The Citizens' Academy is a sixteen week program designed to inform and teach interested residents about the various aspects of municipal policing. I was recently sitting in a room full of Realtors and I heard something that shocked me! A mortgage professional in Elk Grove, Ca. stood up and made an announcement that whoever sent them the most mortgage client leads for the month would win a trip to a cabin for the weekend. I kinda just sat there and waited for others to react... but no one really did. You see... it is this little thing called RESPA. I can not offer Realtors any type of compensation for sending us a client. Maybe noone reacted because they were Realtors and they are used to (8 comments)

As a Sacramento mortgage broker, it can be frustrating right now to close a loan. Underwriters are overcorrecting from past faults and are picking a part perfectly good mortgage files. I am reminded this week why we do what we do! We just go another gift certificate from our Sacramento mortgage client for Palermo Restaurant in Elk Grove. I can't tell you how nice it was to open this card! In this market, sometimes no matter how hard you try, you can't always provide a smooth transaction for the client because of our crazy lending environment... It is so nice to be (0 comments)

When I saw this press release come out this morning, I held my breath when I was reading it! The good news?.... They left the down payment at 3.5% for most borrowers! I was relieved for my Sacramento mortgage clients! So what did they change? In an effort to stabilize home values and improve conditions in communities where foreclosure activity is high, HUD Secretary Shaun Donovan last Friday announced a temporary policy that will expand access to FHA mortgage insurance and allow a quicker resale of foreclosed properties. FHA currently requires the seller to own (must be on the title) a Sacramento property for a minimum of 90 days before they can sell it to a buyer using FHA financing. Sacramento bank owned property is exempt from this rule....until now! HUD will lift this restriction for one year beginning on February 1, 2010! Households in Sacramento, Yolo and Placer Counties earning $35,000 a year or less can get their pet neutered at a extremely cost effect price. Cats cost $15 and dogs cost $20! I am not going to lie... Sometimes being a Sacramento Mortgage Planner feels like you are working in a battle zone. We go head-to head daily with mortgage underwriters, sometimes underwriting supervisors, whole sale regional managers, and occasionally a Sacramento real estate agent. Needless to say those still left in the Sacramento mortgage business love what they do... believe me! Our clients don't know half of the daily battles we go through to get their Sacramento mortgages approved and closed. I found this blog very interesting! In my book bonuses are supposed to be paid based on performance.... I guess that is just me! Fannie Mae stock prices in July of 2009 (right before the Government took over)were running around $10-13 a share... Today they are at $1.16... Do I need to say more?

As I am writing this post, I have been on hold for 2 hours now trying to get in touch with the folks at Calyx Point (an origination software company) so I can figure out what is going on with my new software update that addresses the new Good Faith Estimate for 2012. Did you know the Census is coming to Elk Grove in March of this year? So what is the Census?The U.S. Census counts every resident (citizens and non-citizens) and is required to take place every 10 years per our Constitution. How does it work?Every Elk Grove resident will receive a Census form by mail soon after March 1st to their home. This form will contain 10 questions you will need to answer and mail back. As I write this post I am crossing the 100,000 point finish line here on Active Rain! It has been a slow process, but I have learned so much along the way! It used to feel like it was an impossible goal and now that I am here I am ready to set another milestone for myself! I am excited to see what 2010 will bring! I am very happy to be in the mortgage business here in Sacramento!
