Rain Tips and Pieces of the Puzzle that are good to know! What Say You? - 03/30/08 12:17 AM
This is a post that will helpfully shed some light on the massive amount of information available on Active Rain as well as help each of us as we weed through the maze of ideas, of tips, hints, and people that we are introduced to on Active Rain. I'm sharing just "some" of the amazing stuff I've learned and am still learning on this wonderful meeting place. Hopefully, you will share anything else that I haven't covered that is especially meaningful or helpful to you. I've only come up with 40, so see if some of you can come up with more.

Buyers and Sellers - Market Stats for Southeast Valley - Mesa, Gilbert, Chandler, Queen Creek and more! - 03/28/08 03:31 PM
Since many of my buyers settle in the southeast valley, I am providing a separate graph of this area. The southeast valley is a wonderful area of the valley and includes Gold Canyon and Queen Creek. Many of the 55+ communities are located in Mesa or Apache Junction, and our winter visitors flock to this part of the valley every year. Even today, in Gold Canyon, the Ladies PGA Golf Tournament is being hosted by Safeway Markets. A very popular event with a beautiful setting. For the locals who would like to attend the event, stop by a Safeway Market to

Buyer and Seller Information - Phoenix, Arizona Market Stats as of March 26, 2008!!! - 03/28/08 03:13 PM
I have been missing in action for a couple of days accumulating information to share with consumers. I periodically share our market stats for my "potential" customers as well as my readers who might like to know what our market is doing. Since so many are moving to the south and the west, it's very helpful to know what our market is doing. I've shared a couple of other graphic representations with you, and will now share what the past month is showing. One thing I can say - for sure - we have more buyers, and more homes are going under

Mesa Gateway Plans - New Vision for Phoenix-Mesa Gateway Airport, Arizona - 03/22/08 11:38 PM
Tourists have discovered our Phoenix-Mesa Gateway Airport. Located in the southeast valley in Mesa, close to Gilbert, Queen Creek, Apache Junction and Gold Canyon, it has become "the" airport for more than 100,000 passengers in just the past three months. 70 percent of these passengers were visitors to the Valley. Carrier Allegiant Air studied the routes since startup and determined only 24 to 25 percent traveling out of Gateway are Arizona residents.I've written about the airport before, and am excited to see that it is becoming a convenient hub to fly into town. Phoenix Sky Harbor is so busy, that it

Market Statistics for Phoenix, Arizona from the year 2000! - 03/18/08 09:55 PM
I am definitely a numbers lady and like to see just exactly how we compare to say, 2000. That said, I pulled up the Phoenix Arizona MLS to find out how many active listings we have today, how many are pending - notice we are moving up - and how many have sold since January 1, 2008. I took that same time period from January 1, 2000 to March 17, 2000, and on up to our present time. I see an interesting pattern. It looks to me like were gaining momentum here, and I'm here to share the good news. See what you

Phoenix Arizona Market Stats as of March 16, 2008!!! AND some more photos of Superstition Mountain!!AND HAPPY ST. PATRICK'S DAY! - 03/17/08 01:00 PM
I've found another way to post useful consumer information via a graph! Last time it was with a pie chart, this time I'm trying out the bar graph! It helps put into perspective what is going on in our market in "colors!" Our market has definitely picked up, and homes are selling much quicker - or should I say? Certain homes are selling much quicker. Those with acreage and irrigated lots, and those under $200,000. Of course there are others selling as well; so I'll have to check out the median price to see what that shows.

Canyon Lake ~ A 30 minute trip from Mesa, Arizona - 03/16/08 12:16 AM
I shared some of the photos and history of our day trip to the Lost Dutchman State Park yesterday, so I put together some more photos and dialogue on our continued trip on Highway 88 north and east. Almost immediately after we exited the Lost Dutchman State Park heading north, I noted a sign indicating that we were eight miles from Canyon Lake. Meanwhile, the desert was in bloom. Alongside the road, on the hillsides, there were flowers. The desert and cacti looked alive, and it was green everywhere. Blankets of beautiful yellow, purple, orange, white wildflowers, yellow/green moss on the rocks.

Lost Dutchman State Park - Apache Junction, Arizona - Wildflower Hotspot! - 03/14/08 11:57 PM
I was reading the newspaper this morning, and on the "front" page, there was an aricle with bright yellow poppies displayed in the very center of the page. Because of our rain this winter season, we have wildflowers everywhere. On the side of the freeways, in the foothills, and yes, at Lost Dutchman State Park. The paper warned that if we want to see these wildflowers, we had better do it earlier rather than later this weekend because of a low-pressure system coming our way today and Saturday. We decided to go for it. We were among many along the slopes of

ASU Karsten Golf Course!!! Tempe, Arizona - 03/10/08 09:34 PM
Today - since it was going to be around 80 degrees, my husband and I went along with some friends to play golf. Now, just to make sure you all understand, I am what is affectionally referred to as a "duffer." That means a beginner and not good. We had attended a Boy Scout Charity/Auction where we bid on and won four tickets to play at ASU KARSTEN. We did good! We had heard it was a challenging course with lots of hills and sand traps, slopes and narrow fairways. My husband, who has been playing for many, many years told me

Mesa, Arizona - Consumers Accessing Crime Statistics via the Web! - 03/09/08 09:48 PM
As of about four months ago, Mesa introduced a website that tracks crime patterns for the Mesa police and for its residents. A visitor can actually select a portion of Mesa and view and overlap maps dotted with crimes. This website is comprehensive in that it allows the viewer to find areas and neighborhoods where criminals are known to be. The website -- www.cityofmesa.org/police/COMP-STAT/statistics.aspx -- or type in www.cityofmesa.org/policeto access the homepage. On the right side, you will see the "COMPSTAT/Police Crime Statistics" link under the "hotlinks" header. The public can click on crimes such as robberies, rapes, aggravated assaults, view markers

Phoenix Valley Real Estate Market - January 2007-March 7, 2007 - Stats - 03/08/08 11:10 PM
I wanted to check out the comparisons from this year to last year during the same period. I'm liking how the graphs show so clearly what is happening with the market. So, I created another graph - similar to the one I submitted for Phoenix, Arizona from January 1, 2007 - solds, to March 7, 2007. You will see by comparing notes that we have almost the same inventory but less sold. I'll put them both on this post so you can see the difference. First, the Phoenix stats from January 1, 2008 to March 7, 2008:

Mesa, Arizona Real Estate Stats as of March 8, 2008! - 03/08/08 07:15 PM
I'm trying out my new found graph talents and providing information to consumers about the Phoenix Valley real market. One large area is the Mesa, Arizona market. I am including all listings - townhomes, apartment homes, and family homes in this survey of available listings. I am including Sold as of January 1, 2008, Active, Pending and Active with Contingency as of today, March 8, 2008. I have been noticing that more and more homes are pending! I will do an analysis of our market - now - compared to that of this same time last year. As I prepare these stats periodically,

Creating a Graph - Just Go to Google and Type in CREATE A GRAPH!!! - 03/07/08 05:59 PM
Several of our Active Rainers have shared how to do a simple graph. Going to google and typing in "create a graph" took me to several options and I selected the Kids Zone how to. Pretty simple, actually. I opted for the pie chart, but may get more creative down the road. I'll bet some of you know how to do this stuff. Rather than just showing numbers, I wanted to draw a picture to show how our real estate market is doing as of today, March 7, 2008!!! I've included everything "sold" since January 1, 2008 and everything currently pending and everything

A Desktop Tool Must Have for the Real Estate Professional or any Home Business!!! The ScanSnap!! - 03/06/08 12:17 PM
A year ago, I shared on the Rain one thing I had learned in one of my CRS classes. I ordered it, and I am here to tell you: it is worth every cent!!! I've listed some of the information below, but speaking as a user - it is absolutely awesome. I use it regularly to scan in receipts and place them in a computer file, scan and email documents to clients, and scan in rental applications for tenants. All I have to do is go to the file, email it to the prospective tenant, and voila, it's on it's way. No ink, no mess,
