I track how many active listings we have on a regular basis. Recently, I've noticed that our inventory has dropped BELOW the 50,000 active listings mark, and more homes are selling. SO, I decided to bring my readers up to date with two graphs. One for the Active, Sold and New Listings and Inventory as of March 1, 2009. That is shown in the first graph below:

Those of us living in the Phoenix Valley, are well aware of the fissures running throughout various parts of our valley. The Arizona Geological Society has just completed updated maps from April showing new fissures in Queen Creek in Maricopa and Pinal County. I've included a link "here" for access to the new map. Queen Creek is located in the southeast valley and straddles both county lines.

I toured a beautiful, brand new community yesterday in Queen Creek, Arizona. Queen Creek is very rural and located approximately 50 miles south and east of downtown Phoenix and about 10 miles south and east of Mesa, Arizona.
This community is unlike any other in our area, thus the reason for my visit. A beautiful 18-hole "grassed" golf course with numerous lakes, mountain views, and wide open spaces. I am the mother of a son and a daughter who loved offroad sports! As they were growing up, we would load up our bikes (yes, it's true), and off we would go to the desert to ride our offroad toys. We had bikes, ATC's, go-cart type toys, and tents. My children would have so much fun even if it was just the family. As evidenced by our current active listings, and less than half of the homes selling compared to last year, some of the areas suffering the most is Queen Creek and/or Pinal County. The further you are from the freeways, the longer it will take to sell your home. Many sellers are getting more realistic about their prices realizing that they "must" list their homes for much less than even a year ago. That said, homes are selling in areas like Mesa and East Mesa and areas closer in to Phoenix.
