I was watching the Sacramento news report tonight about a man who announced on Twitter that he was going out of town for vacation. No big deal right? Well.. when he got back from vacation his home had been cleaned out and the police are now investigating the possibility of this robbery being directly related to his Tweet. I think this is a great reminder of the consequences of posting personal information online. My personal Internet strategy includes utilizing Twitter, Facebook and blogging as a way to build our business online. I use Twitter to send out real estate related information and very rarely (39 comments)

The real estate market is certainly on a historic roller coaster ride. Yes, unfortunately, there are countless folks that are being caught up in the foreclosure storm that is sweeping across the country right now, but on the flip-side, this is creating significant investing opportunities for others. There is another wave of foreclosures coming to the Sacramento real estate market. In fact there is a wave of homes that are already owned by the bank that are just sitting there... not currently on the market. Have you ever watched ER and watched as the ambulance arrives with a patient in cardiac arrest. They push them into the room and pull out the paddle to start the patent's heart. Doesn't that feel like the real estate market lately? The plain hard fact is I don't care how good you are at your job or how efficient your staff is... closing a real estate transaction right now is going to be a bumpy ride! As of August 1, 2009 all rental property owners, managers and leasing agents using credit and eviction reports during the resident application process are now required to implement a reasonable policy to verify an applicant's identity when a Notice of Address Discrepancy is received from a consumer reporting agency. The new regulation is called the Federal Trade Commission "Red Flags Rule - Identity Theft Prevention" and it applies to you. It just occurred to me that I had not heard that line in a while! Well until today! Remember back when everyone and their Grandma was in the mortgage business? I remember having that objection come up with every other new client we would meet with back in the day. We would get "Oh I want to check with my friend's mother's cousin first... because when they are not working down at the used car lot... they do loans on the side." California Franchise Tax Board takes new home buyer tax credit off the table as of midnight tonight! - 07/02/09 04:37 PM
If you (or your client) purchased a new home (new construction) on or after March 1, 2009... Did you know that you can apply for a special tax credit? California allocated $100,000,000 for this tax credit on a first-come, first-served basis for home buyers that purchased a newly constructed home on or after March 1, 2009. Once $100,000,000 has been allocated, the tax credit will no longer be available. This morning California Franchise Tax Board posted an announcement that they would not accept applications after TONIGHT at midnight! What! Our clients gave us a Mikuni's gift card yesterday for helping explain their options for a home equity line a credit. After discussing their options, it made more sense for the client to go direct to their Bank! So we made sure they understood why it was a better direction to go, how the loan product worked, and sent them on their way... never thinking they owed us a thing! They were so grateful for the the time Todd spent with them... they sent us this gift! How cool is that? Sometimes in our business folks don't understand that only get paid IF (1 comments)
