Rivait Team is great at adding square footage onto a house and giving it a new look. Keep in mind that most of the homes in this neighborhood are actually quite old and stuck a bit in time. What we are doing here is enticing young buyers into this area.

Royal Oak is part of Metro Detroit and collects a lot of well educated people, young families and has a lot to offer. Many people like this part of Oakland County because of the great school systems and relatively safe neighborhoods.

I realize this doesn't appeal to everybody but here is what I have on the table.

Fix and flip professionals and home renovators need investors. There is a good chance they need money since the banks are not cooperating. But its not just real estate professionals who cant get a break. I have noticed this happening for a wide range of industries. The banks are just not willing to play ball.

  • So here is what I am going to do. I am going to funnel those investors to the people who need them most --  you, (the real estate professional). So if you fall into the falling categories I would like to hear from you.
  1. Fix and flip homes
  2. Home rennovation
  3. Home builders
  4. New project development
  5. Large scale apartment rennovations

I need to see something from your team that would be appealing for an investor.

An ideal situation would be to find some ROI potential for the investor.
A quick turn around time frame for the investor would be another ideal scenario.

Detroit... Ahem... say what you will...
Some hate it.. some love it. But any way you look at it this is one controversial town. A lot of people do not realize that Metro Detroit is part of a big discussion right now with the Detroit 2020 movement.

For those who aren't familiar it goes something like this. In the year 2020 Detroit is going to be a totally changed city. There are great plans of it as a comeback city. Along with that comes new transportation, a thriving art scene, new real estate and neighborhood transformations.

That alone is intriguing. Now, fix and flip gurus are combing throughout S.E. Michigan looking for great deals to offer investors.

Sorry for Part II being so late.... I've been swamped - but here is an example of what it looks like to hit multiple locations at once with just one website. Im going to post the keywords section. Click on any link on this page and it will take you to multiple page 1 results... Its pretty impressive. This site has gone through a lot of revision and has been tweaked over time to get these results. http://www.1hydroponicsgardeningmichigan.org/keywords This particular site is for a retail store but it can be created for real estate as well. For those keeping score this is what the main site looks like on the front end.... http://www.1hydroponicsgardeningmichigan.org ** I have built these for different industries - the keywords and keyword count per page is very important. Of course, sitemaps, (all four different varieties) must be applied to your site.
 

WHAT IS TRAFFIC EXACTLY?

What is web site traffic and what does it really have to tell us? You know the first thing you always hear is that free web traffic is never really free. You have to pay for this one way or the other. Either you can do press releases or articles or get some pay per click traffic. This is either going to cost you time or money or both.

Here are some things you will want to keep in mind......

BOTS - The bots issue is something to watch  out for. These are little spiders that crawl through your site and take note of everything on your page. Whenever they "touch" your pictures, graphics and type elements it is going to register as a "hit". This doesn't mean that these are live eyeballs looking at your pages but are program bots.

** the error most people make here is that they get misinformed. They falsely believe that they are getting a million views a day. In reality they are only getting a couple of thousand people a day.

Massive Traffic - A lot of massive traffic services funnel lots of bots to crawl through your site to raise your hit counter. These are not real people. You can see this extension in your traffic reports....   .BOT   Google has this and so does Yahoo. 

Be on the lookout for this when you are doing lots of pay per click campaigns.

The only thing that really counts is UNIQUE VIEWERS. This means live people.

I don't believe in the concept of "massive traffic". You have to have a substantial number of web pages out there to make this concept a true reality.
