Dear TZ - Which home improvements give me the most return on my investment? - 03/31/12 04:27 PM
Dear TZ,
I'm going to be selling my house in about a year and I have some cash to spend to get it ready to sell. Which home improvements get me the best improvement in selling price?
Fix It Up Freddy

Dear Freddy,
Lots of Union County residents are thinking about getting their homes ready to sell. The truth is, some home improvements are worth more than others.
Remodeling Magazine and the National Association of Realtors produce a collaborative report on improving a home before sale every year. This report is called the Remodeling Cost vs. Value Report and it compares construction costs … (2 comments)

April Fools Day Gags - Please vote! - 03/31/12 03:58 PM

Please vote for which of these April Fools’ Day gags we should play on our 16 year old son who absolutely deserves worse and has the best sense of humor in the family.

1. Sprinkle mashed potato flakes on the lawn, car, or driveway and tell him that it snowed last night.

2. Replace the pull string on his bedroom fan with a fake one and attach it to a cup of confetti on the fan so it sprinkles confetti on him when he tries to turn on his fan.

Dear TZ - Is this a good time to buy in Union County? - 03/30/12 05:24 AM
Dear TZ,
My neighbor told me it's a great time to buy a house as an investment. Then my cousin said the same thing. I don't believe them because there are all kinds of "For Sale" signs everywhere. Is it a good time to invest in real estate? Why?

Now is absolutely a GREAT time to buy!  Here are just a few of the reasons why we think now is a great time to buy:

3 Simple Steps To Selling Your Home Fast - 03/26/12 03:46 PM
Sell Your Home Fast with these 3 Simple Steps:
1. Price it right. Get a pre-appraisal (about $300 from a certified appraiser) or get a CMA (free from a REALTOR) and price your home 1-2% lower than they recommend. Offer a competetive commission to the buyers' agent to get them in there.
2. Clean it up. Get rid of all clutter. Polish until it shines - inside and out. Arrange your furniture in a way that has appeal to the most potential buyers - hire a professional home stager to be sure you're doing it right.
3. Market it all over … (4 comments)

What to do in the Garden this week - 03/26/12 03:45 AM
Every spring, my thoughts turn to the garden. This is the year my flowers beds will be immaculate and my vegetables will be abundant! Here's what to do in NJ:
Perennials:
This week, I divided up all of my hostas. Hostas can be split right down the middle with a spade and then half can be removed and planted somewhere else. They're so hardy, and fantastic in shady areas. Just keep the newly planted half well watered for at least the first few weeks. It's also time to divide the tubers of irises. Before the stems get too big and leafy, dig … (2 comments)

An Honest Mechanic - 03/25/12 04:04 PM
A couple of weeks ago while driving my 2007 Chrysler Sebring, I noticed a noise that was new.  Not being an expert on cars, I took my vehicle in to Livingston Sunoco for an oil change and to have them look into the noise.  As I was waiting for them to diagnose the issue, the owner's father Ronnie, happily chatted with me, offering me coffee, tea or water.  They were made me feel welcome and comfortable. It was very nice.
A half hour later, Michael (the owner) came out and said that he thinks the problem is with the Air Conditioner Compressor … (2 comments)

Real Estate Traps To Avoid - 03/21/12 08:45 AM
A home is an emotional investment - a house is a financial investment. Joel Hall's post below is a pretty convincing argument that your home and your house have to be handled differently. We fill our homes with memories, we measure our house by its market value.
Via Joel Hall (RE/MAX Real Estate Services):
Real estate is supposed to rival gold as one of the safest investments you can make. As the late rancher (and multimillionaire) Roy Rogers put it, "Buy land. They ain't making any more of the stuff."

Crossing the Celestial Equator - 03/20/12 01:27 PM

Happy First Day of Spring! This beautiful hyacinth on the left appeared in my front yard a few days ago.
Astronomically speaking, today is the day that the Sun crosses the celestial equator (an imaginary line directly above the equator) heading north.  This diagram to the right is the analemma it traces the path of the Sun in its annual migration to the northern and southern hemispheres.  In other words, for the next 6 months, the Sun is in the northern hemisphere! Dear TZ - I owe more than my home is worth! What should I do? - 03/20/12 03:55 AM
Dear TZ -
When I bought my house five years ago, it cost me $250,000 and I borrowed $210,000. Since then, my wife lost her job so we're having a tough time paying the mortgage. The problem is that we still owe $202,000 but the last realtor that we called said the house is only worth $175,000. What can we do?

Thanks,

Dear Rita,
What a great question!  You'd be happy to know that I get asked this question a lot!
The first thing you need to do is to find a REALTOR(R) that you're comfortable working with.  You'll want to sit down with them and explain your wants and needs in a home.  Then you'll have to find a mortgage rep (your REALTOR(R) can recommend one) … (1 comments)

Beware the Ides of March! - 03/15/12 03:53 AM
In 9th grade English class, Mrs. Jackson made us read Julius Caesar. I can very clearly hear her dramatic reading Caesar’s famous lines as he realizes that one of the men who stabbed him was his best friend Brutus. “Et tu, Brute? Then fall, Caesar.” Of course, today is the anniversary of the assassination of Caesar, who had been warned by a soothsayer that he should “Beware the Ides of March.”
The Ides of March is a great time to evaluate your own achievements. According to Dylan Jovine, Caesar had his own doubts about his successes and thought himself a failure, … (7 comments)

Is DST bad for us? - 03/10/12 04:01 AM
Here's a graphic representation of the shift in time and daylight when daylight saving time begins at 3:00 AM on Sunday morning. Why do we have DST?

The great part about Daylight Saving Time is that the evenings are longer – extra time to bike ride with the family or weed your garden. People who suffer with the winter blues (often called Seasonal Affective Disorder) can put away their blue lights. But that first few weeks create some health and safety concerns that may not get the attention they deserve.

Busy vs. Productive - 03/03/12 04:21 PM
The busy-ness of business
We've all had days when we don't know what to do so we walk around in circles not accomplishing anything. Maybe our broker is in the office so we shuffle some folders and click around on the MLS, but mostly it's non-productive time.
Looking busy is more work than actually working.
Don't just keep yourself busy to kill time. Putting a day in at the office is a waste of your time if you're not doing anything productive. Make some phone calls - prospect, follow up, or ask for referrals, whatever you're in the mood for. Organize … (6 comments)
