Pre-Foreclosures are still playing a major role in the Arizona housing market.  The number of pre-foreclosures increased again in February, after experiencing a decrease in January to their lowest level since late 2008.  This is just a sign that pre-foreclosures, or notice of trustee sales, are continuing to play a significant role in the Arizona housing market.  The drop in pre-foreclosures in January had some housing market analysts hopeful that lenders were making headway in working with borrowers on loan modifications.  Unfortunately, February numbers were at 7,604 pre-foreclosure notices compared to 6,762 in January, and increase of 842.  The number of … (0 comments)

 Foreclosures still playing a big role in Arizona resale home sales.Distressed homes helped overall sales of single family homes in November reach 8,335.  This turns out to be a 28% increase from November of 2008, but down 16% from October 2009.  Jay Butler, director of realty studies at ASU, "predicts another wave of foreclosures could hit after the first of the year because of the... weak job market and... that homeowners are having a tough time paying their mortgages."  About 61% of November resale single home sales involved foreclosures, with 36% resulting from new foreclosures and the remaining 25% resulting from … (5 comments)

Thousands more homeowners in the Phoenix area are entering into foreclosure.  There are more than 45,000 "pending" foreclosures, which is up from about 2,600 in June of 2006 according to the Information Market, a Phoenix research firm.  Pending foreclosures are properties that are going through the foreclosure process, but still in the borrowers' possession.
There is a lot of speculation as to why the apparent backlog of houses and condos are heading towards foreclosure.  One is that banks are purposely limiting the flow of foreclosures onto the market.  This would help prevent home prices from decreasing even further, but could prolong … (10 comments)
