Time Needed to Sell Your Home - 11/26/08 01:46 PM
When selling your home, there is one important question in need of an answer.  In today's market, how long does it take to sell a home?  The need varies depending on your future plans.
For example, if you are building a home then you need your present home sold by the completion date of the new home.  If you are transferring or relocating for many different reasons then you need a moving deadline.  On the other hand, if you plan to move because you need a larger home, then you may wait to choose your next home until the present home … (2 comments)

What is a Deed? - 11/21/08 01:22 PM
The deed is the document that transfers title from the seller to the buyer.  The transfer takes place when the deed has been signed, sealed and delivered to the buyer.  The seller is known as the "grantor" because the seller grants all rights and privileges of ownership to the buyer.  The buyer is known as the "grantee."
For a deed to be valid it must be in writing and it must name the buyer and the seller.  The seller is the only one that is required to sign the deed because the seller is giving away his or her rights to … (1 comments)

Be Ready For the First Showing - 11/21/08 01:20 PM
Would you be disappointed if you found your favorite clothing store had not swept the floors or cleaned the store in weeks?  When buyers are looking for a home, they often feel the same disappointment after viewing homes that lack pride of ownership.  If the buyers feel this disappointment they quickly eliminate those houses from their list.
Before a home is listed, it should be put in absolute "mint" condition.  Sellers who are serious about selling their home should make repairs, set the stage with simple decorations and make any necessary cosmetic changes. Repairs should be completed before the first showing so all … (4 comments)

Writing the Perfect Offer - 11/14/08 03:08 PM
You have found the perfect home after searching for several weeks or months.  The only problem is the perfect home for you is also the perfect home for two other individuals. What should you do now to make sure your offer stands out in the crowd?
First, understand that the Sellers' agent is obligated by real estate law to present any and all written offers to the sellers.  Secondly, the seller is not obligated or required to accept any of the offers or make a counteroffer.  Third, when several offers are presented at the same time, the sellers do not have to consider … (7 comments)

Preparing to Sell Your Home - 11/14/08 03:01 PM
Be aware of the importance buyers place on the condition of your home if you plan to sell your home.
Ask your listing agent to do a "walk-through" of your home before showing it to buyers.  Your Agent can provide you with an objective opinion about repairs and cosmetic improvements needed to attract buyers.  If there are repairs to be made, they should be completed before buyers see your home.  If you give your agent permission to do a tour of your home with other agents make sure your home is clean and an appealing to them.
If your home needs … (3 comments)

Stay or Go? - 11/14/08 02:51 PM
Property owners often ask, "will my home sell faster if it's occupied verses being vacant?"  Homes that have remained unsold while occupied, sometimes sell quickly once vacated.  The reverse is also true.
Realtors have found that buyers are more responsive when visiting a home while the owners are not home. The buyers feel they can express their opinions and objectives more comfortably.  For example, while visiting a home, buyers may notice something about the furniture that is not appropriate for a specific room and if they make this comment in the presence of the owner the remark may be offensive, triggering … (0 comments)

Personal Property or Real Estate? - 11/14/08 02:48 PM
What is the difference between real estate and personal property?  Real estate is considered to be the land, and any improvements permanently attached to the land.  Personal property is considered to be items not permanently attached to the land.
"Is it attached?" is an important question to ask when buying or selling a home.  When buying or selling a home make certain that all items of personal property in the transaction are written into the contract.  Examples of personal property are refrigerators, freestanding electric ranges, curtains, etc.  If the personal property is included in the price be sure to write in … (2 comments)

Pricing Your Home to Sell - 11/14/08 02:44 PM
If you own a home and plan to sell, you must decide on a price.  The process of deciding a price for your home involves gathering some specific data.  Specific data that will need to be analyzed are properties that have recently sold and properties that are currently on the market in your neighborhood and surrounding neighborhoods. Another option in pricing your home is to get an appraisal.  An appraisal will give you the market value of your home.  This may make things easier for you in deciding how to price your home.
It is also helpful to identify the competition when … (0 comments)

Many Details Involved in Selling Your Home - 11/14/08 02:40 PM
Are you good with details?  If you decide to sell your home, you will need to pay close attention to many different details.  A few details that need close attention are pricing, what kind of financing to offer buyers and getting a second opinion from a home inspector about the condition of your home.
After locating a buyer, a contract will need to be signed by the sellers and buyers.  The executed contract will include the price, earnest money deposit, financing details, inspection details, closing date and other specific deadlines.  Once both parties have signed the contract, you will have a legal binding contract.
