I bought a house in Temecula CA, what do I need for taxes? - 01/31/11 12:12 AM
Now that tax time is creeping up on us, here is a little something you may want to keep in mind. When you closed your purchase, you among other things, received and signed a HUD1 final settlement statement. Did you keep a copy handy? I can understand, there are a few things we don't always like to do, one of those is big piles of paperwork... So we file it. Well, when you meet with your CPA or anyone else who is doing your taxes, make sure to mention that you purchased a home. Then wait for them to ask you for the (4 comments)
What home for sale in the Redhawk neighborhood in Temecula CA do I want to buy? - 01/30/11 07:27 PM
Yesterday I received a phone call, this is a new client of mine, and he found me online. Initially asked if I can help, him and his wife find a suitable home, I said I would be happy to. My next question took him a little thinking, and while this is not unusual, it is also something you may want to give some thought before you just head out looking for a Redhawk home for sale in Temecula CA. What DO you want in a home? A roof? Sure - what about a garage? Yes - does it need to have (0 comments)
How low can I bid on this house in Temecula CA? - 01/30/11 07:01 PM
So, another question that I have received more than once in the past year, pertains to the price to offer on a property. Here in the greater Temecula Valley CA, there are a few factors that will help you to determine price. First of all, let's look at comparable sales, you should always do this when considering making an offer. That way, you know if your price is in line with the market value. Don't just assume the asking price is right, more often than not, it isn't. Second, let's look at the market conditions, again, when looking at comparables, we (0 comments)
I'm buying a home in Temecula, what inspector? - 01/30/11 06:52 PM
This is a reply to a email question I frequently receive from my clients, and even from non-clients. When buying a home in the greater Temecula Valley, you will find yourself looking for a home inspector sooner or later. Due to liability, we are not in the position to recommend one inspector, but I can give you a handful of names to call. Here are a few home inspectors for you to pick from, so, make your calls and see which one you like. Basic Video How To - 01/27/11 11:02 AM
Todays' quick post is a short lesson plan... I am teaching the class on how to shoot a video, and someone may just find these notes useful.
First - decide the purpose of the video, is it a home preview, and agent intro, client testimonial, or something entirely different? Most place will have you work on some sequencing, and we will get to that - first - lets make sure you have the equipment needed... A camera of some sort will come in handy - don't worry about what it is to start, just getting the film rolling is the (4 comments)

What your Temecula lender does NOT want you know about loan modifications... - 01/20/11 03:08 PM
Ok, so you know they are talking loan modifications all day long - and as you know - there are a few questions. For one, is it a good idea? Well, that depends, if we are talking about a principal reduction - I would say yes, reduce what you owe to something close to market value... However, most loan mods come in the form of a rate reduction, some even temporary... Soo, how does that math work, especially if you are not late yet? Watch the video as I go over a simple math piece for you, and be ready to (0 comments)

So, let's play the devils advocate and pretend you are about to get a lower interest rate loan mod... If you want more on this math, call or email me, I am more than happy to share.

QR Codes for real estate - HOW to track scans, and change targets - 01/19/11 11:41 AM
Good Morning AR, as you know, I looked a little at this yesterday, and I have been working on it quite a bit with the office move and all. Now that I have a reasonable solution, I want to take the time and share. There has been a number of great posts recently on how to iplement the QR codes in your business, but I am sure many of you will agree, that lacking, has been any form of tracking what happens with those codes once you put them out there. What if, you could create a code where you can (16 comments)

QR Codes - reuse the code with different URL's... Now you can print it and change it - 01/18/11 05:31 PM
So lately there has been a little talk about how to use the QR codes for your real estate business. One of the problems I always have with new technologies is figuring out a way to track it. Imagine if you could tell when someone looks at your business card... Yeah, that would be neat eh? So, the solution from a implementation point of view, is going to use a redirect online... Essentially, we send the user to that location, which immidiately redirects to the end location, since the intial page is the same, the redirect can be changed at will. (5 comments)
Here is the thing, these neighborhoods are all over, there are a few here in French Valley, some that are being developed, and then there are some like this one, that is, well, sitting here. Hunter's Ridge in Murrita CA, is (was) being built by Lennar, and once they got the models up, they sold them, and shut it down. It is still sitting there, with a couple fo developement signs out front, and a little work going on here and there, but not much actually happening. Check out map here, this is the site plan, and it is all (0 comments)
Investment opportunity - I think - maybe a flip from hell? - 01/14/11 01:48 PM
Good morning friends. Yesterday I took it upon myself to go have a look at a house you might be interested in, keep in mind, a lot of you are looking for a good flip property, but don't always want the hassle of a trustee sale. So, here is a property that needs a little TLC as we would say. I won't let you don't, we are talking carpet, windows, a kitchen (there is a stove), and as you can imagine, a little trim work too... Well, be your own judge, tell me what you think.
Concord Estates, French Valley Temecula, home for sale preview - 01/13/11 12:26 PM

Real Estate TV Shows make me barf! - 01/13/11 11:34 AM
Am I alone here or what? Straight up, my wife likes to watch the buyers show where they look at three houses... I'm not even going to try to remember what it is called. I watch these shows and I just about loose my cookies with some of the things these agents do, then I read about them travelling there from somewhere else, bumming offices and all kinds of good stuff. Nevermind the fact that they are not showing the process of selecting a house, but rather some other houses after the fact. Oh well, I guess I have high expetations (9 comments)

End of year - Murrieta Market Trend, Murrieta CA - 01/06/11 11:43 AM
We all wonder how the market is doing, so lets take a look - now that we have the final numbers from last year in. In the Temecula area Nov had 177 closings (A pretty standard month), split almost equally between standard, short and bank owned sales. All in all, not too bad. Then the expectation for many, would be for the market to really slow over the holidays - makes sense - right? Think again, in December of 2010, Murrieta CA saw some 235 closings (homes sold), the standard sales are dropping a bit with 30%, 26% to short sales (4 comments)

Greer Ranch Murrieta CA, homes for sale - 01/03/11 10:23 AM
A new year is here - so it is interesting to look back and see what happened last year... At the end of Dec, Greer Ranch had 5 new active homes for a grand total of 14 active listings, 2 pending and 2 sold to hfamilies who (I'm assuming here) had a wonderful Christmas in their new home. In the same time period, 4 listings expired and one listing was cancelled. Expiring means the listing dates the seller agreed to, has been met, and typically, the property might still be for sale, but so far, it has not been sold. This would (0 comments)
My BIG beef with the Ipad... - 01/03/11 12:21 AM
Ok, you know I'm a geek... QR codes, MS TAGS on signs, you name it - I was even once a sofware engineer... However, one thing you will not see in my bag is - drum roll please - a Ipad... Or any other current tablet for that matter. I can see where this woudl be an awesome tool - IF - I could sign contracts... yeah, I know there are work arounds out there, but I would like something really solid before I go plunk down money for this thing. The business plan and technology in 2011 - think like a corporation! - 01/02/11 11:43 PM
Ok - so I know this is the post de jour for the moment, but I think there are some interesting things that are being left out. I was reading Joshua Harley's excellent post about goal setting and he makes some very valid points that many "goals" fail to recognize. You should read it. My point is that we see lots of plan that are goal oriented; "I am going to make $200k next year" - that is wonderful... HOW? So, the "how" leads to the action driven plan, if I get $20k average commissions, I need to sell 10 properties - (6 comments)
