The Senate had already voted and 98 to zero for approval. Over the course of the last several months I have seen Simi Valley home buyers have been snapping up properties in an effort to get their share of the $8000 tax credit. With the expiration date set for November 30th there much speculation about extending and expanding the tax credits and what form they may take.&lt;/p&gt;
&lt;p style=&quot;text-align: justify;&quot;&gt;The National Association of Realtors is one of the largest political lobbying forces in the United States which represents not only my industry, real estate agents, but also represents the interests of property owners and homeowners across America. The National Association Realtors fought hard to lobby Congress to extend and expand this tax credit. There is no doubt that NAR's efforts played a big part in today's victory.&lt;/p&gt;
&lt;p style=&quot;text-align: justify;&quot;&gt;&lt;strong&gt;Here are some of the points of the new expansion and extension&lt;/strong&gt;.&lt;/p&gt;

&lt;li&gt;First-time homebuyers credit can total up to $8000&lt;/li&gt;
&lt;li&gt;Existing homeowners who have owned their home for a minimum of five years can apply for credit of up to $6500 on their purchase.&lt;/li&gt;
&lt;li&gt;April 30, 2010 is the cutoff point for buyers to put a purchase under contract.&lt;/li&gt;
&lt;li&gt;Any purchase under contract prior to April 30, 2010, will have until June 30, 2010 to close escrow.&lt;/li&gt;
&lt;li&gt;Those claiming the credit on their next tax return will need to attach proof of purchase with their return.&lt;/li&gt;
&lt;li&gt;Income limitations have been raised to 125,004 single buyers. And 225,004 couples.&lt;/li&gt;
&lt;/ul&gt;
&lt;p style=&quot;text-align: justify;&quot;&gt;The credit is based off 10% of the purchase price with the maximum credit of $8000 for first-time buyers and $6500 for move up buyers. California purchasers should have no problem hitting the maximum amounts as our base-level homes far exceed the national medium home price.&lt;/p&gt;

The trend of the entry level market dominance is evident by the graphic. &amp;nbsp;Looking at the list price to sale ratio is another important factor as well. &amp;nbsp;At the very bottom end of pricing the list to sell rations are close to 100%. &amp;nbsp;As the pricing moves up home sales begin to average 97% and at the upper end of the market, Simi Valley homes are selling for 94% of the listed price.&lt;/p&gt;

      <description>&lt;p&gt;Comparing September 2008 with September 2009, this really is not very alarming other than September 2008 had some very troubling developments. &amp;nbsp;Fannie Mae and Freddie Mac were taken over by the government; AIG, Indy Mac, Lehman, JP Morgan Chase and Merrill Lynch created a panic, yet more homes sold in September 2008 than September 2009. &amp;nbsp;Part of this phenomenon is that the real estate market is not in recovery yet and the other part is that we are in a normal market trend period.&lt;/p&gt;
&lt;p&gt;I have been digging around for this chart in my file cabinet and scanned this chart in so you can see how the Simi Valley Housing market moves. The chart below was put together by Lawyer's Title in 2007 and it really shows how sales slow in the fall and winter. &amp;nbsp;&lt;/p&gt;

&lt;p&gt;More of the same. &amp;nbsp;Sluggish Simi Valley Market results still lag behind last year. &amp;nbsp;The only thing keeping this market alive is the Low Inventory, Low Interest Rates and the $8,000 tax credit which is about to expire. &amp;nbsp;Unemployment for California is expected to peak in December at over 12%. &amp;nbsp;No matter how hard the government, my industry or the news wants to cheerlead us out of the slump and recession, we still have a way to go. &amp;nbsp;Once some real reliable stabilization appears, it will still be a long - almost flat recovery. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;So what do you do&lt;/strong&gt; if you are thinking of &lt;strong&gt;Buying&lt;/strong&gt; or &lt;strong&gt;Selling&lt;/strong&gt;?&lt;/p&gt;
&lt;p&gt;If you are &lt;strong&gt;Selling&lt;/strong&gt; you have somewhat of an advantage. &amp;nbsp;The low inventory has created fewer competing homes in Simi Valley. &amp;nbsp;We are moving into the fall which has a very typical pattern of few sales, even lower inventory and the going concern for most Real Estate offices, is that a large percentage of agents stop working till about Superbowl Sunday. &amp;nbsp;As a seller you can take advantage of the low inventory, but a comprehensive plan of exposure for your house is critical. &amp;nbsp;Typical agent marketing at this time of year will not suffice. &amp;nbsp;Additionally, interviewing agents is very important as the real estate industry fall-winter-hibernation could land you with an agent that is in the middle of their hibernation period. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;If you are &lt;strong&gt;Buying,&lt;/strong&gt;&amp;nbsp;Buyer Beware! &amp;nbsp;Don't get enticed into a purchase over the $8,000 tax credit. &amp;nbsp;The competition for entry level homes is stiff. &amp;nbsp;Don't get saddled with a home that is loaded with tens of thousands of dollars in deferred maintenance. &amp;nbsp;The credit may not go away, there are people working to extend and broaden the tax credit. &amp;nbsp;Even if the tax credit expires and is not renewed, &amp;nbsp;we will see a good portion of the buyers step back and ease some of the competition which will give the patient Buyer an opportunity to make a less pressured purchase. &amp;nbsp;The homes above the $500,000 mark are providing some very nice opportunities for Buyers looking for a move up. The upper end tends to see homes in better condition and fewer distressed sales. &amp;nbsp;This could all change on the next mortgage rate reset we are about to experience next year as the loans for purchases and refinances for 2005 reset or recast. &amp;nbsp;&lt;/p&gt;

&lt;ul&gt;
&lt;li&gt;Interest rates are at all time lows&lt;/li&gt;
&lt;li&gt;Inventory is at all time lows&lt;/li&gt;
&lt;li&gt;$8,000 tax credit expires December 1st&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;What gets lost in translation of Realtor drivel/hype over a seemingly hot market&lt;/strong&gt;, is that Simi Valley Sales Volume peaked in May and has been lower for the last two consecutive months. &amp;nbsp;Unemployment is going to continue to be a problem for any true housing recovery. &amp;nbsp;On average each month two-thirds of the escrows are &lt;a href=&quot;http://homebuysblog.com/2009/05/01/short-sale-wiki-entry/&quot; target=&quot;_blank&quot;&gt;SHORT SALES&lt;/a&gt;, which most never close escrow, leaving frustrated stranded buyers. &amp;nbsp;For example Simi Valley is averaging &lt;strong&gt;78 single family detached closings per month&lt;/strong&gt; for 2009. &amp;nbsp;With 265 homes in escrow, there are going to be many &lt;strong&gt;disappointed buyers&lt;/strong&gt; as many of these escrows are distressed sales which will never be approved in the Short Sale process. &amp;nbsp;&lt;strong&gt;Simi Valley has averaged under 20 Closed &lt;a href=&quot;http://homebuysblog.com/2009/05/01/short-sale-wiki-entry/&quot; target=&quot;_blank&quot;&gt;Short Sales&lt;/a&gt; per month&lt;/strong&gt; and there is nothing to change that pace for August of September. &amp;nbsp;Do the math, a real recovery is still a way in the distance.&lt;/p&gt;

&lt;p&gt;The above chart is the activity for Simi Valley detached home sales in June 2009. &amp;nbsp;The condo - attached market is reacting differently and should not be included in a market activity report for detached homes. &amp;nbsp;The continuing trend of brisk sales in the low end of the market is no surprise. &amp;nbsp;This trend is very fragile relying on&lt;/p&gt;
&lt;p style=&quot;text-align: left;&quot;&gt;&amp;nbsp;&lt;/p&gt;
&lt;ol&gt;
&lt;li&gt;Historically low inventory&lt;/li&gt;
&lt;li&gt;Historically low interest rates&lt;/li&gt;

&lt;div&gt;We saw in the hot markets of 2004 that when interest rates went over 6.0% that sales slowed. &amp;nbsp;An increase in inventory and/or interest rates would really upset the hype we are seeing on the low end. &amp;nbsp;We have not hit the bottom of this market and a recovery is far off in the distance. the Chart above is a tell tale that no balance has returned. This is a time to make a smart purchase and bad time to buy on impulse or a feeling that you will be locked out. &amp;nbsp;&lt;/div&gt;
&lt;div&gt;&lt;br /&gt;&lt;/div&gt;

&lt;p style=&quot;text-align: justify;&quot;&gt;&lt;br /&gt;As a young boy I was a boy scout and trained in First Aid. &amp;nbsp;When Cathy and I were the owners of the Simi Valley Gold's Gym in the Target Center, we had CPR certification and basic first aid training. &amp;nbsp;Well, years later you get rusty. &amp;nbsp;&lt;/p&gt;
&lt;p style=&quot;text-align: justify;&quot;&gt;This past Sunday we were preparing for a large family party at my Simi Valley home to celebrate my oldest daughter's high school graduation. &amp;nbsp;About an hour before the party I heard my wife screaming to call 911. &amp;nbsp;She had gone over to my neighbor house and about the same time she was walking in their back yard, my neighbor making repairs to his patio cover fell off on to the bricks hitting his head. &amp;nbsp;He was knocked out cold, bleeding and not moving. &amp;nbsp;The wait for the fire department, paramedics and police seemed like and eternity. &amp;nbsp;I soon realized how little first aid skills I remembered. A few other neighbors heard the yelling and came to help us. &amp;nbsp;I went into the house looking for a cell phone or regular phone to see if I could call my neighbor's family and there was no cell phone or pone with a programmed address book, nor was there an emergency list of numbers anywhere in the house. &amp;nbsp;When the police arrived, they helped locate a phone book that was not well&amp;nbsp;organized&amp;nbsp;and they went though the book trying to hunt down contact information for his adult children and a possible cell phone for his wife. &amp;nbsp;&lt;/p&gt;
&lt;p style=&quot;text-align: justify;&quot;&gt;My neighbor was very lucky, by the time the paramedics arrived he was talking and moving his arms and legs. &amp;nbsp;He broke a couple of ribs and hurt his shoulder along with a concussion, but is already home from the hospital. &amp;nbsp;&lt;/p&gt;

&lt;p&gt;This certainly is a crazy market for Simi Valley Real Estate. &amp;nbsp;Multiple offers, low inventory prices not moving up, low interest rates, tax credits. &amp;nbsp;If you want to see where the action is look at the chart below. &amp;nbsp;The Green line is very important this is how the inventory is pacing with the sales. &amp;nbsp;It is clear that once we get over the $600,000 price range in Simi the market is very different.&lt;/p&gt;
&lt;p&gt;The unsold inventory index is&amp;nbsp;calculated&amp;nbsp;by dividing the inventory by the aver number of homes sold each month and when we break it down by price ranges, the higher we go the worse the news is for home sellers.&lt;/p&gt;
&lt;p&gt;The index typically works that less than 5 months supply is a Seller's market, 5-6 months is a balanced market. over 6 months is a Buyer's Market. The Higher end homes in Simi Valley all have over a 13 month supply.&lt;/p&gt;

These regular major upgrades typically require an upgrade in hardware and the purchase of a flavor of the new product. &amp;nbsp;Both Micorsoft and Adobe could learn something from software developer Intuit who's Quick Books and Quicken products seemed to have the most reasonable upgrade pricing. &amp;nbsp;While Microsoft's dominance is troubling to many and others just accept their products in lemming-like fashion, there are alternatives that are compatible with Microsoft Office documents. &amp;nbsp;Since there is a good chance you will get a Word doc, Excel file or Power Point presentation as an email attachment, it will be difficult to completely unplug form the Microsoft grid.&lt;/p&gt;

Our MLS system would purge the records that were three years or older and the database&amp;nbsp;software&amp;nbsp;could not handle the volume. &amp;nbsp;&lt;/p&gt;
&lt;p style=&quot;text-align: justify;&quot;&gt;I keep hearing from agents about how the market has bottomed out and that there are multiple offers on every property and that it looks like the recovery is underway. &amp;nbsp;Well, &amp;nbsp;I'm going to take the air out of this balloon, before the trouble begins again.&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;My REO listings all but one have multiple offers. &amp;nbsp;Only a few of the offers on each property were serious. &amp;nbsp;The rest were testers.&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;My Buyers are all up against multiple offers. &amp;nbsp; I am winning some of those battles with some key strategies I have been using for the last year.&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;The Simi Valley closings for March 2009 right now look no better than 2008 in volume; in price - the decline is real.&amp;nbsp;&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;The average closing price in March currently is $6,000.00 below February 2009. &amp;nbsp;This is about a 1.7% decline in the price sector with all the action.&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;More than half the single family detached homes that have sold for less than $400,000. &amp;nbsp;The most activity has been at the $350,000 price.&lt;/li&gt;
&lt;/ul&gt;
&lt;p style=&quot;text-align: justify;&quot;&gt;The newspaper, TV, Magazine all say that sales are way up. What we need to look at is, that the market is&amp;nbsp;different&amp;nbsp;zip code to zip code and Simi Valley, while looking better than the fall winter of 2007 - 2008, still has a long way to go before a recovery can be claimed.&lt;/p&gt;

&lt;li&gt;50% of the sales are Foreclosures. &amp;nbsp;Buyers want to &quot;stick it to the man&quot; and see how low the bank&amp;nbsp;will&amp;nbsp;limbo.&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;Short-Sales are like a wounded water buffalo in the midst of a pack of&amp;nbsp;hyenas. &amp;nbsp;Buyers figure the bank is already on the ropes.&lt;/li&gt;
&lt;/ul&gt;
&lt;p style=&quot;text-align: justify;&quot;&gt;Low interest rates, tight inventory and tax credits are are getting buyers excited, but the numbers clearly show that a recovery just is not here yet for Simi Valley Real Estate.&lt;/p&gt;

&lt;li&gt;Pick the right agent to help you get an offer through in a multiple situation, if the home is the right home for you. &amp;nbsp;Picking the right agent is easier said than done.&lt;br /&gt;&lt;/li&gt;

This service pays for itself in just the first couple of visits.&amp;nbsp; &lt;br /&gt;&lt;br /&gt;Real Estate Agents of today and the future have to be mobile, tech savvy and be able to communicate visually.&amp;nbsp; If you are considering another desktop computer you will be making a big mistake.&amp;nbsp; While your files and contracts are anchored to your home office or regular office I will be on WIFI in Starbucks showing homes on the MLS to my clients on my MacBook Pro enjoying a Cafe Latte.&lt;br /&gt;&lt;br /&gt;A blog post is a hard place to go into detail and properly extol the virtues of Apple&amp;rsquo;s offerings, but the mantra that &amp;ldquo;you&amp;rsquo;re into graphics so you need a Macintosh&amp;rdquo;, is a wrong statement.&amp;nbsp; You&amp;rsquo;re darn right I&amp;rsquo;m into creating and communicating ideas that make it easier for my clients to understand, but what gets overlooked, is that a Macintosh as a business tool gives the real estate agent an edge, because a large part of what any sales person does in engage in the art of persuasion.&amp;nbsp; This ability to easily create work to communicate with next to no hassle, puts Windows and Microsoft office in second place.&lt;/p&gt;</description>
