4 Tips to Ensure a Smooth Real Estate Transaction

RISMEDIA, January 31, 2011-As a real estate agent, it's important to be aware of the pitfalls of home financing in order to help your sales come together and stay together. Typically, during the sales process, you may be your client's first point of contact for any and all situations that arise. As such, if you are able to work in conjunction with a knowledgeable mortgage professional and help educate your client along the way, this extra knowledge may eliminate potential issues and bring you and your client to a successful close.

Since there have been a number of industry regulation changes in the mortgage industry in the past few years, it's important to keep these tips in mind:

1. You don't want to waste your time showing homes to someone who can't buy them. Have your client check their credit score in advance to be sure they meet the minimum credit standards to qualify for a mortgage. A reputable mortgage company can run the necessary credit report and recommend a credit repair company should there be credit concerns. You can also suggest to your client they request a preapproval letter from your mortgage partner. This will save you time and money if you have the conversation before you start the process of showing them homes.

2. Advise your client to obtain a preapproval. The information needed includes, but is not limited to the following; W2s for the past two years, 30 days of consecutive pay stubs, all pages of the two most recent statements for checking, savings and all investment accounts, a copy of the signed P&S or Warranty Deed Agreement. Your mortgage partner will let your client know this, but it's important you know in case it comes up in advance.

3. Prior to home buying, it's important that your client set aside the proper amount of cash for closing. They should keep current on all loan payments, should not make any large purchases on credit, or sign or co-sign on any other loans. If there is any change in employment, borrowers should make all parties in the process aware. These things can affect your client's credit as well as their ability to qualify for a mortgage.

4. Your client should be prepared to pay closing costs unless they qualify for a no-points, no-closing cost loan. This is important to mention to them because you don't want them to fall short and not be able to secure financing at all or have delays when it is time to close.

While a good mortgage partner will be able to handle the specific mortgage related issues that come up, ensuring this process goes smoothly is paramount to getting the house closed, and being educated is your first line of defense.

South Norfolk residents might finally get ball fields and other open space in their community.

At Tuesday's City Council work session, City Manager William Harrell recommended sports playing fields for the vacant South Norfolk Armory site. He also supported changing the current zoning from multi-family residential to recreational use.

The public was "pretty loud and clear" on what should be done with the boarded-up armory, he said.

"I think the city has really started to focus on us," said Kevin Amick, a community leader. "We have four to five civic leagues, organizations, and the citizens all really trying to push the city at refocusing, and I think we're finally starting to see that."

The city acquired the 4.8-acre property on Bainbridge Boulevard in 1997 and didn't take any official action on the site until this September, when the council voted down a measure to solicit the land for sale or long-term lease.

About a dozen South Norfolk residents spoke against the item then, saying the property is in a prime area for sports facilities and that multi-family housing has overwhelmed that location.

The preliminary proposal by McDonough Bolyard Peck Inc. suggested leveling the armory building to make room for practice fields. The estimated cost of the project would be $219,000 without lighting, or $359,000 with it.

"We're excited, but we're still waiting to see what comes," Amick said. "At least there's a plan now."

Historic District

South Norfolk otherwise known as SONO is a community that is in the process of being revitalized. As a member of the South Norfolk Civic League and The Greater South Norfolk Business Consortium I have meet an outstanding group of community minded people. All interested in the best for South Norfolk - SONO. All very vocal with City Council expressing their views and concerns about everything that is taken place and is to take place in the future.

The Greater South Norfolk Business Consortium is interested in bringing businesses to the local area. A bright economic future for SONO!

The South Norfolk Civic League has a mission to clean up the area, everything from boarded up buildings to storm water issues. I have to say they are making an impact! With new building codes in place from the city, perhaps the task may get a little easier. Look Out Slum Lords!

Some people have never heard of the area or don't even realize it's in Chesapeake. Some think its part of Norfolk. The South Norfolk section of Chesapeake is where the city begins. It's in the middle of everything, making it easy to get anywhere.

RISMEDIA, July 22, 2010--It's hard to believe that it's already been five years since Hurricane Katrina devoured the Gulf Coast. While hurricanes are not preventable, there are steps you can take to protect yourself and your property should disaster strike.

Here are four important steps to consider, according to the Insurance Information Institute:

STEP #1: Review Your Insurance Coverage
Be sure you have the right kind and amount of insurance, enough to rebuild your home and replace your belongings. Ask about flood insurance, which is not covered under a standard homeowners policy. Learn more about flood insurance at www.floodsmart.gov.

STEP #2: Create a Home Inventory
An up-to-date home inventory will speed up the claims process by substantiating losses and may provide documentation for tax purposes. It can also help you determine how much insurance to purchase. Visit www.knowyourstuff.org to download software to help make this process easier.

STEP #3: Protect Your Property
Keeping wind and water out of your home is critical. Invest in storm shutters and reinforced garage doors. Secure roof shingles and seal any openings, cracks and holes. Gable end walls and roof sheathing should be strongly attached and braced, and double doors should have heavy duty anchors at the top and bottom and a dead bolt at least 1" long.

STEP #4: Have an Evacuation Plan
Decide where you will go and how you will get there, and have more than one option. Keep a map, phone numbers and addresses handy. Think about what you'll need to take with you - items like medicines, important documents, clothing and food - and have them ready to go

Tricks to Keep Your House Cool this Summer

RISMEDIA, July 3, 2010--As the temperatures continue to rise this summer, so does the cost of keeping your home cool. While homeowners across the country come to depend on air conditioners to keep the temperature down during the warm summer months, there are other options that will keep you cool while keeping your energy bill low.

Fans and ceiling fans
-If you're looking for ways to beat the heat, a ceiling fan can be a great investment for your home. This one appliance can make a room feel 6 or 7 degrees cooler, and even the most power-hungry fan costs less than $10 a month to use if you keep it on for 12 hours a day. Good fans make it possible for you to raise your thermostat setting and save on air-conditioning costs. Fans don't use much energy, but when air is circulating, it feels much cooler. Ceiling fans are best, but a good portable fan can be very effective as well.

-You should remember that even mild air movement of 1 mph can make you feel three or four degrees cooler. Also, make sure your ceiling fan is turned for summer - you should feel the air blown downward.

Shades, drapes or blinds
-Install white window shades, drapes or blinds to reflect heat away from the house. Close blinds, shades and draperies facing the sun (east-facing windows in the morning and west-facing windows in the afternoon) to keep the sun's heat out and help fans or air conditioners cool more efficiently. Always remember that the best way to keep your home cool is to keep the heat out.

Internal Heat
-The most common sources of internal heat gain are; appliances, electronic devices and lighting. Be aware of devices in your home that are generating heat and if you have air conditioning, use it wisely.

Don't put lamps, televisions or other heat-generating appliances next to your air-conditioning thermostat, because the heat from these appliances will cause the air conditioner to run longer. The heat they produce will make the thermostat think your house is warmer than it really is, and your system will run harder than it needs to.

-Unless you absolutely need them, turn off incandescent lights and heat-generating appliances. Replace incandescent bulbs with compact fluorescents; they produce the same light but use a fifth the energy and heat.

-You should also try to avoid heat-generating activities such as cooking on hot days or during the hottest part of the day. If you are cooking, use your range fan to vent the hot air out of your house. By reducing the amount of heat in your home, you will use less energy to cool it.

Plants
-Plant trees or shrubs to shade air conditioning units, but not block the airflow. A unit operating in the shade uses less electricity. Deciduous trees planted on the south and west sides will keep your house cool in the summer and allow the sunlight to warm the house during the winter.

Roof and Walls
-Paint your roof white - If you've got a flat roof, paint it with a specially formulated reflective paint or just paint it white. The reflective effect will help to keep the rooms under the flat roof much cooler.

Other things to remember
-Humidity makes room air feel warmer, so reduce indoor humidity. Minimize mid-day washing and drying clothes, showering and cooking. When you must do these things, turn on ventilating fans to help extract warm, moist air.

-Avoid landscaping with lots of unshaded rock, cement, or asphalt on the south or west sides of your home because it increases the temperature around the house and radiates heat to the house after the sun has set.

-If the attic isn't already insulated or is under-insulated, insulate it now. Upgrading from 3 inches to 12 inches can cut cooling costs by 10%.
