Twazzup: A Brand New Search Engine for Twitter.com debuted this week! - 04/15/09 06:42 PM
I remember the first day that I signed up for Twitter based on a recomendation from Lori Mode.
I sat there at my new profile page and wondered how the heck I was supposed to find friends.  I remember feeling like this was the dumbest idea yet.  Since I had no friends, I felt like I was sitting in a chat room all by myself. Talk about lame! My biggest struggle was to find someone other than Lori to follow!
How was I going to find peeps that wanted to chat about real estate?
Look no further!
Now there is a brand new search engine(as of 4/13/09) designed … (1 comments)

All you ex Sacramento Loan Officers who are now Loan Modification Specialists...go get a job! - 04/09/09 04:37 PM
Have you noticed the number of ex-loan officers that are now loan modification specialists? It is just ridiculous!
Maybe I am being too harsh... but how come an ex-loan officer who could not make it in the mortgage biz (that might be a little too mean)... all of a sudden has the legal and tax background to help distressed homeowners make a good decision about doing a loan modification.
Maybe the sticking point is... "a good decision".
Now I have to put a disclaimer here ... not all ex-loan officers are the bad seeds...
Here is my 2 cents:
Why would I want to … (0 comments)

Investors ...don't forget you need to be on title 6 months before you can pull cash out! - 04/08/09 06:36 PM
I just wanted to post this reminder of a recent change in guidelines regarding cash-out refinances.
In our Sacramento Real Estate Market many investors are taking down (investor talk for purchasing) homes with cash.  This way they are able to close quickly and often times get a discount on the home because they can close in less than 2 weeks.
In the past all investors had to do was close escrow, then turn around and pull most of their money out by obtaining a new mortgage after the fact.
I just wanted to post this reminder that if you are going with a conventional program (Freddie or … (0 comments)

Do you deserve to still be in business if you provide crappy customer service? - 04/08/09 01:14 PM
Do you deserve to still be in business if you provide crappy customer service? In this economy especially....NO!
I am embarrassed to say that I had an enlightening experience with one of our service providers.
It is tax season and it is time to file our extension for our taxes.  I send an email back in the beginning of March to our CPA to make sure that the extension had been processed and filed.  I never heard back from him so I found myself trying to track him down so I could get my answer.  When I spoke with his staff, I was … (9 comments)

Q&A: Why aren't my offers being accepted! - 04/03/09 03:49 PM

Question:
I am a homebuyer and have made some offers on homes and I haven't gotten very far. Is there a way to make good bids that the banks will look at your offer?
Answer:
The "cleaner" your offer is the better! What I mean by this is if a bank is looking at 2 offers... the bank is going to compare the two offers. If your offer is requesting a credit back at closing or repairs to be done and the other one is not...then who do you think they are going to go with?
I am not saying … (0 comments)
