team zuhl: The market is going crazy! Here's why. - 09/23/20 01:24 PM
In March of this year,  we first began seeing cases of COVID-19 in our area, in a short time thereafter, businesses and schools were forced to shut down.  Along with the shutdown came a drop-off in the number of homes being sold, at least in the early on.  As March turned into April, and into the first half of May, the numbers of contract sales (homes entering into Under Contract or Pending status) fell dramatically.  April, 2020, saw less than half the number of homes entering into contract compared to the same period in 2019.
Eventually, things began to reopen and Real Estate Professionals began showing properties.  … (5 comments)

team zuhl: Rahway Real Estate during the pandemic - 05/08/20 12:49 PM
It is really easy to find news about COVID these days.  The virus affects all ages and all demographics. The shutdown, similarly, affects all ages and all demographics. Here's how it is affecting real estate in our area.
Rahway real estate usually has a cyclical feel to it - prices and sales peaking in the summer and dropping in the winter.
In a "normal" year, sales typically look like this. Sales, in orange in this graph, start out low in the winter and then gradually pick up until the summer and then drop off in the fall. Listings, in blue in the graph, … (8 comments)

team zuhl: The Housing Market and COVID-19 - 04/17/20 10:48 AM
How to manage the Market during and after COVID-19Coronavirus.
COVID-19.
Quarantine.
Unemployment.
Schools closed.
All we hear on the news is these stories.
There is no doubt, we will look back on 2020 as the year that things got very bizarre   We’ll remember the people who succumbed to this virus and we will also celebrate the heroes; nurses, doctors, the frontline responders, EMT’s, Police and Firefighters.  We will look back and remember how we saluted the truck drivers and grocery store workers who put themselves in harm’s way, every day, to make sure that we had the basic necessities to get by. And we’ll remember the … (3 comments)

team zuhl: Practicing Real Estate during the COVID-19 Pandemic - 03/24/20 07:33 AM
Here in New Jersey the Governor has ordered that all "non-essential" employees remain home.
Businesses are ordered to make tele-solutions possible for employees if able.  Travel is restricted to trips to the grocery store, the pharmacy, the doctor's office, etc. In NJ ALL gatherings are canceled, no church services, weddings, funerals, parties or any other gatherings are allowed.  It's OK to go for a walk or a bike ride to get some exercise, but social distancing must be adhered to.
So how does this affect Real Estate?
Some offices are open. Some are closed.  The ones that are opened are required to exercise social … (6 comments)

team zuhl: Central Jersey MLS switches to the RapattoniMLS System - 02/26/20 01:04 PM
This Tuesday, one of the MLS's that we belong to switched platforms.  For about 10 years, the Central Jersey MLS was using Matrix.  We liked Matrix.  It was relatively easy to use, had lots of customizable features and it worked well from a cell phone as well as a computer.
Being that CJMLS is not our Primary MLS (Garden State MLS is the one we use most often) I wasn't looking forward to having to learn a new system from scratch.  The Central Jersey Board scheduled training starting on Tuesday and I was there at for the first class Tuesday Morning, along … (4 comments)

team zuhl: Unwrapping the Clark Real Estate Market - December 2019 - 12/07/19 10:44 AM

Inventory:
In November, 16 single family homes were sold and 85 homes were offered for sale. This is the lowest active inventory seen in Clark since November of 2018. Low inventory often occurs as the days get shorter and this drop can be explained, at least in part, to seasonal variability. To search for listings, please click here.
More homes are offered for sale in the spring and summer than in the winter which explains the peaks and valleys in the red line above, the active listings over the last 6 years. The blue line … (8 comments)

team zuhl: Is your Pumpkin Spice Latte standing between you and your First Home? - 09/02/19 09:37 AM
You may be tempted to spend your extra cash on a daily caffeine fix, but that small expense can add up to a big number – fast!
Saving for a down payment takes a little discipline, so limiting your extra purchases (like a latte a day from your favorite coffee shop) will help you get there faster.
Depending on where you live, putting away just a small amount each day will get you to the average down payment you may need for homeownership faster than you think.
