Simi Valley June 2010 home sales might not have lost ground from 2009, but surely the point of the federal tax credits should have produced more than a gain of only seven homes in the detached category. Home sales year-over-year are not improving much at this point. The positive outlook is that the bottom the Simi Valley housing market hit in May of 2009 has not been retested. Simi Valley homes for sale for the month of April 2010 had a slight uptick. The gain in average sales price and the slight gain in the total number of Simi Valley homes sold, is largely related to the federal tax credit that expired April 30. Effects from the federal tax credit will be seen in the Home sales reported for May and June as part of the tax credit regulation required that Simi Valley home buyers have a property in escrow by April 30 but close their escrows by June 30. Simi Valley March 2010 home sales dropped 10% in the total number of homes sold over a year ago March. This is the continuation of the 3 month decline since December 2009. This is not completely unusual as the first quarter trends slower in sales volume historically. Separating out the single-family detached from attached sales, the detached homes suffered an 18% drop while the attached (condos) gained. Additionally inventory is creeping up, as in 2009 the average total active detached homes were approximately 160 to 170 units compared to approximately 220 units currently. At first glance this is a concerning number, however for the last few years this really matches pace for February sales. There are many mixed signs in the Simi Valley real estate market, however the average sales price has remained stable over the last 12 months and has increased slightly. Looking at the list price to sale ratio is another important factor as well. At the very bottom end of pricing the list to sell rations are close to 100%. As the pricing moves up home sales begin to average 97% and at the upper end of the market, Simi Valley homes are selling for 94% of the listed price.

Comparing September 2008 with September 2009, this really is not very alarming other than September 2008 had some very troubling developments. Fannie Mae and Freddie Mac were taken over by the government; AIG, Indy Mac, Lehman, JP Morgan Chase and Merrill Lynch created a panic, yet more homes sold in September 2008 than September 2009. Part of this phenomenon is that the real estate market is not in recovery yet and the other part is that we are in a normal market trend period.
