Hello, and welcome to the new year. Here is a little something about the market. 
In Morgan Hill, Temecula CA, only 2 properties were sold in early January. Average price was $337, with 68 days on the market, and both were short sales. 
Both properties came in around 3000 square feet and had 4 bedrooms. 
 
Currently there are 25 active properties on the market in Morgan Hill, Temecula CA. About 8 of those are new construction advertised, and not ready to move in. Many are short sales and about 5 are bank owned.

As a buyer in Temecula CA, there are some things you need to be aware of...
First off, get pre-approved, you need to have a budget.
Second, do some homework... make a list of the features you absolutely need, like number of bedrooms, etc...
Third, oh yeah, hire a good Realtor to represent you!

Ok, this sounds silly, why would iI want to blog from my phone. First off, Lauren in OC complained that she could not do it from her iPhone, iI have not had much luck, but there is a way...
 
Just so you know, I did try to copy and paste, but to no avail.
 
I ended  up tapping the tect field twice, then hold down the menu button, keep holding and the keyboard pops up. 
Typing is not easy, swype is not working and editing is hard.
But this post  was tapped in on my phone.

Ok, so you know they are talking loan modifications all day long - and as you know - there are a few questions. 
For one, is it a good idea? Well, that depends, if we are talking about a principal reduction - I would say yes, reduce what you owe to something close to market value... 
However, most loan mods come in the form of a rate reduction, some even temporary... Soo, how does that math work, especially if you are not late yet?

If you are anything like me, you have heard a couple of rumors about little things, like Loan Modification, Short sale, etc. Even if you are not late on your mortgage payments, you can do these things with a reasonable hardship... So, let's play the devils advocate and pretend you are about to get a lower interest rate loan mod...

Hi, as you know, I make my way around, and this time, I found something interesting in Morgan Hill. Asides from the two communities currently bveing built up there, it looks like something else is rumbling. This time, Morgan Hill is seing new construction by Standard Pacific homes. They are forming in this video, which means they are about two pour the foundation, ergo, I am going to say that sometime mid to late March, you will have a grand opening in Morgan Hill Temecula, new construction by Standard Pacific.... QR Codes - reuse the code with different URL's... Now you can print it and change it - 01/18/11 05:31 PM
So lately there has been a little talk about how to use the QR codes for your real estate business.
One of the problems I always have with new technologies is figuring out a way to track it. Imagine if you could tell when someone looks at your business card... Yeah, that would be neat eh?
So, the solution from a implementation point of view, is going to use a redirect online... Essentially, we send the user to that location, which immidiately redirects to the end location, since the intial page is the same, the redirect can be changed at will.

Hunters Ridge, Murrieta CA, will Lennar build more? - 01/14/11 02:25 PM

Here is the thing, these neighborhoods are all over, there are a few here in French Valley, some that are being developed, and then there are some like this one, that is, well, sitting here. 
Hunter's Ridge in Murrita CA, is (was) being built by Lennar, and once they got the models up, they sold them, and shut it down. It is still sitting there, with a couple fo developement signs out front, and a little work going on here and there, but not much actually happening.

Yesterday I took it upon myself to go have a look at a house you might be interested in, keep in mind, a lot of you are looking for a good flip property, but don't always want the hassle of a trustee sale.

Concord Estates, French Valley Temecula, home for sale preview - 01/13/11 12:26 PM
I'm at it again, the other day when I was in Concord Estates, I did come across a really nice home, see the video preview below. This is a single story, missing appliances, but that happens in our market. Although this house needs a cleaning and a new stove, it is not a bad home, and for Concord estates in Frenc Valley Temecula, this is not a bad deal at $230k. Here we go again, as I read the paper and see the dysmal outlook for this year and the next 50 or so... I keep wondering, why builders are opening new comunities. With the economy as ad as it is, they could not possibly expect to actually sell homes???

Am I alone here or what? 
Straight up, my wife likes to watch the buyers show where they look at three houses... I'm not even going to try to remember what it is called. 
I watch these shows and I just about loose my cookies with some of the things these agents do, then I read about them travelling there from somewhere else, bumming offices and all kinds of good stuff. 
Nevermind the fact that they are not showing the process of selecting a house, but rather some other houses after the fact.

There are bank owned homes, and then there are bank owned homes in La Cresta Murrieta CA. If you know anything about La Cresta, it would be that this is an upscale neighborhood, and that even shows in the bank owned listings. 
In this case, I am looking at a property that is in great condition, almost brand new and with a good deal of upgrades... Oh, and a view that you can't disregard.

We all wonder how the market is doing, so lets take a look - now that we have the final numbers from last year in.
In the Temecula area Nov had 177 closings (A pretty standard month), split almost equally between standard, short and bank owned sales. All in all, not too bad. Then the expectation for many, would be for the market to really slow over the holidays - makes sense - right? Think again, in December of 2010, Murrieta CA saw some 235 closings (homes sold), the standard sales are dropping a bit with 30%, 26% to short sales … (4 comments)

In the Temecula area Nov had 151 closings, split almost equally between standard, short and bank owned sales. All in all, not too bad. 
Then the expectation for many, would be for the market to really slow over the holidays - makes sense - right? 
Think again, in December of 2010, Temecula CA saw some 176 closings (homes sold), the standard sales are now leading with 40%, 31% to short sales and only 26% to bank … (0 comments)

Yes, that would be the one generated with a video preview... Anywho... As I am sitting here, watching thei minutes go by, I realized that there is no real idea shop for the QR codes. So I am making a thread here, the thought is to post your ideas for use. 
To sum up what we are doing on our team:
Signs have a code that takes you to the Virtual tour for the property (using MS TAG so we can better track the number of scans).

Greer Ranch Murrieta CA, homes for sale - 01/03/11 10:23 AM
A new year is here - so it is interesting to look back and see what happened last year... 
At the end of Dec, Greer Ranch had 5 new active homes for a grand total of 14 active listings, 2 pending and 2 sold to hfamilies who (I'm assuming here) had a wonderful Christmas in their new home. In the same time period, 4 listings expired and one listing was cancelled. 
Expiring means the listing dates the seller agreed to, has been met, and typically, the property might still be for sale, but so far, it has not been sold. This would … (0 comments)

Ok, you know I'm a geek... QR codes, MS TAGS on signs, you name it - I was even once a sofware engineer... 
However, one thing you will not see in my bag is - drum roll please - a Ipad... Or any other current tablet for that matter. 
I can see where this woudl be an awesome tool - IF - I could sign contracts... yeah, I know there are work arounds out there, but I would like something really solid before I go plunk down money for this thing.

Ok - so I know this is the post de jour for the moment, but I think there are some interesting things that are being left out. 
I was reading Joshua Harley's excellent post about goal setting and he makes some very valid points that many "goals" fail to recognize. You should read it. 
My point is that we see lots of plan that are goal oriented; "I am going to make $200k next year" - that is wonderful... HOW?
