At Team Utz we have continually strived to be a positive and active role model to agents, clients and the community.  The media has squashed the market.  It's time to show our colors and change the outlook for buyers who are on the edge and sellers scared of listing in fear of losing equity.

      <title>Salesperson or STALKER?</title>
      <description>&lt;p&gt;In this era of social media and instant communication, what is the most effective way to communicate with people to let them know you are in a particular industry and you want their business? I have mixed feelings on the ways you go about talking to people. Many sales people don't understand how to effectively get their product across without seeming desparate, demanding or aggressive. What is the right method?&lt;span style="font-family: arial; font-size: x-small;"&gt;&amp;nbsp;&lt;/span&gt;Is it a face to face or social media? Let's break down each one with the "DOs" and "DO NOT's," and in the end, hopefully everyone will make an educated decision on how to contact prospects in the future! &amp;nbsp;&lt;/p&gt;
&lt;p&gt;Face to Face- The DO NOT: Walk into a prospective clients office, hand them some information and ask for 10min to speak to them RIGHT NOW. This is a horrible idea as it puts your prospective client on the spot requiring them to make a decision immediately. ''Do I sit and listen to this 10 min lecture thinking in my head, "Why did I agree to this? I don't have time," while not even listening to a single thing you are saying.' Or does the prospectve client turn you away? Either way, the face to face didn't go well. &amp;nbsp;THE DO: Walk into a prospective clients office with SOMETHING OF VALUE, and introduce yourself. Let them know you are here for them, and anything they need, you are there to help. Don't ask for ANYTHING. If you do this on a regular basis, bi-weekly, monthly or whatever you deem reasonable in your industry, soon the prospect will realize you are there for them. In the end, they understand you want their business, but for now, they see you are devoted and dedicated to the success of theirs and earning their trust.&lt;/p&gt;
&lt;p&gt;Social media,THE DO NOT- &amp;nbsp;Get on Facebook and go to all of your friends pages and write a post saying, "I work for______, selling_______, buy one from me." You may laugh, but I have seen it happen, THE DO- Use social media to interact with your friends, family and acquaintances in order to get to know them better. Liking and commenting on people's status, links and pictures is a great way to show people you are interested in what is going on in their life. In return, people will go to your page to see what you are doing. I like to post helpful hints, tips and accomplishments throughout my page about my industry, while not making my friends feel obligated to buy anything from me. &amp;nbsp;This is a great way to keep your name in front of them and they will keep you in mind when they need your service.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Being a salesperson is like joining a fraternity. In a fraternity, you are required to learn everything about your brothers/sisters before they even care to learn one thing about you. They need to know that they can trust you or they will never allow you to join. &amp;nbsp;The sales industry is the same. It is not about what you are selling, it is about what you know about your prospect, their business and what you can do to help. Until you have proven yourself and gained their trust, you should not be "selling" them anything.&lt;/p&gt;
&lt;p&gt;Are you getting the picture? No matter what type of sales, or what type of communication you choose, it has nothing to do with what you are selling, but EVERYTHING to do with the relationship you have built, the trust you have EARNED and WHO you are selling to.&lt;/p&gt;</description>

      <title>SNOW SNOW AND MORE SNOW, Westminster, Maryland</title>
      <description>&lt;p&gt;&lt;strong&gt;Hot news out of Westminster, Maryland&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;If more than 50 inches of snow wasn't good enough, ole man winter is back at it.&amp;nbsp; Forcasters are bracing for another round of 5+ inches of snow, but this weather maker is not active rain, IT'S ACTIVE SNOW.&amp;nbsp; While the storm brews off of the east coast, it doesn't sound like the weather forcasters have a very good idea of what this storm might bring to this region.&amp;nbsp; They're being very cautious in their predictions.&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Okay, CAN WE DEAL WITH ANOTHER WHOPPER OF A STORM?&amp;nbsp; Well, while the housing market has taken a small rest, why not....&amp;nbsp; I do think that many would just rather say forget it and head out of town and just let it snow...&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The City of Westminster is still trying to dig out the small streets and alleys in the city, but it appears that the city workers have done a fabulous job, clearing the streets, citizens helping one another and communities pulling together.&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I say, "LET IT SNOW", we're ready!!!&amp;nbsp; Bring it ON!&lt;/strong&gt;&lt;/p&gt;

      <title>City of Westminster, Maryland Holiday Electric Parade November 28, 2009 - THINGS TO DO in Westminster, Md </title>

&lt;p&gt;&lt;strong&gt;The City of Westminster &lt;/strong&gt;and the Main Street Committee of GWDC will be hosting the Miracle on Main Street Event on Saturday, November 28ty, 2009.&amp;nbsp; The Holiday Electric Parade will start at 5pm and proceed down Main Street to Locust Lane for the Annual Tree Lighting Ceremony and presentation of the Mayor's Cup.&amp;nbsp; The City of Westminster Parks and Recreation Department will then host Santa's Treat, a party for children with rides, games, prizes and a vist from Santa.&lt;/p&gt;
&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Each float entry must have at least 2000+ lights and promote holidays, business, or open ended.&amp;nbsp; There are currently&amp;nbsp;51 float entries.&amp;nbsp; Disney look out, the City of Westminster is hoping that this electric parade will bring the young and old alike to the city for an enjoyable evening of fun for all.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The day's events are to increase and expose citizens to economic development in the Westminster Area.&amp;nbsp; It is also to provide an event geared towards families having fun and spending the afternoon and evening together in Westminster.&amp;nbsp; Mayor Kevin Utz recently stated "That Miracle on Main Street should be a day of family fun.&amp;nbsp; In these economically challenging times, we are tying to create a bright holiday of families together and promote shopping in the Westminster City area.&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Eileen Gist remarked, "The parade has a heart beat.&amp;nbsp; It is a community event where organizations, businesses and individuals are coming together to create a sense of community".&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;

      <description>&lt;p&gt;&lt;strong&gt;The City of Westminster and the Main Street Committee of GWDC will be hosting the Miracle on Main Street Event on Saturday, November 28ty, 2009.&amp;nbsp; The Holiday Electric Parade will start at 5pm and proceed down Main Street to Locust Lane for the Annual Tree Lighting Ceremony and presentation of the Mayor's Cup.&amp;nbsp; The City of Westminster Parks and Recreation Department will then host Santa's Treat, a party for children with rides, games, prizes and a vist from Santa.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Each float entry must have at least 2000+ lights and promote holidays, business, or open ended.&amp;nbsp; There are currently 32 float entries.&amp;nbsp; Disney look out, the City of Westminster is hoping that this electric parade will bring the young and old alike to the city for an enjoyable evening of fun for all.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The day's events are to increase and expose citizens to economic development in the Westminster Area.&amp;nbsp; It is also to provide an event geared towards families having fun and spending the afternoon and evening together in Westminster.&amp;nbsp; Mayor Kevin Utz recently stated "That Miracle on Main Street should be a day of family fun.&amp;nbsp; In these economically challenging times, we are tying to create a bright holiday of families together and promote shopping in the Westminster City area.&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Eileen Gist remarked, "The parade has a heart beat.&amp;nbsp; It is a community event where organizations, businesses and individuals are coming together to create a sense of community".&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;

      <description>&lt;p&gt;How do you feel about holding a retainer fee while listing a property? &lt;/p&gt;&lt;p&gt;It is very frustrating to invest so much time and money into a listing&amp;nbsp;and the seller all of a sudden decides they want to "move in another direction."&amp;nbsp; The retainer fee would be refunded to the seller at the time of settlement, but would be&amp;nbsp;kept by the realtor if the seller decided to withdraw the listing. This would somewhat compensate for the&amp;nbsp;time, money, and energy put into a listing that ends prematurely.&amp;nbsp;My team and I have thought about&amp;nbsp;incorporating the retainer fee to our listings, but I would really like everyones&amp;nbsp;input on this.&lt;/p&gt;</description>

      <title>A great call from my son today! Team Utz is Proud</title>
      <description>&lt;p&gt;It is Friday afternoon, when my phone rings.&amp;nbsp; I pickup the call and my son Brad says.       <title>Thoughts on Holiday Parade and Tree Lighting in Westminster Md.  Listened and Learned</title>
      <description>&lt;p&gt;Recently the City of Westminster held it's Annual Holiday Parade and Tree Lighting Celebration.&amp;nbsp; I'm a member of the City Council and thought it would be interesting&amp;nbsp;just to listen&amp;nbsp;while folks in the crowd surrounding the tree were waiting for Santa to arrive.&lt;/p&gt;&lt;p&gt;This event, much like the Fallfest is taking off with a great response.&amp;nbsp; I guess because local residence feel like they are part of a small town community.&amp;nbsp;&lt;/p&gt;&lt;p&gt;As I listened to folks in the crowd talking, they were saying, "this was a great evening of celebration", "the kids are loving the excitement of seeing Santa", "Westminster knows how to bring people together".&lt;/p&gt;&lt;p&gt;Hearing the many comments, made me proud of being involved in the community.&amp;nbsp; I was born and raised in this town 50 years ago.&amp;nbsp; I still remember the sidewalks piled full of shoppers.&amp;nbsp; My parents use to park their car along the street just to watch and meet friends shopping.&amp;nbsp; &lt;/p&gt;&lt;p&gt;WoW!&amp;nbsp; wouldn't it be a great thing for the yester years to return and small town and&amp;nbsp;community come back together.&amp;nbsp; I learned alot on Saturday by just listening and being humbled. &lt;/p&gt;&lt;p&gt;MANY THANKS TO THE GREATER WESTMINSTER DEVELOPMENT CORPORATION FOR BRINGING THIS EVENT TO WESTMINSTER.&amp;nbsp; Lori and Lyndi GREAT JOB!&lt;/p&gt;&lt;p&gt;What are your thoughts?&lt;/p&gt;&lt;p&gt;Kevin Utz&lt;/p&gt;&lt;p&gt;Realtor&lt;/p&gt;</description>

      <title>TWO DEALS IN A DAY BECAUSE OF BUSINESS CARD HAND OUT, DO YOU?</title>
      <description>&lt;p&gt;Well, I have seen many post about new business ideas and not following the leaders, but how about good ole one on one conversations with a BUSINESS CARD handout.&amp;nbsp; Do you carry them everywhere you go?&amp;nbsp; If not why?&amp;nbsp; You likely will not generate new leads or clients if you can't wipe the dust off of the card box.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Ok so here is the story to go along with this Headline:&amp;nbsp; &lt;/p&gt;&lt;p&gt;HANDOUT NUMBER 1....I volunteer at a local fire department in my hometown.&amp;nbsp; Our station was alerted for a brush fire.&amp;nbsp; As it turns out some folks were having fun around a campfire.&amp;nbsp; Well as dry as it has been, there was a burning ban.&amp;nbsp; They thought a ticket was coming there way, instead, we started talking about the neighborhood and a home that wasn't selling&amp;nbsp;and so on. &amp;nbsp;One thing led to another and I couldn't hold back any longer.&amp;nbsp; I PULLED A BUSINESS CARD out of my pocket and told the gentleman who I was and what I did.&amp;nbsp; As it turned out, he was a mortgage lender who had seen our Team ads in several publications.&amp;nbsp; He assured me that my card would reach the hand of those looking for a realtor change.&lt;/p&gt;&lt;p&gt;HANDOUT NUMBER 2.....I walked into a local mini-mart on Main&amp;nbsp;Street in my hometown yesterday.&amp;nbsp; I started a conversation with the owner about&amp;nbsp;his business and as time went on, we talked about&amp;nbsp;different business ideas to spruce up his traffic and so on.&amp;nbsp; A 30 minute time out to speak to this business owner landed him with a business card of mine.&amp;nbsp; I told him that this is what I do for a living&amp;nbsp;and with that, he asked me about the market, if I could see about the market in his area and so on.&amp;nbsp;&amp;nbsp;Less than 24 hours later, he calls me&amp;nbsp;wanting to list&amp;nbsp;his $400,000 home and buy another closer to his shop.&amp;nbsp; &lt;/p&gt;&lt;p&gt;NEVER forget the little cards in your pocket or&amp;nbsp;purse.&amp;nbsp; THEY will stir interest and questions and POSSIBLY NEW BUSINESS......&lt;/p&gt;&lt;p&gt;HAVE A GREAT BUSINESS DAY!!!!&lt;/p&gt;&lt;p&gt;KEVIN&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>
