njar: Ethics Violation?

I'm writing this out of frustration, so I guess all I'm asking for is validation that this is, indeed, an ethics violation and that I'm not out of my mind. We've been working for weeks with a lovely young couple who have decided to rent a beautiful home. The listing on the MLS specifies that the commission is to be split between the tenant and landlord, and that was a factor in the renters' decision because who has extra cash these days, right? Choosing a real estate professional is a challenging task - there are many qualities a potential buyer or seller wants in an agent, and it's not always easy to find the right person. Most buyers and sellers interview only one agent before hiring them. What is it about that one agent that convinced people to work with them?
