The average price of homes sold in October was $147,012, a 4.7% decrease from September. The average Days-on-Market(DOM) was 107. There were 58 homes sold(closed) in the month of October.

Below is the chart showing the average sold price in Eastern and Northern Henrico County from 2008 forward. As you can see- prices have steadily declined since May 2008. The red trendline shows a downward trend. But in October 2009 we broke through that trend line to the upside and prices have moderated a bit since. Prices have remained above the trendline suggested a bullish sentiment. We remain cautiously optimistic about price appreciation in the East End and Northside of Henrico County.
The Chart below shows the Average Price per Square Foot for homes sold in Eastern and Northern Henrico County, VA. As expected, the trend dropped from 2008 to 2009 but has moderated ever since. We believe first-time homebuyers quickly buying homes in the inexpensive East End of Henrico County is primarily responsible for this moderation. In recent months, price per square foot has abruptly decreased due to the number of low priced foreclosed properties weighing on prices.

There are currently 842 homes for sale in the West End of Henrico County, Va. The average listing price for homes for sale in the West End of Henrico County, Va was $326,443 for the month of October. The average price of homes sold in October was $294,046, a 5.22% decrease from September and a 8.2% year-to-date decrease . The average Days-on-Market(DOM) was 100 days. There were 94 homes sold in the month of August.
Average home sale prices in the West End of Henrico County, VA have been increasing in recent months. You can see on the chart below that prices have been increasing in 2010. Average home sale prices crossed the trend line in March and trended upward throughout the Summer. However in recent months prices dropped as sluggish home sales closed at lower prices. We fully expect to see the volatility increase into 2011 as sales and sales prices begin to increase.
A great indicator of the health of the localized housing market is the price per sq foot. This graph supports the findings of the chart above. Average price per square foot held steady or increased slightly throughout the summer but as sales have declined in September and October- so have price per square foot. This is a great trend for buyers as historically low interest rates and extremely low prices combine to make this one of the best home buying opportunities since the Great Depression.

There are currently 784 homes for sale in Hanover County, Va. The average listing price for homes for sale in Hanover County, VA was $340,437 for October. The average price of homes sold in October was $265,051, a 2.2% decrease from September and a 5.9% year-to-date decrease. The average Days-on-Market (DOM) was 117 days. There were 64 homes sold in the month of October.
Hanover County average home sale prices declined steadily since the beginning of 2008 as showing in the graph below. However average prices have moderated in recent months as average prices moved across the trend line...a positive sign for the months to come. In October we saw the average price decrease slightly from September averages but we still held solid above the trendline. The chart below shows a bottoming of prices in Hanover County throughout 2009 with a strong sideways trend throughout 2010. We've been saying for months that 2010 would be a year of sideways movement and it has proven to be true. I am expecting 2011 to be a year of slightly upward movement in prices and sale. The trend in the chart below should begin to bend slightly to the upside withing the first few months of 2011.
Just as important and possibly an even better guage of the health of the local real estate market is the average price per square foot. In the chart below you can see the obvious decline in sold price per square foot since January 2008 for homes for sale in Hanover County, VA. But price per square foot surged in April to averages unseen since January 2009. This is an extremely encouraging sign but was likely influenced by the expiration of the federal Homebuyer Tax Credit on April 30. Prices since have moderated to recent averages.
