realtors: REALTORS!!! What Exactly About Procuring Cause Do You Not Understand? DO you understand? - 12/19/09 10:18 AM
What exactly about Procuring Cause Do you Not Understand?
Realtors, this is something about which each and everyone of us needs to know inside and out. It is my hope that by posting this blog and providing the requisite information on just what it means to have "procuring cause," that no more will agents unwittingly go into a home with a buyer that has: ***been working with a Realtor on a regular basis, the Realtor providing information on the property you are showing him/or her, as well as maintaining an unbroken and continual relationship with that buyer with either email or in … (21 comments)

realtors: Phoenix, Arizona Valley - Buyers and Sellers! Do you Listen to the Advice of Your Realtor? - 03/24/09 04:08 PM
Sometimes I feel as if my buyers and/or sellers do not “hear” me. Okay, most of the time I feel that way! They hire me to do a job, but - after speaking with their friends, with neighbors, with, who knows? they suddenly are experts at “my” job.
In today’s Phoenix, Arizona market – now, especially – sellers and buyers MUST pay attention to the advice and counsel offered by their Realtors. The Realtor, after all, is the one that has the education, the knowledge of the market, and the wherewith all to give that counsel and advice. “They” are the … (19 comments)

realtors: Mesa, Arizona and the Phoenix, Valley - House Swapping? Is it a Good Idea? Or Not? - 01/12/09 01:14 PM
A few months back, I posted a blog about a house swap that my client and another seller/buyer had consummated here in Mesa, Arizona. It was a wonderful experience. There were no problems, and the other agent and I worked seamlessly with one another. As in many instances, my client was looking for a larger home, and the other a smaller home. They loved each other's homes, financed through their own lenders, and closed on time.
Last night I heard on the news that many homeowners are swapping homes, that it's the new rage! Could it be they are swapping homes … (14 comments)

realtors: Another cool tool!! Cover for Treo 650, 700 or 750! Used Pay Pal! - 06/15/07 11:10 AM
I have been using Pay Pal for quite some time, and find it very useful when I'm purchasing online. Thus far it's been a relatively easy way to buy, buy, buy!!
At my last CRS class, one of the other Realtors also had a TREO 650, but with a Pink cover. Wow, it slipped on like a glove, you could see the screen, and it only cost her about $10 and change. Since I have a bulky cover, and my phone frequently slips out, I decided to purchase me one. So, I went to http://www.ebay.com/ searched, and voila' found this pink cover … (12 comments)

realtors: AR is awesome!!! Just "check out" the new HTML button! - 05/15/07 09:46 AM
I just have to rave about all of the posts I read on AR. I absolutely recommend this venue to anyone (not in Mesa, AZ) of course :-)  I'm starting to invite others so they can benefit from the plethora of information on this fabulous sharing site. I personally want to thank each of you who I have added to my subscriber list and my "bookmark" section. Your wealth of information is like a CRS course online. We have so many talented, and tech-savvy Realtors that I'm amazed how anyone has time to sell real estate. I want to do it … (2 comments)

realtors: Colorful Walls Update - 05/14/07 05:17 AM
Thank you so much to those of you who viewed and critiqued the colorful walls on my listing located on my www.RealEstateShows.com virtual tour.  See the post and responses at: http://activerain.com/blogsview/97336/Opinions-Requested-on-Colorful.
Some of you suggested that I host a tour with other Realtors and get their comments. Guess what? I DID - on AR!! What better way to get feedback than from all of the professionals on this venue?
Okay, now on with my update:  I copied and pasted into an email to my seller (who is out of town for a few weeks) nine of the posts, verbatim. I told her that I belong … (2 comments)

realtors: Just a small post this time - I promise! Does anyone other than me find AR addictive? - 05/12/07 12:35 PM
What is THAT all about? There are soooooo many interesting blogs and such a varied array of topics and comments that I have to literally stop myself from going to AR. I stayed pretty much away for six or eight months but now......hmmmmm. Is there an AR anonymous? This is such a great venue.
So while I'm here, I have to share for a moment here - again. I just took a listing, took my photos of the home, staged it a bit myself since it was empty except for a red sofa and a large table/chairs in the kitchen (sorry … (19 comments)

realtors: Some more of what I do to win over Sellers! - 05/11/07 10:25 AM
Okay, I am getting the hang of AR, and hopefully my link will work. Just yesterday I shared some ideas for keeping in touch with your "to be" clients and former clients. You can read that entry at:  http://activerain.com/blogsview/95708/Do-you-keep-in.
Some of the other wonderful things I do that "wow" my sellers are virtual tours. I use www.RealEstateShows.com.  As soon as I figure out how, I'll post a few of them on AR so you that haven't used the product will see how it can work. It's reasonably priced, easy to use, has all kinds of bells and whistles, and the Sellers … (5 comments)

realtors: Do you keep in touch with your customers? How do you do that? I'll tell you some of my ideas! - 05/10/07 08:57 AM
When someone emails me or calls me, I immediately put them on my mailing list. Now "I" don't innundate them every day or even every week except to perhaps follow up once; however, I do place them into my email newsleter by www.RealtyTimes.com.  I personalize my newsletter by writing an aritcle specific to our market or to sellers or buyers, but I keep myself in front of them every month. Some clients have turned into buying/selling clients 6 months, 1 year, 2 year's later. One client to whom I had sold a home couldn't find my telephone number because he lives … (24 comments)

realtors: Continuing Education! How valuable? CRS? ePRO? GRI? ABR? Broker's? - 05/10/07 04:45 AM
How valuable do other Realtors find continuing education? I, for one, LOVE the education that these designations/certifications offer.  Let me share a quick personal story:
Though I had achieved the CRS designation and taken the 204 class previously, last year when it was offered in our area with a different instructor, I decided to take the class a second time - the teacher was Chris Bird. I LEARNED so much!!! I was actually able to save $$$ on my tax return because of what I learned in his class. My CPA had already prepared my taxes, but I called him, told … (5 comments)
