"Extreme Makeover: Home Edition" arrived in Buffalo, New York Saturday November 7, 2009 to meet Delores Powell, a Jamaican immigrant and community activist whose home is barely livable despite the work and repairs she has poured into it over the past five and a half years. In just seven days, team leader Ty Pennington, the design team, and hundreds of local volunteers lead by David Homes, will rebuild the crumbling home of Delores and her four children - providing them with the solid foundation with which to build and support their dreams.

Well the good news is that the new home being built for this family will bring up the values as long as the rest of the neighborhood improves along side this home. There are almost 4,000 volunteers working on this project, so hopefully the love will spread throughout the neighborhood.

Effective Post Writing

Like it or not, your posts are a form of advertising. I am not passing judgment and I am not directing this to any one person. Sit down for a moment and think about it. What each of us puts up here reflects on the writer. I want you to be successful.

Why is it that I can see posts that are just thrown up in an effort to just do it? Is it because they felt they have to do it because this is the latest and greatest way to market oneself?

If you are here to improve and learn then take a few moments and think about it. Yes what we post is advertising. Even if it is something for our fellow professionals. And with all Marketing it is not how much you put out there as:

Who is your audience?
What is your intention?
What are you trying to convey?

With all great marketing pieces (yes your BLOG and the posts you place on it -- is a marketing piece) you have a few basic rules to be successful:

KISS -- Keep it simple stupid
White space -- don't be afraid of it
Keep to the maximum of two fonts (multiple sizes of them ok, but no more than two!)
Society is visual -- graphics will enhance text and don't use so much that it distracts from the message.
Spelling and Grammar count

What did we just do? It is a question that many 1st time home buyers and even people that are moving from one home to another ask themselves. They suddenly find themselves very worried about the future that it is going to take 30 years to pay off their mortgage and really own the home that they just purchased. Suddenly the thoughts of the roof, basement and household systems come to mind and what did the home inspector not find.

Getting Ready to Close - The Final Walk Through

What should I check during the final walk through?

Congratulations! It is time for that final walk through of your new Western New York home. Up until now it has been a whirlwind of activity. This is your final step before signing all of the papers to make this Western New York house your home. You are excited, and think why is this important? Well it is. What if the sellers were a little less than honest? What if they said repairs have been completed and yet they were not? What if they painted the house since you last saw it from beige to burnt orange? What if the lilac bush is gone and it was the reason you bought the home? What if the appliances left are now a combination of avocado and yellow instead of the brand new stainless steel you saw the home with?

Are you starting to understand why a final walk through is important? It is never a good idea to skip the final walk-through.

When should you do the final walk through?

Often though you will find yourself doing this walk through just an hour before you sign the papers. The current owners don't move until the morning, you may be coming in for the closing are reason this happens so close to the actual closing. If this happens and there are repairs that are not completed or other issues your attorney may have money placed into escrow to resolve those issues after the closing.

Recently I wrote a popular post here entitled: How to Break Writer's Block. In the comments there were so many of you who just did not know where to start with writing for your Blog.

Sometimes I forget how hard it is when you first start. Now these ideas come natural to me. After writing for over 3 years, I have found a few tricks along the way. One of the most difficult thing for most new writers is what am I going to write about? Can it be interesting? Does it really matter?

Well what you write does matter, write about it, and it will come. You do not have to be all real estate all the time, an occassional article about your community, your interests etc assist you to connect to the reader of your Blog. If you can tie it into Real Estate even better... If you are writing about the local library and you have a market Report, put a link to it.

Here are a few that might inspire you to write this month for your Real Estate Business:

Looking to write about something to inspire your Real Estate Readers? Write about a variety of things to keep your website or blog fresh. Here are some areas that you will want to write about.

Some of the best ideas come from reading other writers. Read all your local publications -- there are always great article ideas that you can generate writing about things happening in your area. Spend time reading other blogs to gather ideas. Keep a notebook with you to write down ideas down for the future.

Don't forget to follow people on Twitter and Facebook and what is interesting to them. It is amazing the ideas you can generate from watching those in your local area!

I found these two photos I took of my son a few years ago, which I did for a newsletter for the Data warhousing company that I worked for at the time. It reminded me of the journey I have taken in the past few years with blogging. I have spoken to several people that are wondering if they should create an outside blog for their business.

The photos were to illustrate a point that you don't start out on the big bike, you start out on the bike with training wheels and then you grow into the big bike. The article was about picking the right tools for the job at hand. When you started at Active Rain, it is like riding a bike with training wheels.

When I looked at these photos I thought about the newer agents in the business and those that are trying to make sense of blogging. There many lessons in Real Estate to be learned and they come in stages. Start out small, learn as much as possible, and grow into the next stage. It never ends.

So ask yourself an important question are you ready to move to the big bike? How do you know? What questions do you need to ask? Where do you start?

You too are allowed to have training wheels until you are comfortable without them. That the to start on the bike on the left although really cool and appealing might not be right for you right now. One day it will be.

And so I was reminded that it is not the destination, but the journey....

I started my Real Estate career in Florida, and discovered Blogging as an effective means of advertising listings and gaining Internet exposure. Moving back to Western New York, I seriously looked at what did and did not work for me in Florida.

Working with amazing mentors I changed my focus and dug in. It seems fitting that Bloodhound Blog was where I ventured from the safety of ActiveRain. It changed how I looked at the Internet; it changed how I did business forever. I finally graduated from the Nursery, achieving success by implementing the best of Internet practices.

Laurie Manny gently pushed me out of the ActiveRain Nursery and on to a post of Brian Brady's on Bloodhound, then off to an assortment of other sites. Laurie has taught me to be authentic, consumer focused and engaging. Oh and a little thing called SEO. Brian Brady taught me to about being viral. If you were to Reccomend a Book What would it be?

I recently got a call today from a Realtor here in town, looking for a book that they should read to improve as a Realtor. They know I am a bookworm and have a larger library of books that I could suggest a few... Well like Zig Ziglar says "Don't loan a book, give them a copy" So I went out and gave them a copy of The Millionaire Real Estate Agent.

When I gave it to them they had a stunned look on their face "Hey you don't work for Keller Williams" was their response. I know, but this is a book you should read. They questioned why I would recommend something that clearly was by a competitor in our area. My response, read it and apply the stuff, there is no rule that you can't use it unless you work for Keller Williams...

So what books that you have read that should be on a newer Realtor's must read list?
