Every day I send hand written notes out to people. Sometime they are thank you notes, some times they are just pretty blank cards. I do this because people find them special. I know because I love getting them! They are so rare in fact that I have a bulletin board that has each and every one that I have gotten over the past couple of years.

So why is it that so many do not send hand written cards and letters? Some times it is the inability to find the right cards and paper to use. In case you have a difficult time finding the perfect notecards, here are some resources for you:

FHA Repairs – What really has to be fixed before closing?

FHA Repairs

If you are applying for an FHA (Federal Housing Administration) loan, you will need to understand about repairs and how FHA requested repairs may affect your ability to close on the sale of the home. If you are selling a home and the buyers are going to purchase using an FHA loan, it is important to understand what should be done and what does not have to be.

What has to be repaired?

There are several types of repairs that must be completed prior to closing of an FHA loan which include:

Peeling pain in homes built before 1978
Unpainted downspouts and broken rain gutters
Rotting out-building in need of demolition
Exterior doors that do not property open and shut
Exposed wiring and uncovered junction boxes
Major plumbing issues and leaks
Inoperable HVAC systems
Leaky or defective roofs
- Roofs with a life expectancy of less than three years
- Composition over shake
- Active and visible pest infestation
- Missing appliances that are usually sold with a home (ie: stove)
- Bedrooms without minimized-sized windows
- Bedroom windows with bars that do not release
- Foundation or structural defects
- Wet basements
- Evidence of standing water in the crawl space
- Inoperable kitchen appliances
- Empty swimming ools, pools without a working pump and pools with mosquito fish
- Ripped s creens
- No pressure relief valve on water heater
- Leaning/broken fences

Repairs that can wait until after closing.

Type of FHA repairs that are not necessary to fix before closing:

Peeling pain in homes built after 1978
Cracked glass in windows
Minor plumbing defects – a dripping faucet
Missing handrails
Damaged wall coverings in homes built after 1978
Worn out carpeting or defective floor finishes
Beat up or damaged exterior doors that still open and close
Trip hazards such has heaving sidewalks
Removal of debris under the house
Lousing workmanship
Evidence of previous or inactive pest infestation
Replacement of flat roofs

Testing of wells, unless required by local jurisdictions

Pay It Forward

Back in November, I first saw this contest here on Active Rain, and immediately heard a voice in my head say "You know Sally Cheeseman is paying it forward." I smiled, and if Laurie Manny was here I know she would have pointed this out to me. Laurie always watched for when people paid it forward. She would light up when she saw it. I know why it made her so happy to see when people Paid it Forward.

It has been a difficult year with the loss of many friends and loved ones, not just for me but for so many of us. Each time I turn around, I see the miracles of Pay it Forward right here on Active Rain. We didn't orginate the Pay it Forward movement.

I knew that I was going to enter this contest. It just was going to take me some time to find the words. Each day the ideas would roll around in my head as the deadline approached.

A Little ActiveRain History

Those that don't know me, my number here on ActiveRain was member 691 (Tricia Jumonville and Todd Waller joined the same day -- July 1, 2006). I went from someone that had no idea what blogging was to the one that was teaching everyone else how to do it... At one time I had a very active blog here until I found it was of greater value to have my own. I was here before the birth of Localism, when there were only a few thousand members.

That was a special time, when there was a Welcome Wagon and then later the development of Weekly Member Spotlight. I remember when it was a big deal to go to 20,000 members, and Project Blogger. I was called Coach K, Miss Manners and was one of the original moderators here at ActiveRain. I organized many contests, and opportunities for each other to really get to know each other -- remember the Flat Stanley Project? The most powerful of all the contests run was the Laurie Manny Challenge. Each time either Laurie or myself would assist someone they would ask us what they could do to thank us for giving the advice or teach them something new. We both would tell them to pay it forward to someone else.

Loss and Love

It was a magical time in the RE.NET where relationships when a few people became very close and beautiful friendships were just starting to bud. At the end of that year we experienced our first loss on ActiveRain. Over the years there has been several members we have lost, others have lost loved ones. None so hard as the loss of three active members in our community this year, First Carol Provenzale in May, then Joe Ferrara and Laurie Manny in August.

It has been an emotional journey for all of us. And yet it is the kindness of others that has gotten me through what I could not imagine being able to get through, the loss of a dear friend. Not any friend, the kind that sees through your defenses and changes you forever. I know I am not the only person that feels that way, so many have shared their stories with me.

There are a few people that I have to honor in this post, because they by all means this year Paid it Forward.

They are my Holiday Miracles of Friendship. These people, along with others who are not part of the community have blessed me with friendship and love. We were all friends in a sense before but today it is amazing how these relationships have changed forever -- for the better!

Kaye Thomas, Lynda Eiselman and Marlene Bridges -- you were Laurie's buddies, Laurie would always tell me about your plans and then afterward about all the fun you would have together.
Rudy Bachraty-- I know I asked a big thing of you to be the one to announce to everyone publicly about our loss of Lauire, know that Laurie would be so very proud of you.
Jeff Turner -- a hug when I needed it the most, and words that to this day mean so much
Ines Hegedus-Garcia - silent kindness, phone calls when I needed it and a renewed friendship
Mary Pope Handy - I admired you before this, but now I can truly call you a friend
Irina Netchaev -- your kind reminders about taking care of myself and being a friend at my darkest hour
Lenore Wilkas(and Alex too) -- for reminding me that it would be ok, and making me laugh
Cyndee Hayden -- wow, who knew that a single email would rekindle a friendship
Frances Flyn Thorsen -- for late night phone calls when I thought I would fall apart
Kathy McGraw-- for sharing her grief over the loss of her friend Carol Provenzale
Thesa Chambers-- (and Sally Cheeseman) I will always remember your kind words when we lost Laurie, but those private emails between us and Laurie well they were something...
Ann Cummings, Monika & Jay McGillcuddy, Kevin Tomlinson and Ardell DellaLoggio -- we too shared emails with Laurie and the loss of Laurie has made us all appreciate life just a little more
Scott Forcino -- your kindness and confidence has given me the strength to move forward in a new normal
Luke Constantino & Mitchell Hall -- What can I say other than Thank you!
Midori Miller -- The Purple Hanky - Gratitude we share grief, love and hope for the future

There are so many, if I didn't mention you, it is not because I don't appreciate what you did...

Tonight, many from our ActiveRain community are surrounding yet another member Desiree Daniels and her fiance Al Sodaro as they start to cope with the loss of their son Gianni Baker Sodaro today.

And so we all continue to pay it forward... It may be a little thing, something so insignificant, yet it can mean the world to someone, especially during the holidays!

Are You a Social Media Rock Star?

Or more importantly should you be?

I saved a link a long time ago and I read this great post From Geek to Gods: Why Have "Social Rock Stars" Emerged? over at Social Media Trader for a second time. It got me thinking about the changes in Social Media. Interesting thing to think about "Social Media is a return to oral culture". So what does that mean for you, your business and your Internet personality?

Does it at all?

Users are using Social media to share information and creates a conversation between people. The draw of the Rock Star is appealing, let's face it it is sexy. But we all cannot be the Rock Star. Sometimes being quiet and in the background is very effective too! But like all important leaders it is those that are quietly out there consistently leading. Remember it is about the conversation and the quality of those conversations.

What is their secret?

It has nothing to do with the persona and Celebrity. It is anything but sexy. It is consistently being out there and connecting with Buyers and Sellers and ensuring that their home is sold for the highest dollar in the least amount of time or that they got the best house for the money they could afford. It is about making them feel comfortable working with you. It is about providing a service that they value. It is about being in the right place at the right time.

For all of you who want to be at the top of the heap, I have an interesting question for you. In the scope of things, does it really matter if you are a Social Rock Star? That instead of trying to achieve that status, your time would be better spent talking directly with Buyers and Sellers?

So you want to be a WNY Realtor®....

Congratulations on wanting to join a really great group of people! There is not a more dedicated group! Here are a few things they don't tell you at the Pre-licensing course or you might choose not to hear from the brokers that you interview with.

This is not a 9-5 Monday through Friday job
Your broker doesn't pay for your advertising, your dues, your training, your phone bill, your health insurance or retirement
What worked today, might work tomorrow, but think twice
You may be the boss, but you still have to follow a strict set of rules in this business
You will need to put together systems to manage your work flow.

Here are the some of realities of being a Realtor® today:

You better like the phone, because you will be spending a lot of time on it
Real Estate is not a 9-5 job and to be successful at it you cannot do it half way
For every excellent resource there are 1,000 scams
Websites, BLOGS, email, and technology will be a big part of your business - embrace it or hire someone to handle it for you
You don't have to do everything all at once, baby steps well planned work well
Don't be threatened by how others do their business, review it and see how you can improve yours
You will need to embrace IDX technology
Learn the basics and in doing that you will do well, no matter the market
Your education does not stop when you obtain your license, in fact it never ends
Not everyone wants you to be successful, but those that do are worth their weight in gold - surround yourself with them
There are good and bad people out there, and you will experience the best and the worst of each
You are information central - if someone needs it they will call you asking where they can find it (cleaning people, directions, free stuff)
It is all about attitude not all the bells and whistles
This business is about networking - so get out there and NETWORK
Agent Marketing can be fun - but don't get lost in the details
You are part therapist, part handyman, part decorator, part marriage counselor, and Real Estate Expert
Just when you think you have heard it all, you hear something else that totally blows your mind
For every fun & creative thing you do, there are 15 mundane, plain out boring tasks to be accomplished
YOU can't do it all - remember that and get help when you need it
