serve as a celebration of Niagara's former teams including the Bisons, Pirates, Rapids, White Sox and Mallards. Former Major Leaguers will be on hand to sign autographs.

How much profit you should allow whether you are buying a fixer upper or buying an investment property that is already rented or ready to rent or sell in Western New York. There are many factors that go into deciding if a property is a good investment or not. Don't forget the most important thing to remember LOCATION! LOCATION! LOCATION!

No matter how you calculate it, there is something you need to remember. They all have one thing in common. It is an old computer term called GIGO or garbage in - garbage out. RealtyUSA announced today that as the Market Leader we are the first real estate company in Upstate New York to offer Job Loss Protection to help buyers and sellers make real estate decisions with a greater degree of confidence. Much as we have seen recently with national car manufacturers, this mortgage protection plan supports home buyers in the event of involuntary job loss within the first 24 months of the loan.

The policy is seller-funded and covers mortgage payments up to $1,800 per month for up to 6 months.

Job Loss Protection Program

The Job Loss Protection Program is an optional, seller-funded mortgage protection program that helps home owners with monthly mortgage payments if they experience a loss of employment. The Job Loss Protection Program is part of the HELP (Home owner Education and Loss Protection) program administered by the Rainy Day Foundation.

You are ready to make that offer, but what should you offer?

Congratulations! You found a Western New York home that you want to purchase! After all that searching on the Internet, going to Open Houses and all this time together looking and we have found the house of your dreams. Now how do we make the it your Western New York home?

Making the Offer on the Home

What you offer on a Western New York home is dependent on many things. Do you want to offer above or below the asking price? Maybe you are thinking of offering the asking price. This is where we come in to assist you. We will have all the information that you will need to make a decision.

Remember that the decision is YOURS. Our role is to advise you based on what is happening in the Real Estate market. Each home is unique in how to approach an offer. Some homes are over-priced and the owner wants to negotiate, others are firm and will laugh at any offer other than full price.

Factors that affect your offer price

Market Conditions

Is this a buyers or a sellers market? How are the homes selling in this community? Are they selling in a matter of days and with multiple offers? Is the community days on the market longer than 100 days? Depending on the type of market you may be able to offer lower than the asking price and still feel the offer will be taken seriously. If there are multiple offers on the table, you will have to step up to the plate or your offer won't be considered.

Potential Yahoo Data Center in WNY

Sunnyvale California Internet company Yahoo Inc. is looking to establish a data center in Western New York. Governor Paterson's office confirms that they are talking with Yahoo executives and trying to convince them to do business in WNY.

The center would house computer systems and other equipment. State officials say it would result in 70+ high paying technica jobs, but the luring the big-name company could help with other economic development efforts. Governor Paterson wants the New York Power Authority to come up with a low-cost power plan for Yahoo that would help lure them to the Buffalo area.

Foreclosure Auction - April 25, 2009 - North Tonawanda NY 14120

NORTH TONAWANDA TO AUCTION 15 FORECLOSED PROPERTIES, RETURN THEM TO TAX ROLLS

Through the efforts of City Attorney Shawn P. Nickerson and City Clerk-Treasurer Robert G. Ortt, the City of North Tonawanda will conduct a live auction of approximately 15 tax-foreclosed and City owned properties on Saturday, April 25, 2009, starting at 10:30 AM.

According to City Clerk-Treasurer Robert G. Ortt, "These properties represent more than $500,000.00 in tax dollars that are due to the City and have not been collected for several years. The cost of that is borne by the taxpayers who do pay their taxes. This is an important and necessary step to return these properties to the tax rolls so that we can lift some of the burden off of the property owners who have made their payments all along."

Some of the featured properties include the former Parkside Lanes bowling alley, located at 500 Schenck Street, the large parking lot across the street, vacant industrial parcels, houses, and residential building lots. There will be no reserve prices on the properties.

Local residents of Niagara and Erie counties are encouraged to take a look at these sale properties. There are currently 16 properties in the sale. Interested bidders can visit the City of North Tonawanda City Clerk-Treasurer's website and click on the auction link at the bottom of the page. They can also go to www.auctionsinternational.com directly for free sale catalogs with tax maps, photos, terms and conditions for the sale.

The contents of the bowling alley are being offered for sale via online auction at www.auctionsinternational.com. There are 95 lots in all, including restaurant style kitchen equipment, bowling balls, racks and pins, bar items, sound reinforcement items and much more. The online contents auction is running currently, with bids scheduled to close on Wednesday, April 29 starting at 6 pm.

City Attorney Shawn Nickerson said, "This is a first for North Tonawanda - we are auctioning the contents of these properties online in conjunction with the live real estate auction. Between the two auctions, we expect to maximize the revenues coming into the City, which will help replenish some of the tax dollars that have been lost on these properties prior to their foreclosure".

Auctions International, based in Cheektowaga, will be conducting the live real estate auction and the online contents auction. Interested parties can contact the auctioneers directly for more information about the auction process at (800) 536-1401, Monday through Friday, from 9 am - 5 pm.

How to improve the chances of your home selling!

Fresh flowers add a nice touch to your home when it is being shown.

With all the negative news that the media is presenting it is hard for potential WNY home sellers to think that it will be anything but an uphill battle.   But there are things that a seller can do to improve the chances of a sale by preparing their home.

Ways to make sure your home is not on the market long after correctly pricing your home for sale include:

Get rid of the clutter! The more open space you have, the easier it will be for potential buyers to envision their belongings in your space. Have a garage sale, box up everything that you don't need and put it in storage, etc.

Keep everything organized. Growing up, you could shove things in the closets and under the bed to make your room look clean. Potential buyers will open door and look in cupboards. Make sure everything is organized and clean! Read Also: Western New York Showing Advice for Sellers

Your home should always smell as clean as it looks. More buyers are turned off by household odors more than they are by a little clutter. Especially smoke and pet odors.   With spring here, open the windows often, keep a sented candle burning and take the smking outside and ensure that the litter box is kept fresh!

Bright and Airy. Make sure all curtains and blinds are open to let the sun shine in! Dak homes are very undesirable by buyers, so show your home off with lots of light. Clean all your windows and mirrors as that will add to the brightness of your home. Also put the highest watt lightbulbs in every light fixture. Don't forget the landscaping. Your front yard is the first impression a potential buyer will have of your house for sale. Many times buyers will avoid it if it looks like the home as not been maintained.   Keep your grass well trimmed, edge the driveway, walkways and weed the flower beds. You want your front yard to look like it was professionally landscaped.

Business Assistance Workshop in Niagara Falls NY

SANBORN—Niagara County economic officials will host a Business Assistance Workshop next week focusing on economic strategies for small businesses, including instructions in how to apply for a 100-percent federally-backed loan of up to $35,000 that may aid some local businesses with cash flow.

“The Niagara County Center for Economic Development is hosting a workshop that will outline resources and programs available to current or prospective Niagara County businesses at the direction of the Niagara County Legislature's Economic Development Committee,” said Legislator Andrea McNulty, D-North Tonawanda, vice chairwoman of that committee.

“The committee is urging the Center for Economic Development to take some real initiative in helping our businesses cope with the stress the U.S. economy has been through, and we're adamant about them pointing businesses toward resources that can aid them in navigating this economy.”

McNulty said Economic Development Commissioner Sam Ferraro and his team had devised a workshop that will run from 9:30 to 11 a.m. on April 15.

The workshop will include officials from a number of agencies, including a new partnership with the U.S. Small Business Administration that officials hope will give local businesses a boost.

“The Center for Economic Development has invited the U.S. Small Business Administration to be a presenter at this workshop and they will have information on the recently announced series of initiatives as part of the Federal Stimulus package aimed at aiding small business,” she said.

“The Small Business Administration and the Center for Economic Development will explain in detail how businesses can apply for 100% federally-backed loans of up to $35,000, which could help businesses with their liquidity right now.”

McNulty also noted that cost-cutting measures would be discussed. “There will also be detailed information on taxes and tax incentives, particularly with regard to sales taxes and property taxes,” she said.

She added that programs aimed at reducing electricity costs, long championed by the Economic Development Committee, would also be on the agenda, as would grants, buildings and land currently available for sale and lease, and financing strategies.

McNulty said that the Center for Economic Development plans to hold several workshops in coming months, with outreach to all regions of the county, but that county leaders were keenly aware of the impact of the national economic slowdown on the city of Niagara Falls.

“As part of the county's ongoing commitment to helping the economic climate in the city of Niagara Falls, the Niagara County Center for Economic Development has elected to hold this workshop at Niagara Falls City Hall,” McNulty said. City Hall is located at 745 Main St.

The not so fun Adventures on the MLS!

Adventures on the MLS - and not the fun kind either!

In the Real Estate Industry we have this tool called the MLS. The MLS stands for Multiple Listing Service.   All members of the Buffalo Niagara Association of Realtors have access to this tool.   We hope that each member takes time to review their listings to ensure that they are complete and full of information - correct information.

What harm can an error on the MLS do?

A lot. Especially if it is your listing and is input incorrectly in the MLS! I have spoken about the importance of good photos and how they can ruin your chances of someone seeing your home.   But there is even a more important thing to review about your listing.   The data as input into the MLS.

The next important aspect of a search is the criteria used. Buyers place very specific criteria in their searches in hopes that it will narrow the search down. So what happens if your Realtor enters the data incorrectly?

Well the first thing that happens is the potential buyers searching for YOUR home for sale are not finding it.

There is even a bigger problem.   The stats that media receive regarding the market can be off.   And most importantly it can affect the Comparative Market Report that you receive regarding your home.   Many times I have to go in and make corrections to the listings that I am comparing.

The most difficult part of this is now there are so many services that feed our listings directly from the MLS. So that information is feed out to all those affiliated sites incorrectly.

Scary that your home could be missed by hundreds of potential Western New York buyers that are in fact looking for your home!

Some Examples of Bad Data on the MLS

A $31 Million Dollar Listing in Buffalo NY!

Imagine being the listing that their home is listed for $31,000,000 has been sitting on the MLS for days and nobody noticed?   A misplaced zero and the perfect home will never show up in a search a consumer is looking for homes priced at the $300,000 range.   That could throw off the average list price in a community if not corrected.

Wrong community

Allentown is a very popular community that many Buffalonians want to live in.   Allentown is a well defined community, in fact it is a historic district.   Every once in awhile a home a street or two away from Allentown shows up in that MLS area.    Again it throws off the comps for the community and market conditions.   Inexperienced agents may end up showing a home thinking it is in Allentown not knowing the true boundaries of the community.   Can you see a potential problem?   Sure the home that really isn't in Allentown may get a lot of activity, but when buyers discover it isn't really in Allentown they will be angry.

Incorrect Square Footage

Square footage does not include the basement, attic or garage spaces into consideration.   So if you have an 800 square foot home, market the home correctly, don't try and make it something it is not.   You would be surprised how many folks want that square footage! A good agent will review the tax records and in many instances measure a home if they believe there is a error.

Wrong Property Type

Imagine searching for the perfect single family home in Bidwell and not finding your home.   Only to find out that you are in the multi-family category? Or think about about the Patio home owner that is listed in the condos but not listed in the single family homes as well.   Buyer Agents have to look in both areas to find this category of home for sale.   Sad fact is that not all agents spend the time looking in both areas.   Agents have the choice to list in one, the other or both.

Incorrect Property Disclosures

Folks, if you know that there is an easement, or asbestos or any other material fact. The house floods in April when the snow melts. Disclose it! Don't think that the buyer will fall in love and just buy the house anyway!   Many times this just causes bad feelings and a nightmare.

A three bedroom home listed as a Four bedroom

This is just wrong.   A legal bedroom must have a window and a closet folks.   Just because the you are using the room as a bedroom doesn't make it a bedroom.   Or what if someone enters your four bedroom as a three bedroom?   See where there could be a problem?   Your home not being seen by the buyers that want your home.

Incorrect or incomplete tax data

When the tax data is incorrect, it just means that an agent has to do more research (unnecessary, I might add) to find the answers for their clients.

No Directions or Bad Directions

Directions are an important piece of information for Realtors. What if their GPS dies?   It is helpful to have this information on the sheets we carry to showings.   Worse yet are bad directions.

Style of home

Look buyers are picky. They want what they want.  So if you have a Ranch home, call it a Ranch.   Your Center hall Colonial two story home is not a Ranch.

Text Errors

This is where it can be a lot of fun - NOT!   Does a potential home buyer search for BDRM or bedrooms?   AI = what? It took me some time to realize they were trying to say "As Is". One other aspect that is annoying for buyers is when the text is all upper case.     Only use all capital when you need emphasis on a specific fact. Spelling errors can be embarrassing, remember to use spell check. All of that information is ported out to all the affiliated partners.   Those sites are fully search-able by search engines.   These text errors can have an impact on potential buyers being able to see your home!

The data on the MLS is garbage in, garbage out.   If the incorrect information is not on the MLS, it can cause difficulty for potential buyers.
