&lt;p&gt;Governor Rell announced that the Shoreline East train service will be expanded to include WEEKENDS &lt;br /&gt;beginning&amp;nbsp;this &amp;nbsp;Fourth of July weekend!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The service will provide eight westbound trains to New Haven and eight eastbound trains to Old Saybrook.&amp;nbsp; The trains will also provide reverse stops at the Guilford station throughout the day.&lt;/p&gt;
&lt;p&gt;Tied in with the new Madison train station (scheduled for completion in late July), this is great &lt;br /&gt;news and a huge step forward for CT Shoreline commuters, residents&amp;nbsp; and tourists!&amp;nbsp;&lt;/p&gt;

&lt;p&gt;My last two buyers only wanted to see homes with 1st floor master bedrooms ... yes they were early stage baby boomers.&amp;nbsp;In our local market of Madison CT&amp;nbsp;finding a home with a first floor master&amp;nbsp;usually means a ranch or a cape style home and probably one that was built several years ago. ... in other words the supply is limited.&lt;/p&gt;
&lt;p&gt;The "Over 55" active adult home that feature a&amp;nbsp;first floor master bedroom&amp;nbsp;has not really appeared&amp;nbsp;here yet probaby due to high land prices.&amp;nbsp;There is an outside developer trying to build one such development here in town called "Madison Landing" however they have been held up&amp;nbsp;for several years&amp;nbsp;up by a local community group siting environmental concerns. So it you want to live&amp;nbsp;along the shoreline in Madison CT in a home/condo with first floor master&amp;nbsp;the choices are&amp;nbsp;unfortunately few.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I believe this is a every growing demographic where demand will continue to increase and more and more baby boomers reach post retirement years. Our town at least, seems to be behind the power curve serving this market segment ... I would be interested in hearing from others that have experience in this area.&lt;/p&gt;

    <title>Home sales to pick up in the second half of 2008.....</title>

&lt;p&gt;Home sales and prices throughout most of the country&amp;nbsp;will improve&amp;nbsp;in the second half of 2008, and the recovery will vary by the local market, Lawrence Yun, chief economist for the National Association of REALTORS&amp;reg; said during NAR's Midyear Legislative Meetings &amp;amp; Trade Expo.&lt;/p&gt;
&lt;p&gt;Middle-America cities that performed evenly over the past few years - like Cincinnati, Milwaukee and the Kansas City, Mo., area - are likely to experience home price gains in the 20 to 30 percent range over the next five years, while markets like Miami, Las Vegas and Phoenix could see prices go up as much as 50 percent during that time period, Yun said.&lt;/p&gt;
&lt;p&gt;Yun blamed most of the softening of the housing market over the last year on the "subprime mess," where consumers with poor credit records got loans they couldn't afford when the interest rates reset to higher levels.&lt;/p&gt;
&lt;p&gt;"In fact, if you look at where home prices fell the most, it's the markets where subprime loans were prevalent," Yun said..&lt;/p&gt;
&lt;p&gt;Yun&amp;nbsp;said. "While much of the media is focusing on the fact that the rate of foreclosures doubled this year from historic averages, &lt;strong&gt;the foreclosure rate has gone from 1 percent of all homeowners with mortgages to 2 percent. Foreclosures are being driven principally by subprime loans."&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Yun&amp;nbsp;further explained that more than half of today's foreclosures are concentrated in the subprime market. The majority of homeowners are making their mortgage payments on time.&lt;/p&gt;
&lt;p&gt;Bottom line -- &amp;nbsp;the subprime market has dried up, and loans insured by the Federal Housing Administration and those purchased by Fannie Mae and Freddie Mac are making a comeback, the housing markets will strengthen and prices will begin a steady uptick in the coming months.&lt;/p&gt;

&lt;p align="left"&gt;Mortgage rates finally have calmed down, after swinging wildly up and down in the first few months of the year. That good news is amplified by the direction that rates took this week: down. The 30-year fixed had risen (modestly) three weeks in a row. The benchmark 30-year fixed-rate mortgage fell 3 basis points to 6.13 percent, according to the Bankrate.com national survey of large lenders.&lt;/p&gt;
&lt;p&gt;&lt;em&gt;

"Just like saying the average nationwide temperature today is 57 degrees doesn't tell you anything, the same is true for real estate prices. The only way to tell what your own home is really worth is to look at local-market conditions, do Internet research and utilize professionals (such as licensed appraisers) to help determine the value of your home."&lt;/p&gt;
