Popular zip code for Investors to get cash flow homes in Sacramento, CA. - A year in review - 12/30/09 02:04 PM
There are popular zip codes that our Investor clients are purchasing Sacramento cash flow homes in! I thought it might be interesting to do a series of blogs that would show what these investor friendly zip codes have done in 2009.
Keep in mind the goal of most of our investor clients is to purchase a Sacramento home and secure monthly cash flow.
One of these popular zip codes is 95823. It offers a low price point homes (as you can see below ) in the 115-130k range that cash flow.

For me this has been the theme of our Sacramento mortgage business this year!
How do I accomplish more with less? With purchase prices decreasing in the last 2 years by almost half on average (in our area)... our net profit has done the same per loan that we originate. Just like everyone else in the real estate business, we are working twice as hard to earn the same amount of money!

Not only did we get invited to our client's house warming party this month, we got a gift certificate for $100! What a nice gesture!
Often times we forget that we do not just provide Sacramento mortgages... We are helping our client's dreams come true!
The gift was over the top and completely unexpected. The biggest kick we got was to see how much value the client placed on the service we provided them. The House voted to terminate the Home Valuation Code of Conduct (HVCC) when a new Consumer Financial Protection Agency begins operations sometime next year. The new agency is being formed to regulate consumer financial products, so I am watching this with mixed feelings because the bill is approximately 1,300 pages long (and who knows how many days it is going to take me to get through this puppy - LOL).

The Holiday Season is upon us and it is that time a year where we can sit back with family and friends and enjoy each others company!
Then why am I so stressed out? Oh how I wish I could figure out how to find more time in my day! It is tough when every one needs you all at the same time! No matter how hard I try, I can not seem to find a way to clone myself!

Sacramento Investors... Could you be committing fraud if you get a deal on a Sacramento Short Sale? - 12/18/09 01:16 AM
I recently attended a local Sacramento Investors Club Norcal Reia. Their speaker for the month was Bruce Norris of the Norris Group. Bruce said that if you are putting offers on Sacramento short sales as an Investor, you have to disclose to the lender who approved the Sacramento short sale if you intend to flip the property or you are committing fraud.
This definitely peaked my interest! This makes absolutely no sense to me!

The truth is I love being a Sacramento Mortgage Broker! But now we have the power of being a bank too!
I just found out this morning it is official and I can tell you what we have done! As of this morning we (First Priority Financial) BOUGHT a Bank! That is right we purchased a Wholesale Bank... Austin Perry Financial.
As mortgage brokerages are shutting their doors and taking down their signs... First Priority Financial is growing at a rapid rate. In fact, we are now the largest Mortgage Brokerage in the Nation!
